Taking your time and attendance to the cloud: paperless work management

As technology advances, how are you leveraging it to address the complex and changing needs of your business? It’s no secret that it’s easier – and “greener” – to do business with less paper, but the true value of digitization goes far beyond the simple consumption of paper and ink. A cloud-based workforce management approach can bring more value to your business than you think.

Old habits are often slow to die, but there’s no denying that paper-based organizations are often seen as backward and outdated. Manual time and attendance processing is inefficient, costly and time consuming. Fortunately, the advent of cloud computing means that flexible and simplified solutions are now within reach of most businesses.

Here are some benefits you can get by moving to a paperless labor management system:

1. Compliance and Accuracy – Helps you easily capture time and attendance data for accurate payroll processing and labor law compliance. You can eliminate error-prone manual calculations while maintaining the flexibility to meet the needs of your employees.

2. Workflow Automation – Streamline time-sensitive tasks like license requests and approvals. Increase efficiency by ensuring staff members are quickly notified when actions are needed. Boarding sequences can be scheduled automatically, scheduling and forecasting require fewer resources. Files are easier to access from workstations, making it easier to retain and retrieve records.

3. Increased self-sufficiency: Employees, managers, and HR staff benefit from paperless transactions. Self-service workflows give employees and managers access to the information they need to make informed decisions, while status inquiries and paper requests become a thing of the past. Employees gain access to scheduling, time balances, and PTO requests, freeing up time for supervisors and human resources staff.

4. Integrated Solutions: Gain insight into operations and enable more focused business analysis. Gain scheduling efficiencies based on workforce requirements. Measure actual hours against projections. You also gain insight into workforce productivity trends, enabling you to make smart decisions based on real-time insights, taking advantage of rich data collection opportunities.

5. Field Data Access – Increase productivity and ensure information is up-to-date regardless of workforce location. Cloud-based workforce management supports you wherever you are and is accessible across all types of devices, providing true responsiveness. Time reports provide critical information on employee payroll, scheduling, and historical trends.

6. Disaster recovery: In the face of disasters like fire or flood, know that critical documents are accessible and protected.

Finally, if your company believes it is important for the environment to reduce paper consumption and adopt a greener approach, going digital will not only reduce costs and improve productivity, but switching to cloud-based labor management can help. your company to do more with less, leaving a smaller environmental footprint.

Motorcycle Clubs 101 – How to Create a Motorcycle Club Bylaws Part I

Bylaws create the solid foundation that will hold your motorcycle club together. Written carefully and strictly followed, they will ensure that your club survives the many challenges it will face over the years and decades. If you look around forty years from now and your motorcycle club is still in existence, it is likely that the constitution you create today is largely responsible for the success of your club.

When you create your bylaws, you must keep in mind that this document will be the great equalizer of the club that will be the law from which no member of the club can go out of rank, ignore or go against. There must be great consideration and thought put into the creation of this document. Once written, the statutes will be the roadmap that will guide its members.

This series of articles will show you what your club constitution should contain and give you basic instructions on how to write it:

· Bylaws should begin with a date of creation/amendment highlighted at the top. This date will let all members know they have the most up-to-date version at a quick glance.

· There should be a table of contents to allow members to quickly search and access the desired sections.

Article 1 must stipulate the date of creation of the motorcycle club. Together with the date of birth of the club, it will indicate what the name will be forever. You must provide physical address and website URL, Facebook page URL, email, phone number, and other contact information.

Section II

Section 1 The Club:

Section 1 of Article II should explain what the physical composition of the club should be. It will establish how many members a club contains (or an unlimited number of members) and which will be the male and female members (ie ownership versus members). It will designate what percentage of the membership must own motorcycles (in Georgia this is 80% of the club members) and how long the membership will last (ie until the member dissolves it or violates the constitution).

Section 2 Membership:

Section 2 of Article II generally sets forth what is required to be a member of your motorcycle club. You must establish the requirements for regular or prospective (trial) membership. It will state the minimum age of a member and what qualifications the member must have on their driver’s license before they can join. It will stipulate how a prospective (remaining) member will be designated as a Prospect and how the Prospect will become a regular member. The minimum age required to be a member will also be indicated.

