Comparison of remodeling offers

So you’ve decided to remodel your kitchen and have done your research. Several kitchen remodelers have visited her home and made offers, and she is now trying to decide the best way forward. She would like the project to stay close to her budget and not have a lot of unexpected costs at the end. Here are some things to look for and some questions to ask before choosing a remodeler and proceeding with the project:

  1. Proposals must be in writing and provide all required details. The offer must not be verbal or handwritten on a piece of paper.
  2. The revision of the proposal should be an “apples to apples” comparison. Are all the contractors bidding for the same work to be done, and the same style and quality of material? Of course, a bid on ready-made oak cabinets will be less than a bid on well-made cherry cabinets.
  3. Are there significant details that describe the work to be completed so that you clearly understand what will be done? The proposal must say more than; “Install New Floor”. What? On top of the old floor? What type of floor? Does the offer say that all the work will be done to code? You deserve details and a qualified remodeler should be able to provide them.
  4. What is a qualified remodeler? How long have they been in business? Are they insured? Are they licensed? What does the Better Business Bureau say about them or one of the customer based quality review websites? Have they been involved in litigation?
  5. What happens to the garbage? Will the contractor have a container on site, use a shipping service, or leave it in your yard for you to deal with? The proposal must specify how the garbage will be disposed of.
  6. The proposal should not only detail the obvious material of the project, such as cabinets, countertops and flooring, construction, plumbing and electrical supplies, but also who is providing them. You or the remodeler.
  7. Smaller items should also be included in the proposal, such as cabinet door knobs and/or pulls, under-cabinet lights, backsplash tiles, and assorted trim.
  8. Are you going to act as a general contractor and manage all the subcontractors or are you going to hire a general contractor? What labor is included? Is it the disconnection and reconnection of your appliances and plumbing? When do you need to introduce yourself? Throughout the project, for the delivery of materials, template and installation of the countertop? Has the contractor asked how to contact you in case of problems?
  9. Who is doing the work? Does the remodeler have employees or is everything outsourced? Are subcontractors licensed and insured? Has the remodeler asked for subcontractors, such as electricians or plumbers, to come in for a survey to provide an accurate estimate? Is Workers’ Compensation Insurance a Concern? You don’t want to be sued if someone is injured and there is no insurance.
  10. If you’re acting as a general contractor, who will fix the drywall if the electricians or plumbers need to open it? Do not assume they will repair the drywall.
  11. Is the price of the project all included? Are taxes, shipping and handling charges, and permits included in the price? Many municipalities require permits to be submitted prior to the start of a project. Has a payment schedule been established? What is the payment schedule based on: work completed, material delivered, or some arbitrary scheme?
  12. Is there a process defined in the proposal for changes to the scope and cost of the project? Do you have a tentative project schedule that says when work will start? will the materials be delivered and lists the important milestones of the project?
  13. Does the written contract match the final proposal in terms of scope of work, materials, and price?

If any of these items are missing or unclear, go back to your remodelers and have them fix it. Make sure you understand the project and what each remodeler is proposing. Items numbered 1-13 are intended to help create a professional business relationship with your remodeler. Problems always arise on every project, but being prepared ahead of time makes it easier to find solutions. Good luck!

Ideas for wall taps: from the cabinet to the floor

Ever since my early days as a beer enthusiast, well actually long before that, I’ve been dreaming up interesting ways to introduce beer taps and beer tap handles to the world. Of course my first idea was that there would be a beer tap in my bed and that will still happen one day. All I have to do is convince my wife.

But, I must count my blessings because she has allowed me to be quite creative in other ways. I have put several beer taps around our house in the most unique places. Of course, when I ran out of space and my wife’s patience, I was able to talk some of my friends into many other interesting projects.

So I have some really unique ideas that you can use in your own home if you want. A unique spot for a beer tap can be pretty much anywhere you can find a wall with the space behind it to fit a keg. But, you don’t have to stop there. Using my imagination, I even found places to put beer taps where there was room below to put the keg.

Of course, you are thinking that this is not how it always is and you would be right. But, I am not talking about something normal here. You will see what I mean. But, let’s start with our easiest design of all, the unused closet.

The unused closet

You may be looking around your house and wondering where you can find an unused closet. But Kenney Chesney sings it best when he sings “Keg in the Closet.” A true beer enthusiast will find the cupboard that makes the most sense, and at the end of the day, there will be a keg there. But, the barrel in the closet is actually the common college pun. It’s the easiest place to throw it when you have limited space in an old college dorm or small apartment near campus. However, it is I who we are talking about. I raised it a bit.

