I really enjoy learning definitions of words. For example, I remember sitting in my youth group years ago and hearing our teacher say that sin, in its fundamental definition, means missing the mark. In other words, sin diverts us from where God wants us to be. Our elementary school children need to understand this and realize that everyone “misses the mark” and sins sometimes. That’s what Romans 3:23 says. Why is my diet not working?

In 1990 I decided to become a vegetarian. Well, Pescetarian to be exact: I continued to eat some fish and shellfish. My reasons were mainly because I felt more and more uncomfortable cooking and eating meat and I didn’t like the idea of ​​killing animals. I had also become very active in the new age movement at the time and the environmental cost of meat production just didn’t make sense. It wasn’t long before even the thought of eating meat became distasteful to me, and since then I’ve never been tempted to eat meat.

However, I began to put on weight and have continued to struggle with my weight for 25 years. When I changed sex and started taking hormone replacement therapy it got worse. I’ve tried the Weight Watchers diet, the lemon diet, the grapefruit diet, the 5:2 diet, the Mediterranean diet. the Beverly Hills Diet, the Cabbage Soup Diet, the Ayurvedic Diet, the Atkins Diet (really challenging if you are a vegetarian), the Paul McKenna Diet, the Think Thin Diet, and many more that I have now forgotten about.

There are a few books that have contributed to my growing understanding of diet over the last decade. Rose Elliot’s Low Carb Vegetarian Diet is great, although you must enjoy eggs and tofu to follow that diet in the first 14 days. That being said, she is one of the foremost experts on vegetarian food and her explanations of the basis of the diet have really helped me better understand the principles of the safe and lean diet that worked.

Chris Woollams The Rainbow Diet is primarily about how to beat cancer by eating healthier with a version of the Mediterranean Diet. But if you can beat cancer by changing your diet, it’s the same process and diet to beat heart problems and diabetes and put you on the road to Perfect Health. The book has really helped me understand how nutrition and the body works and what our diet can do to make it work poorly or work better. Why my doctor hasn’t read this book, I don’t know.

Finally, a book I found over 20 years ago that is now out of print but available secondhand is The Food Addicts Diet by Tish Hayton. In helping her son overcome a major problem with allergies to many foods, Tish came to the conclusion that many of us suffer from food addiction and the foods we are addicted to are wheat, potato, milk and the sugar. When I first read it I didn’t want to believe it even though I knew it made sense. These four foods are the foundation of all prepared foods. Between them they account for around 80% of everything we eat.

Putting everything I’ve read from these and many other books together, I’m beginning to understand why a diet worked and why I put the weight back on. I am beginning to understand how to simplify my diet so that I can lose weight and keep it off. I haven’t managed to do it yet, but what I am doing is recording all my progress and I will write more articles about my journey towards achieving perfect health.

My problem has been an addiction to foods that encourage my body to store fat. They are the reason diets fail because as soon as we go off a diet we inevitably go back to foods that encourage us to store fat.

The food industry knows this too, but profits so much from this food addiction that it’s not even prepared to try to tackle the problem. Instead, we have been scammed and lied to for decades. They have convinced us that the villain is Gordo. So we’re all obsessed with low-fat foods and diet drinks loaded with sugar substitutes like aspartame.

Our bodies need glucose for energy that comes from carbohydrates – any excess carbohydrates are converted to fat as a reserve for times when we don’t have enough. In the past, this was quite common, but now we in the west just aren’t that hungry.

No matter how much you cut back on food, if you give your body more carbohydrates than it needs, it will store the excess and not burn fat. The only way to get your body to burn fat is to deprive it of carbohydrates. Cut out grains, sugar, and even starchy vegetables.

I’ve been eating a healthy diet of fruits and vegetables for years thinking it would help me lose weight, but it doesn’t. Many fruits and vegetables are high in carbohydrates.

So the first step to losing weight and keeping it off is to face the number one villain, SUGAR, wherever it comes from. Sugar, honey, fruit, corn syrup, maple syrup, etc. Sugar is sugar, it breaks down quickly into glucose. So my first tip for tackling weight gain and making a permanent change in your diet is to lose your sweet tooth.

First of all, if you have the opportunity to buy a kennel and the numbers make sense, DO IT! Unfortunately, the last part of that statement about the numbers making sense may be the hard part as many sellers have overpriced their kennels. At the end of the day, a kennel is worth the income it generates. Expensive land is great, and a beautiful building is great, but if the kennel doesn’t have the potential to generate good income, it’s a bad deal.

I have seen great kennel facilities open in poor places that lack the demographics to support a kennel. And, the seller wants to recoup their cost by putting together an A+ installation. Submit your offer based on projected income. You can give a small allowance for a good installation. But it all comes down to income, income, income!

I have also seen people with kennels on expensive land where surrounding properties are selling for a premium. Many times, they will determine the value of your business on the value of the land + the value of the business. This is completely irrational. For example, if the highest and best use of that land is for residential development, then the kennel should be demolished and houses built on that land. However, if the highest and best use of the land is for the operation of a kennel, then the land will NOT be used for residential development and the price should NOT reflect the value of the residential land in the area. Also, if land is expensive in the area, the cost of living should be higher and the kennel income should reflect those higher housing rates. So once again, calculating value based on income should be the overriding issue in determining value.

Shadow inventory: what it is and how to find it

Many investors have been asking me about shadow inventory, how much is available and how to get their hands on it. Shadow inventory generally refers to housing supply that has not yet hit the market, but is “hiding” in the background. In Real Estate it refers to foreclosures (REO or bank owned) or those close to the process.

Banks and mortgage servicing companies typically hold properties that have not seen a mortgage payment for 90 days, and in some cases even 2-3 years.

Why do they last so long?

Banks hold up as it allows them to release their inventory over time to keep their books in check and also to provide that easy liquidation to stimulate the real estate economy when needed. Banks will now get more money for those newly released properties then let’s say 2 years ago due to the steady rise in home prices and low inventory levels. If they plan to launch all at once, it would flood the market with “distressed properties” and drive down property values.

How much “Shadow Inventory” is still out there?

Foreclosures have been on a steady decline since 2013 with the highest shadow inventory at that time at 2.2 million. According to the National Association of Realtors, there’s still about 4 years left on the books and we may be seeing more soon.

More “shadow inventory”? Why? (HAMP) Affordable Housing Modification Program

In 2017 and beyond, many homeowners may find it difficult to make their mortgage payments due to “resets” with HAMP, pushing them into foreclosure. The government’s Affordable Home Modification Program provided temporary relief to borrowers during the housing crisis. These reliefs ended after five years and payments will now be “restored,” causing loan payment increases for nearly 900,000 homeowners. Some of them may find it difficult to keep up with payments in our current economy.

Where do investors find “Shadow Inventory”?

Forget about calling the loss mitigation department or asking the teller at your Big Bank. They won’t be able to help you. There’s a new type of hidden inventory on the market these days and I’m not talking about the REO type. Many successful agents have their own shadow inventory. If you have been in business for a long period and have built up a clientele, these clients usually contact you long before the property goes on the market. You brief them on the steps necessary to get the house ready for showing, which usually means doing repairs like painting, carpeting, landscaping, staging, etc. Therefore, there is a period of time before the property actually hits the market creating a different type of shadow inventory. Contacting your favorite real estate agent about this type of inventory can definitely increase your chances of finding your dream home.