Section 2a: Potential Membership:

Section 2a of Article II will detail the conduct of a Prospect during the prospecting period. It will specify the duties of the prospect’s sponsor and the duties of the prospect. It will list all the requirements of a Prospect and specifically state what cannot be asked of a Prospect and what regular members cannot do to a Prospect.

Section 3a: Auxiliary Membership

Section 3a of Article II will discuss auxiliary membership or duties of club property. It will state how old auxiliary members must be and discuss the nature of their association with the club and what it will take for them to earn their colors.

Section 4: Getting Started

Section 4 of Article II will indicate what is required during the initiation of a new member by the club.

Section 4a: Inactive Members

Section 4a of Article II will specify how inactive members will be treated and what will be considered a period of inactivity. It will detail how the MC will grant members a leave of absence, an emergency leave, or relieve a member’s service responsibilities for special circumstances. The duration of the vacation periods that can be granted will also be indicated.

Section 4b: Continuous Term

Section 4b of Article II will specify what is required for a member to be in good standing with the MC. Generally, if a member is up to date with membership expiration, fulfills membership duties, and has completed a specified membership period; they could be considered in “Good Standing”, for example.

Section 5: Discrimination

Section 5 of Article II shall contain the motorcycle club anti-discrimination clause, if so desired.

This article has been an examination of the general themes contained in Articles I and II of the well-written statutes of motorcycle clubs. Join me in my next article as we delve into how to write motorcycle club bylaws.

Resume Writing – 12 Tips

A resume is like a short story that grabs the reader and keeps them interested. This article features 12 surefire tips that have benefited hundreds (college students, clients, colleagues, family, and friends) regardless of field or career level. They will surely help you too.

12 tips

· (Tip – 1) Prepare a short profile

Start strong with a short profile, not a goal. Listing a target is a thing of the past. What should your profile contain? Two or three short, concise sentences summarizing your experience, skills, and personality traits. Regarding the latter, avoid writing a laundry list.

So what three words best describe you? Your dominant personality traits come to the fore in your professional and personal life. In other words, wherever you go, you are there.

· (Tip – 2) Don’t sound like your job description.

Don’t turn your resume into a document that reads like a boring job description. Instead, discuss accomplishments. How did you make the difference? What skills or unique abilities were used to improve things. Choose one or two achievements from your current position. Please provide a brief summary.

· (Hint – 3) Select the correct format.

All in all, there are two types of resume formats: chronological and functional. While the former starts with his most current position and works backwards, the latter builds the resume around his dominant skills.

· (Tip – 4) Include special training/professional development.

For more than a few years, I advised a friend to include a career development section on her resume. Why? Employers like to see what you’ve been up to since you graduated from college. As a result of working in the corporate arena, he amassed a lot of training. Well, long story short, she made her stand out and receive even better offers.

· (Hint – 5) List education and credentials last.

You are not selling your education; degrees are a dime a dozen. You are promoting your unique skills that help potential employers solve problems. Therefore, list your credentials last, not first.

· (Tip – 6) Determine the proper length.

A recent college graduate, high school student, or someone entering the workforce for the first time won’t have as much to say as someone with more experience.

· (Tip – 7) Skip references.

Create a special file for references. By the way, your references should be people who know you in a professional capacity. And make sure each person has good verbal and written communication skills.

· (Tip – 8) Create a slogan.

Imagine this. You work in human resources as a recruiter. Every day you receive tons of resumes when you open your email; no one stands out because the subject lines say things like Resume or Resume of. Be creative! Use a slogan. When you save the document, use the tagline, not your name.

· (Tip – 9) Always send a cover letter.

The letter should state what you’re applying for, how you can contribute, and most importantly, it should refer the reader to your resume. Cut and paste or copy the letter into the body of your email.

· (Tip – 10) Use the current voltage.

Instead of writing in the past tense, use the present tense. It adds strength and lets a potential employer know that you still have a positive impact.

· (Tip – 11) Be creative.

Why not include a testimonial? Select one or two comments from a performance review.

· (Tip – 12) Develop a resume website.

If you really want to stand out, develop a professional resume website. It’s free and a template is provided. Verify wix.