When I put my keg in the cabinet, I put the beer tap on the wall on the other side. Of course, I had this idea when my wife and I bought our first house. I happened to notice a cupboard that had no use. It was in the laundry room, which was perfect because the backyard was just a door away.

I took a look at what the closet was used for, which was a gathering place for strands of clothing that hadn’t made it back to their dressers, and decided I had a much better use for the space than that. Take off those clothes and claim that space was worth the three nights on the couch. But I didn’t put a keg of beer in the cupboard. I put three. They fit perfectly side by side.

The beer taps were in the kitchen, just above the “bar”, no pun intended. That’s how it is! I could sit at the kitchen counter and pour myself a beer. The same place where our family used to have breakfast, it was such a beautiful thing.

the basement wall

The next beer tap idea is as easy as putting a keg in the cupboard. The only difference is that the cooling device could be a bit easier this time. Instead of using 55-gallon trash cans filled with ice, you can use whatever you want. That means you can convert an old refrigerator if you have the space.

Putting a beer tap on your basement wall is as easy as finding a spot with room to crawl behind it. I happen to have storage space in my basement, so I took an old refrigerator and turned it into a beer keg.

Anyway, I ran the lines a bit further than I normally would when converting a fridge. I ran them through the wall where I have a beautiful bar on the other side. But, the only difference is that I don’t have a beer tap at the bar. I have a beer tap on the wall. Whoever sits behind the bar has to bring everyone their beer, but I never seem to notice anyone having a problem with that.

The floor unit

This next task came about when a friend of mine got excited and asked me to install a beer tap in his living room. I said sure. But then I knew what I was getting myself into. It was in the living room of his log cabin. I, of course, said, “Kegerator.”

He replied, “No. It won’t work.”

“Why doesn’t a kegerator work?”

“Not where I want, Stan.”

Oh, I had to see this. So, I grabbed the wife and we went for a walk. We were there at dusk and had a great conversation. My wife and her wife shook their heads while I scratched mine.

I have to say that they challenged me. She was adamant about where she wanted it and she knew she could make it happen. All she wanted to do was sit on that couch, drink her beer, and watch TV. Me? I didn’t see anything wrong with that.

That’s when I came up with the idea of putting the barrel below… far below. We took a walk down to the basement and when I saw that area under her living room, I knew I could make it work.

We installed a beer tap on the wall with a beer line that goes all the way down to the basement where we put the beer keg. And it ended with a double benefit. You now have that beer tap in your living room, while also having a full bar below, and the beer keg in the basement supplies everyone with beer.

Putting a beer tap handle everywhere you can imagine is my lifelong dream. If I could, I’d have a beer tap wherever I sit or stand. The thing is, I still have some ideas up my sleeve. Just ask me about my beer tap on the patio one day.

Formality and functionality: your traditional kitchen design

Traditional kitchens are basically influenced by old American and European designs from the 1700’s, 1800’s and 1900’s. The area should represent a very formal and classy look while being equally functional. When you design a traditional kitchen, you have more room for ingenuity as you are free to use and combine pieces from those eras.

There are so many styles to choose from. Victorian is one of the most popular designs incorporating intricate and sophisticated pieces. Moldings and trim are basic, including the use of dark, polished wood. The main idea of a traditional Victorian kitchen is to bring elegance. Arched doors, raised paneling, and wood cabinet carvings are the norm, with other metal and brass work featured on drawer and cabinet handles and knobs.

Traditional Georgian is another formal design that uses a lot of wood such as mahogany, oak, and walnut. Cabinets, square-panel lift-up doors, trim, countertops, and furniture should probably have wood accents. Heavy crown molding is used, as well as tall cabinets that reach the ceiling. The light fixtures in this design are properly placed to complement the millwork.

Other traditional designs include Edwardian, Regency, Neoclassical, Italianate, American, Shaker, and Colonial. These designs basically incorporate woodwork as evidenced by mahogany or walnut cabinets and raised panel cabinet doors. Crown molding, rope molding and other trim are also ideal. You can add vintage items and appliances to add more drama. Antique pendant lights are great, as are wall panels with hidden yellow lights. A modern fusion would use yellow ceiling lights. The window frames also feature polished joinery.

Some of the elements of a traditional kitchen would appear built-in due to the generous use of mahogany, cherry or walnut. Breakfast counters, island countertops, and sinks will likely have wood trim. Counters can be marble top. As for accents, black is allowed, but it is not very common in traditional Georgian kitchens. Colors are usually chosen to complement the woodwork, so neutral tones like white, beige, or cream are ideal.