Horse Loan: What you need to know to get a horse loan

Getting a horse loan can be an attractive option for riding enthusiasts who don’t have the money or time to fully own a horse. However, people should only opt for horse loans after careful deliberation. There are some inherent pros and cons associated with obtaining a horse loan. Those who do not have the financial resources to own a horse outright should consider taking out horse loans. This would give them the flexibility to build the required relationship with the horse without committing to the significant financial outlay that full ownership entails.

However, before any person enters into a legally binding contract, the terms and conditions outlined in the agreement should be carefully considered. The person must ensure that he will be able to make the repayments on time as specified in the agreement.

When you begin the process of obtaining a horse loan, your knowledge of horses is thoroughly tested. This is quite obvious, since the well-being of the horse depends to a large extent on the ability and competence of the horse to take care of it properly. Therefore, one of the main concerns of the actual horse owner is the safety and welfare of the animal. He must also be prepared to face a barrage of inquiries about his expertise and experience in dealing with horses, as well as his knowledge of the animal’s daily training and needs. He must keep the stable in which he intends to house the horse in perfect condition because most institutions that offer horse loans want to see the living conditions of the horse and may want to verify favorable conditions.

Some people have trouble accepting certain terms of the contract with the owner if a horse is going to be slow. You should try to get an agreement for a fixed tenancy with a length that is suitable for both parties. It is also very important that there is an exit strategy in case problems arise with the contract. Generally, it is preferable to set a notice period of one month in case you want to terminate the contract.

You must also reach a general consensus on the permitted use of horses. Many owners may not be willing to give you full permission to ride and train the horse without expert supervision, especially if you are relatively inexperienced. The issue of breeding could also be addressed in the agreement in cases of loan of a stallion.

Finally, before formalizing the contract, check that all the details of the insurance policy have been approved. Visitation rights issues should also be carefully considered. It’s natural for the current owner to visit his home to check on the horse and stable from time to time, but that shouldn’t happen too often. Therefore, it is recommended that viewing terms be established and incorporated into the terms of the contract to avoid unwanted disagreements regarding the duration of horse loans. The horse exchange scheme will be able to function smoothly and amicably only with sensitive and mature behavior from both parties involved.

Today there are many online retailers that include all kinds of horse-related services and equipment in the financing option when buying horses or taking out horse loans. Reputable retailers are involved in multifaceted tasks such as horse sales, horse boarding, sale of different horse equipment, riding lessons, breeding services, horse fencing, etc. In addition to all these normal jobs, many online retailers have also started offering attractive financing options for horse purchases or are providing horse loans directly.

Apart from the saddle, the other essential equipment related to the horse are the reins, blinders and bridles. Various equipment is required for the horse stable, such as feed buckets, horse conditioners and oils, grooming accessories, etc. If after getting the horse you want to buy new riding equipment, these online horse stores will be of great help. Retailers can also provide you with valuable assistance and advice on purchasing the appropriate items for your horse. You should also check with the experts in this field and do some research online.

You can be sure of getting good advice from horse loan lenders as their goal is to provide you with all the information you need to properly care for a horse while also providing you with affordable financing options. The key point here is that there are multiple online resources for financing, which are mostly lenders, that will provide loan financing for the purchase of horses and horse-related equipment.

Health Fitness

Superset workouts using the top secret Escalated Density Training (EDT) technique

How much time do you really have to train? Do you have 5 hours to train a week? 3 hours? 1 hour? 30 minutes? Right now, quantify your total time.

Think carefully about the things you do in your daily life that are not necessarily productive. Some examples may include watching TV, reading emails, etc.

I have often been distracted by an email I may receive from a friend or another author that has held my attention for up to an hour. When I look at the clock on my computer, I realize that I have a dozen things that I have to do, just for my website.

That does not include chores that need to be done around the house. So we all get distracted, but simply limiting the time we watch TV, email, and phone calls can save us a lot of time.

I’ve adapted a few things in the last few months that are helping me save some time for more important things. For example, instead of rushing to the TV to watch my favorite shows every time they’re on, I just watch them online using services like Hulu.com.

This allows me to watch my shows AFTER I’m done with all my work. Simple productivity tips like that can save you a lot of time.

However… this is not a productivity blog.

Well… I guess it is. But instead of teaching you how to do more WORK, I show you how to shorten your workouts while improving your efficiency.