Some traditional kitchens are made purely from oak. However, these should not be confused with the country. Shaker style is quite different as it is more bold and solid compared to country. Oak kitchens like to use a lot of dark, heavy wood with minimal use of other materials like marble and slate. Oak is almost always polished for a very clean, classic look.

Oil Rubbed Bronze Kitchen Faucets

If you have tried to remodel your kitchen or build a new one, you know that there are many things to consider, such as what kitchen accessories are appropriate, what type of flooring to use, what types of cabinets are suitable, etc. In fact, even selecting the right type of kitchen faucet is a very important choice. However, if you’re still not sure what type of faucet you should buy for your kitchen sink, oil rubbed bronze kitchen faucets are a good choice.

Selecting the right type of kitchen faucet is very important if you want your kitchen to look stylish and well designed because not all styles of faucets will fit in with the rest of your kitchen decor. However, if you decide to choose from the range of oil rubbed bronze kitchen taps, you will find that you have purchased products that are not only useful but attractive as well. Being made from a durable material, these brass faucets will be able to last a long time and even add style to your kitchen.

If you like products with an aged bronze look, you’ve made the right choice because these oil rubbed bronze faucets have been treated with a type of chemical that can give the surface a unique look. You can even select and use different colored bronze faucets, such as dark grays or deep chocolate browns.

Products from the same manufacturers but from different distributors or from different manufacturers can result in a mixed color finish on these brass faucets. As such, when you go shopping for your various kitchen accessories, you need to make sure that they match well in terms of colors. Otherwise, you’ll end up with a disharmony kitchen with accessories that look beautiful on their own but don’t mix well.

Adding an oil rubbed bronze faucet will give your kitchen a substantial look as it is made from a strong and durable material. All you need to do is select the right one at your local hardware store, but keep your budget in mind when shopping for one. You do not want to get carried away and spend more.

In general, oil rubbed kitchen faucets will blend well with your kitchen design, regardless of whether it is a modern or traditional theme. Of course, they will fit better with a rustic country style due to their finish. But having an oil-rubbed finish means you can add style and elegance to your well-designed kitchen.

2. Open the window and maximize lighting

Proper lighting will make your small kitchen appear larger. If your kitchen already has a large window, don’t cover it with a curtain. Pull back the shade to let in more natural light. You can install a mini-blind with narrow slats to be able to cover the window at night or when no one is home. If your kitchen doesn’t have a large window, make up for it with good lighting. Under cabinet or under counter lighting can help create the illusion of more space.

3. Get rid of clutter and clutter

Don’t leave things lying around in your kitchen, keep your kitchen clutter free. Place only necessary utensils or appliances on the countertop. You should keep the rest in the closet or cupboard. By minimizing clutter at eye level, your kitchen will look and feel bigger than it really is.

Home Designs: How To Choose The Best Flooring Option For Your Home

We are faced with so many different flooring options on the market today and don’t be surprised if you get a little confused. Whether you are designing a new home or just planning to renovate it, you need to know the pros and cons of various types of flooring.

Before making any decisions, you should consider factors such as your budget, the durability of the floor, the difficulty of installation, and how much time and effort you are willing to spend on cleaning and maintenance. Note that one type may be easy to install, but difficult to clean. Another might be durable but is more expensive.

One of the main benefits associated with tile floors is ease of maintenance. Tiles have been used for centuries to provide a durable coated surface that is hygienic and easy to clean. Requiring no special cleaning solution, tile is easier to clean than most flooring options.

Choose ceramic or porcelain tiles, it doesn’t matter, they can be repaired very easily if they get damaged. Always keep an extra box of tiles for future repairs because there are often differences between two batches. You can choose from a wide variety of colors and designs, for interior and exterior. Wood-look tiles are especially popular as an outdoor flooring option. Tiles also offer the advantage of being waterproof, so if you do have a leak in the dishwasher or washing machine, they can be easily cleaned without damaging them. Not everyone prefers this type of floor, due to its hardness. They are considered unfit for a comfortable life.

Hardwood flooring options come in two types. Hardwood floors are constructed as a single piece of wood, and engineered wood contains four to five layers of wood fused together.

Hardwood floors can be sanded and refinished many times during their useful life. They are extremely durable on the one hand and extremely easy to clean on the other hand. Solid Tongue is one of the more expensive wood flooring options. If you are looking for a luxurious feel, invest in this type of flooring and you won’t regret it. Engineered wood offers all the benefits of natural wood flooring without the need for sanding or polishing. They can be ideal for installation below grade as it is much more resistant to the effects of moisture than hardwood. Extremely fast installation is one of the most important factors affecting the decision to purchase this type of flooring.