Fitness Productivity Tip: Time-Based Workouts

I have written about time based workouts before. Tabata intervals and other interval schemes are great if you want to maximize your workouts in a short amount of time.

However, one training method that I’ve only briefly mentioned is something known as EDT, or Escalated Density Training. EDT is a method developed by Charles Staley that allows you to get more work done in a shorter period of time.

EDT workouts are where you choose two exercises and alternate between them for a set period of time. That is all. It really is as simple as that. Well… there are some basic rules to follow:

  1. Select two exercises for different muscle groups. For example, don’t do wide-grip push-ups or Hindu push-ups. Instead, do wide-grip pull-ups and push-ups. The chest and back muscles are opposing muscle groups. Another way to group movements is to choose one movement for the upper body and one for the lower body.
  2. The difficulty levels of the two exercises should be similar. If you’re doing mostly bodyweight exercises, choose exercises and reps that make “sense.” For example, if you can do 25 push-ups in a row, but only 1 pull-up, then that’s not a good combination.
  3. Before you create your workout, determine how much time you have to train throughout the week and how many days you want to train. For example, if you are training 4 days a week, for a total of 60 minutes throughout the week, then each workout will be 15 minutes long.
  4. You’re going to need some kind of countdown timer. I have a great countdown tool on my cell phone that makes a loud annoying ringing sound once the time is up. Start your stopwatch, alternate between your two exercises, and keep track of how many rounds you complete within your chosen time frame.
  5. Record the total number of repetitions you performed per workout. The idea is to perform at least one repetition the next time you try the workout.

Advanced Program Design with EDT

Suppose you have more than 60 minutes a week to train. You can easily create longer workouts by adding more exercises to your workout. For example, let’s say you have 45 minutes to train per session. Here is a sample template of what a 45-minute workout might look like using the EDT method:

Superset #1: 15 minutes

  • Exercise 1
  • Exercise 2

rest 5 minutes

Superset #2: 10 minutes

  • Exercise 1
  • Exercise 2

rest 5 minutes

Superset #3: 10 minutes

  • Exercise 1
  • Exercise 2

If you only had 30 minutes to train, simply modify your work and rest periods accordingly.

Additional Tips from Coach Staley

Here are some tips straight from Charles Staley to help you maximize your EDT workouts:

  • “…the numbers don’t lie. And when your numbers go up, so does your metabolism, your strength, and your physical ability.”
  • Athletes tend to think in terms of thermodynamics: “Okay, if I treadmill for 90 minutes, I’ll burn at least 400 calories…and then if I only eat 1,400 calories a day, I should burn at least 2 pounds.” of fat a week!” It’s all about how little you can eat and how to make exercise as painful as possible…reminds me a bit of the way anorexics think. Athletes don’t exercise, they TRAIN “When you go to the gym or the training room to train, your mindset revolves around performance and public relations. You’re trying to improve your performance… you’re trying to improve your technique. And when you think like that, your time in the gym becomes very uplifting and motivating which leads to consistency and results. Bottom line: when you think and act like an ATHLETE, you tend to LOOK like an athlete. And I think THAT is what most people are seeking ultimately”.
  • “…that you are moving…that it hurts does not mean that you are progressing or achieving a result. Now, it is true that getting out of your comfort zone will involve some degree of discomfort, but that discomfort is a SIDE EFFECT of the work you did, it should not be the goal. Because when pain becomes the goal, you lose sight of the REAL goal, which is increased work capacity and new PR.”
  • “Density refers to the work-rest ratio of your training sessions: it’s basically how many reps of an exercise you’re doing within a certain time frame (say, 50 reps in 15 minutes). mistakenly focus exclusively on increasing training intensity, or the amount of weight you can put on the bar.”

Startup Law 101 Series – Tips from a Business Lawyer for Becoming a Founder

Introduction

Why become a founder? What are some of the things you can do to become a successful founder?

Having worked extensively with founders as a startup lawyer in Silicon Valley for many years and building my own business as well, I have some advice to share on these points.

Tips on why you should become a founder

Why become a founder?

1. If you are successful as a founder, you will earn much more than you would as an employee. Obvious, but it bears repeating.

Founders want the big advantage that will come from a successful company. The goal is very difficult to achieve, but the rewards can be great.

2. If you are successful as a founder, you keep more than you earn.

As an employee, you will be hit with ever-increasing taxes on your compensation.

Forget the rich. It’s the average employee who gets soaked. You pay, say, up to a third of what you earn in federal, state, and local income taxes. Add another nearly 10% for payroll taxes. Now suppose that inflation pushes you into higher tax brackets. Then the rates for those sections are raised. So payroll tax rates go up. And the cap on social security was lifted. And new taxes were added to fund future health benefits. You will be left with a smaller and smaller net amount of your salary. Welcome to be the employee of the future.

However, as a founder, your biggest reward by far will not come from salary, but from a liquidity event where you cash in your tokens. At that point, you pay a one-time capital gains tax on much of the financial reward you get from your business. You pay less income tax because the capital gains rate is lower. And you pay no employment taxes at all. With capital gains, you also have some control over time, and this can help minimize what you pay.

Everything comes from the same effort. You sweat for what you earn. You can take your reward as ordinary income or, as a founder, convert a large part of it into much more advantageous capital gains. With success, you not only earn more, but also keep more.

3. Being a founder can be rewarding not only financially but also psychologically.

When you venture out, you have the opportunity to realize a vision for your company and benefit not only yourself but also your co-founders, your investors, your employees, your customers, and the general public. You have the opportunity to see your company grow and prosper. You have the opportunity to see how it has an impact on others forever.

The satisfaction that can come from success is a great intangible reward.

4. Finally, being a founder gives you the independence of being your own boss. You will rise or fall on your own merits. This is a great opportunity and a great challenge. This is the one advantage that most employers will eventually say they value the most.

Tips for becoming a successful founder

What does it take to be successful as a founder? Here are some thoughts.

1. Above all, build from strength.

Be prepared before you venture out. Get a solid education. Work with the best to get great training in your field. Master your craft. Build relationships. Take what you do best and make it better. That is the key to innovation. And this is the best path for most founders.

Or it may be based solely on the strength of exceptional business talent. Or a specialized skill that allows you to work in a team with others who supply what you may lack. Nothing formulaic here. But you need to build on some force form.

This also means that you do No venture based on a naked idea. Try this one from the bubble age: “I’ve been in manufacturing for a year and I know how to revolutionize that field through an idea I have for a website.” I’m sorry, but abstract ideas get you nowhere.

It also means that you do No do something just because you’re tired of something else. Think twice about that romantic little tea shop. That is, unless you know about the tea shop business. Others do, and they will make you pay. Know what you are doing before you get into something.

No one will carry you when you go out alone. So be prepared to build on something you do exceptionally well. That is your main key to success as a founder.

2. Count the cost before you venture out.

You need the right temperament to start your own business. If you crave security and certainty, being a founder is not for you.

Don’t idealize the process either. Business is tough. You will lose the certainty of a regular paycheck. You’ll have bills to pay, whether you’re making money or not. You will face a relentless variety of challenges, from people problems to financial pressures, competitive challenges, legal disputes, enormous psychological pressures and all sorts of other obstacles. When you get through all of this, or at least most of it, you’ll have built “goodwill,” that is, going-concern value for your company. Goodwill is nothing more than the benefits you gain from the blood you have shed. It is a great advantage that makes your business better than others. But you Will blood must be spilled on it. Understand this from the start and be prepared to pay the necessary costs.

It follows, of course, that if you’re not willing to pay the costs, you should stick with the steady job.

3. When you pitch, try to pitch with a multi-talented team.

There is no fixed rule here. However, experience confirms that a team is much more likely to succeed than a single founder. This may just be another way of saying that if something is really good, others will be drawn to it. Most likely, it’s another way of saying that launching and building a successful company is hard to do and that it takes a multi-talented team to make it happen. Where you cannot supply everything, others will supply what you lack.

4. Make sure you have a solid business model.

Technical innovations are great, but by themselves they usually can’t sustain a business. Sometimes they can be sold or licensed to a large company. Nothing wrong with that. In most cases though the technology will not be enough.

With or without key technology, for a company to be successful, it must have to have a solid business model that allows you to build and maintain a significant competitive advantage that makes you consistently profitable.