Increasingly popular, bamboo flooring is an eco-friendly flooring option that is more durable and easy to install and clean. This type of flooring is the favorite of allergy and asthma sufferers due to its resistance to dust and mould. It is considered a highly renewable option for modern homes and can be found in many textures and colors. These floors are extremely easy to dent and scratch and the color of bamboo is sensitive to sunlight and can fade over time.

Nothing adds visual warmth and comfort like rugs. They are available in a variety of colors and patterns, making them a perfect flooring option for any lifestyle and home décor. A carpeted floor is a safe floor, reducing the impact of slips and falls. Also reducing noise is a positive factor. Compared to other flooring options, carpet can be difficult and expensive to clean. Whether you choose natural wood or a selection of nylons and fibers, the rug will always give you years of enjoyment.

Direct Double Method Mosaic Technique on Mesh

The Double Direct Method on Mesh is an advanced mosaic laying technique. It allows the artist more freedom in design and installation. It’s like doing the direct method, but your tiles are bonded to a fiberglass mesh instead of your substrate.

Whether you call it the double direct method or the mesh method, you’ll love this new technique. Once your mosaic is finished, you can install it anywhere, whether it’s on a tabletop, a kitchen backsplash, or an exterior wall mural. The versatility is tremendous.

You will need a fiberglass mesh before you begin. It is very important to use fiberglass mesh as it takes much longer to deteriorate than other meshes. This is sold in square yard sections, but you can find it in a continuous roll if needed. Be sure to get the 4.3 oz. or the 6 oz. This is simply the weight of the mesh. The 4.3-ounce is good for most glass mosaics. The 6-ounce is best used for heavier tiles like marble.

You will also need to have your design drawn up in the actual finished size. You can take your small version to most copy shops and they can scale it up for you. Remember that you will lose some of your detail when you increase the size.

To get started, you’ll need a large, flat area to lay the tile. You may want to use a piece of plywood or even a folded cardboard box. It just needs to be sturdy enough to hold your mosaic if you need to move it from the table you’re working on.

Now you are going to layer and paste the following in this order. Put your design on the surface you think. Cover your design with plastic wrap. Next, cover the plastic wrap with fiberglass mesh. Make sure all of this is secured to the flat surface. If this moves during your mosaic then your design will shift.

Using full strength Weldbond, begin adhering the tiles to your design. You don’t want to use too much glue, so lightly apply it to the back of each piece. Follow your design under the mesh until you have completely covered it. Be careful not to cut tiles on the mesh. You will end up with shards stuck in the mesh grooves and the tiles will come off later due to poor adhesion.

Once you have finished laying the tiles, let the piece set overnight. Carefully turn the entire piece over and remove the plastic wrap. The glue will still be wet at this point, but the tiles should stay in place. Let the glue finish drying. Trim the excess mesh around the tile. If your mosaic is very large, you will need to cut it into workable pieces. If it’s small enough to handle easily, then you’re ready to install it.

Mix your thin-set mortar using the latex additive according to package directions. Spread a thin layer on your surface and smooth until it is half the thickness of the tiles. Lay the mosaic on top of the thin layer. Once you’re sure you have it where you want it, take a two by four and press all the tiles. If you have a thin set that gets squished between the tiles, use a toothpick to clean it up right away.

Allow your installed tile to set overnight. Grout your finished tile the same way you would grout any other tile.

In the low-end price market, Tatung Rice Cookers often come out on top. They offer many convenience features while keeping operation very simple, and that is appealing to many consumers looking for a good product to cook their rice perfectly every time. While they’re a good choice for cooks of any experience level, it’s smart to take a moment and see how they compare to other big-name brands in the same price range, like Aroma Rice Cookers.

Both brands are in the same lower price category and offer many of the same features. Actually, when you take a closer look, there are far more similarities between these two brands than there are differences!

Both models come in stainless steel or white designs that look great with any kitchen design. Both will cook the rice to the correct consistency every time and keep it warm until ready to eat. They come with the necessary accessories, including a measuring cup and a spatula. More importantly, both brands can be used as a crock pot to prepare other meals or as a steamer for vegetables, meats, or even seafood.

So what are the differences that make one better than the other?

The Aroma 10-Cup Rice Cooker will prepare up to 20 cups of rice and offers a wider variety of models to choose from. Each model has slightly different features, but practically remains very similar. It is a good product at a very affordable price with a great diversity in cooking potential.

The model that gets the most attention in rice cooker reviews is the Tatung TRC-8FZ rice cooker. It has a very modern style with a unique design and spherical tray and heating system. Tatung Rice Cookers have been around for generations and have earned respect as one of the best small kitchen appliances on the market.