Without that, you’re not going to get anywhere, no matter how innovative this or that element of your company is.

5. Watch your spending.

Waste is perhaps the biggest flaw of early-stage businesses.

Small business entrepreneurs have much less difficulty with this than startup founders. Why? Because they are usually dealing with their own money. If you know what it cost to win it in the first place, the chances of you being wasteful with it are greatly reduced.

One aspect of wasteful spending is simply extravagance. You fund and you go out and you get the best money can buy. expensive offices. Extravagant salaries. lavish parties. And so on. In early-stage businesses, you will regret such an expense when you hit roadblocks where you wish you had that cash. Inevitably, you will run into those potholes. Plan accordingly.

Yet another side of wasteful spending comes from not focusing your efforts properly in the early stages. You have ten great things you want to do as a company. You don’t make good judgments about which of these to focus on. You spend on all of them. Before long, your funds are dissipated before you can generate a reasonable income stream.

Use your best judgment on where you can best use your limited funds, and use them wisely.

6. Carefully plan your legal implementation.

Don’t charge unnecessary legal fees up front. However, when you’re ready for a significant launch, set it up properly.

If you have a founding team, be sure to give serious thought to using restricted stock rather than direct stock grants when making grants to founders. In other words, keep chains in action until won unless there is some exceptional reason not to. Use cheap stocks to avoid tax problems. Get the IP in the company. Secure employment and consulting deals, making sure all intellectual property from those deals goes to the company. Review your trademark issues in relation to any trademark you make. Submit provisional patents as appropriate. When you’re ready to bring in a larger team, set up an equity incentive plan.

Work closely with a good business attorney to get the legal steps right.

7. Fund your business incrementally when possible.

The worst trap an early-stage business can fall into is one where it overextends itself. Plan smart to avoid this trap.

Work with early-stage investors or have a reserve of your own funds to take you through the phases before you have significant income.

Don’t put yourself in a position where you run out of options, except to buy your opportunity for venture capitalists. Either you will not receive funding (the most likely outcome) or you will be butchered on the terms of the funding.

conclusion

Think carefully before you venture out as a founder. The rewards can be great, but you have to be ready to meet the challenges. If you think you are, a great open world of opportunities awaits you.

Yeast Infection Home Remedy: Secrets Our Ancestors Used To Cure Yeast Infection Permanently

Home remedies for candidiasis are the preferred option for many health-savvy people. Although over-the-counter medications are easily obtainable, people who are smart enough to look for a permanent cure for their vaginal yeast infection condition are opting for a yeast infection home remedy. Basically, natural thrush remedies are popular because they are very effective in fighting yeast infection and you can also take them regularly without harmful side effects to your overall health.

The home remedy for candidiasis can be prepared very easily. You can easily buy the ingredients at local stores and have it ready in less than an hour. Best of all, you can save money and time compared to a consultation session with a doctor. In addition, the medicines of the doctors are expensive and not curative.

I have prepared a list of 4 natural remedies for candidiasis for you to do at home. These home remedies for yeast infection have been reported to provide quick relief and cure for vaginal yeast infection.

The ingredients you need for this remedy are the following:

* Natural yogurt

* Gentian Purple

* Apple cider vinegar

* Whey

Yogurt is rich in acidophilus, which is effective in killing yeast growth. You should only use unsweetened yogurt for this remedy. There are several methods to use yogurt to cure the infection. You can choose between applying it directly to the vagina using a yogurt-soaked tampon or douching with water. It is also best to consume yogurt daily so that the acidophilus goes directly into your body system and fights the bad bacteria from within. The infection will usually clear up in a week or two.

For gentian violet to work in this natural treatment, you must spread gentian violet on the affected areas of your intimate part. To make this easier for you, you should also wear a sanitary pad when using this remedy.

Apple cider vinegar is one of the most powerful natural remedies for candidiasis. But to use this method, I do not recommend using it directly on the affected areas due to its stinging effect. Mix it with warm water like a shower or alternatively you can also take a bath in the apple cider vinegar and water solution. Be sure to wash the affected areas with this solution and pat them dry after you finish bathing.

To boost your immune system, buttermilk is very helpful in building your body’s resistance against vaginal infections. Make sure to drink at least one glass a day during the period of infection. The infection will heal much faster.

The three brains theory

So you want to know why you abused that guy in the car in front of you in a split second without logic coming into play? Maybe you want to know why you are attracted to certain men/women and not others? Or even why your dog does the crazy things he does? It all boils down to the three-brain theory, which explains why we humans are the most highly evolved species on this planet and still sometimes act like lizards and why we still make irrational decisions when we’re in love, and then think they’re completely wrong. logical.

The three-brain theory is a theory created to make us realize why we do the things we do, even if sometimes they seem completely illogical. The premise of the theory is that human brains have not simply evolved to the next level from our animal ancestors, but have simply built more evolved brains on top of each other. The first brain is the physical brain, this is essentially the fight or flight response found in everything from ants to lizards to humans, basically their most basic core survival mechanisms: survive and replicate. The second brain is the emotional brain, it is found in most mammals and it allows us to emotionally connect with things and do more than just have fight or flight responses. The emotional brain is found in everything from cats and dogs to other mammals with larger brains, such as cows and horses. Of course these brains are ordinary and illogical, most of us barely know how they work and how they make us do stupid illogical things from time to time. Now the third brain is the brain that only humans on this planet fully have (apes and our close ancestors have very small versions) and it’s what really separates us from animals, it’s the logical brain. The logical brain is the most understood brain as it is often thought to be the most important and the one that does most of our thinking. However, what most people don’t know is that the other 2 brains are actually more powerful and many times make our decisions for us instead of the logical brain, then simply through the process of backward rationalization they make us feel as if we had made a logical decision.

These three brains conflict in our daily lives, and by default, without much effort put into controlling you, the more primitive brain always wins. This is why we often run away yelling at people when we feel threatened without even thinking about it. It’s also why we often make dumb decisions chasing after the love of our life by doing things that don’t make any logical sense but make perfect sense to the emotional brain. I often compare them to having 3 different people inside your head telling you different things all the time, yet they tell you things in very different ways. The emotional brain reports information to you through your instinct, whether you feel happy, sad, anxious, etc., it is your emotional brain telling you that it thinks something is good or bad in your current situation. His physical brain informs him mainly through fear, his duty is to keep him protected from harm, so whenever he senses danger, he freezes us or tells us to run away. The physical brain is also what controls our sexual urges and desires, and that is why we are often completely distracted when we see an attractive member of the opposite sex, that is our mating instinct being activated from our physical brain.

You will also find events where it doesn’t make any logical sense to be afraid, yet your emotional and physical brains scare you anyway, usually these are events where thousands of years ago, when your physical and emotional brains began to be created, They would make sense to be afraid, but these days we have security measures in place to prevent you from getting hurt. Such things include skydiving, working on a very tall construction site, or approaching a girl in a club. In the past being high off the ground meant you had to hold on for dear life or you were going to die, these days with all of our security gear this is not the case but our physical brain doesn’t realize this. and tries to keep you alive by any means possible (usually by making you hold on for dear life).

So how does this help us? Now that we realize that we have 3 brains that are essentially totally different people living inside our heads, we can learn to tame these brains. Unfortunately, most people do this the wrong way. They don’t realize that there are 3 brains and when their physical or emotional brain tells them to do something, they completely shut down their logical brain and just follow their commands, thinking they are following logic when in fact they are not. This is why you often watch others doing the weirdest things (throwing insults at the TV, anyone?) and if you ever ask them about it, they get really defensive, then later on in the day they remember what they did and sometimes see it in a new light and see where they went wrong and how stupid they looked (when their logical brain comes back online). So the key to managing your other 2 brains is realizing that your logical brain often shuts down when certain events occur and you need to turn it back on (thinking rationally and taking into account everything everyone tells you without defenses) and thinking about the situation that just happened.

Once you’ve turned it back on you can also start training your other brains to respond differently, keep your other brains from taking over when a situation occurs and think about what you’re doing and then try to change it so that do something else. Like when I visit my parents, I notice how often they get mad when they watch football and someone drops the ball or does something stupid, while I laugh at the exact same event. It’s not that I don’t think it’s a bad move, I’ve just realized that it’s just a game and not worth getting mad about, and over time I’ve trained my emotional brain to think the same way.

Of course you can’t train your brain overnight, it will take time, simply every time an event occurs, realize that your emotional or physical brain is taking over and stop it in its tracks, then think rationally (do you really is this worth getting mad about?) and take steps to replace those bad emotions with better ones. Over time, your emotional and physical brains will begin to behave like naughty children who are now given strict guidelines, allowing you to live a much happier and more enjoyable life.

Real Estate

Motivated sellers: who are they and how do you find them?

Motivated sellers are the most important ingredient needed to become a successful real estate investor. You can take every real estate investment course available today and become a master of creative real estate investing, but you’ll be a starving expert if you don’t have someone to apply your knowledge too. I regularly advise students to spend their first year in real estate learning how to locate motivated sellers. Then, once they know how to find this valuable commodity, they must learn techniques for buying and selling real estate. Imagine buying all the equipment needed to drill an oil well but never learning how to determine where to drill? It can be an expensive and frustrating experience. So let me give you some advice on who is likely to be a motivated seller and how to locate them. Here is my top three.

Probably the number one reason a person needs to sell their home quickly at a reduced price is because of a divorce. Mortgage payments that were easily manageable with two incomes suddenly become a real burden when one income disappears. With divorce rates approaching the 50% level, this creates a lot of motivated sellers on a regular basis. Some people may see buying property in a divorce situation as a way to take advantage of the weak and needy. I see it just the opposite. Divorce is also the number one reason for foreclosure. These people desperately need to sell their home and if you are not available to help them sell their home, they end up losing their home and their credit in foreclosure. You are providing them with a valuable service and a good income for your family by working with motivated sellers caused by divorce proceedings. Networking with good divorce attorneys can generate quality leads for you on a regular basis.

Another situation that creates motivated salespeople is job loss or a job transfer. A person may have no problem making a mortgage payment on their current income, and then all of a sudden they are laid off, downsized, or relocated and are now earning substantially less income than they are charged with. This creates a huge burden for the homeowner and quite often leads to a motivated seller scenario. They have to sell their home before they transfer it or, if they stay, they can’t pay their mortgage with their new income level, so they need to sell it quickly or risk foreclosure. This is a very common problem that you can benefit from if you pay attention to local working conditions in your city or town and keep up with layoff notices and job advertisements in the local newspaper and on local TV. If you’re watching the news tonight and hear that the local potato chip plant is closing in your town, it’s time for you to take action. I have personally gone to a place of business like this and put flyers on car windshields describing my skills to help them if they need to sell their house fast. If this seems too aggressive for you, then you should find another way to contact the plant workers. An ad in the local paper or a penny that says “Attention Recent Nalley Workers” will attract their attention. Also try posting ads on your local unemployment office website or bulletin board. A fair share of laid-off workers will use those services. Remember that they need your help! You have a service that will benefit them. Don’t be afraid to tell people you can help them with their property.

Here is a tip that I will give you that is so powerful, if you develop it and work on it, it will bring you endless amount of quality leads. There is one person you see regularly in your area who knows all the people who are behind on their bills, who is in foreclosure and who is moving out before anyone else. This person carries a lot of information that few people know. Who is this person who can fill your pockets with cash? Your postman! Think about this. Your postman delivers all important letters and documents to every house in a neighborhood. If a person is behind on their utility bills, the mail carrier delivers the disconnection notice. If they are behind on their mortgage, the postman delivers all warning letters from the lender, including the Notice of Default. If they are thinking of moving, they will ask the mail carrier for a change of address card. If the house has been abandoned, the mail carrier will know and will discontinue mail delivery to this property. As you can see, your mail carrier is better connected than anyone else when it comes to motivated potential sellers. Make friends with them; ask them if they know of any potential offers. Do not ask about any personal information about the seller because this would be unethical. But you could ask them if they know of anyone on your route who might be in a position where they need to sell their house quickly. Treat them well and they can provide you with a world of valuable information. I was a letter carrier for 10 years and I can assure you that I knew who all the motivated sellers were in my area long before anyone else. It’s the kind of information that can make you rich.

Motivated sellers are everywhere you go. Learning where to look for them will take your real estate investing to the next level.
