Top 5 Due Diligence Mistakes Made in Commercial Real Estate

It is really a long and complicated process to find an ideal commercial space for your business, and if not pursued in the proper way, it can cost you a lot of money and also end up in a contrary place. So when it comes to renting office space or any other commercial space for your business, it is very important that you have a strategy and make sure that you are making a good decision based on the needs of your business. Listed below are some of the most common due diligence mistakes tenants should watch out for.

  1. Bad property value: One of the most common mistakes tenants make when leasing commercial space is that they do not value the property correctly. This could lead to many misunderstandings that would ultimately end in a wrong deal. So just make sure you are really conservative when it comes to signing a deal. Consult for sale competitors and other properties available in the market by contacting the most active commercial agents.
  2. Not understanding the lender’s underwriting requirements: Before you spend your valuable time, money, and energy doing due diligence, make sure you have a prior discussion with lenders about how much loan they would put on your property. Because, these days, lenders have been very conservative and consider many things like physical condition, intended use, comparable sale and lease, environmental issues, etc. So check with lenders before taking it too far.
  3. Not checking if the Property Complies: These days, it is not uncommon for a buyer to learn that the property does not meet the building requirements after purchasing it. Buyers usually find out when the city inspector comes to check for any heart attacks associated with the property. Therefore, it is always a good idea to have an architect, planner or contractor inspect the property and discuss any compliance issues during the due diligence period.
  4. Assuming there are no problems: Usually buyers or renters who are in a hurry to get into a property make this mistake. They just want to settle in a space that makes them assume there are no problems. But sometimes leases can have pitfalls such as contract clauses, cancellation clauses, fixed option rents, etc. As a tenant, you should be aware of these provisions as it can put you in a bind and devalue the property. So if you are not familiar with commercial real estate leasing, it is good to have an attorney who can help you read the lease.
  5. Not spending time on the property: When you are about to buy a property or lease it, it is not enough if you look at it with disdain, as it is something that strongly impacts your business. Be sure to take a comprehensive tour by going there at different times of the day; this gives you a better idea of what is going on there on the property. Sometimes you can also change your mind and decision to buy the property. You will not only know what will be hidden; it may be mold or fire issues in some apartments to name a few. Spend enough time in the property and make sure that it is ideal for you.

Many commercial real estate investors are unaware of things they are unaware of! The points mentioned above will surely give you a brief idea and you will also know the things that you need to follow while looking for a commercial space to establish your business.

Flash vs. HTML5

The war between Flash and HTML recently intensified with the release of Apple’s revolutionary iPad. Adobe has been working on its Creative Suite 5 to make it easier for developers to create Flash and AIR applications that are compatible with the software that runs on iPod and iPad. Meanwhile, Apple was developing iPhone OS 4, which will run on the current iPod Touch, iPhone, and future versions of the iPad. With OS 4 came a change in terms for developers.

In the new version of the iPhone Developer Program License Agreement, section 3.3.1 now says:

3.3.1 – Applications may only use the documented APIs in the manner prescribed by Apple and must not use or call any private APIs. Applications must be originally written in Objective-C, C, C++, or JavaScript as executed by the iPhone OS WebKit engine, and only code written in C, C++, and Objective-C can be compiled and linked directly with the documented APIs (p. (e.g., applications that link to the documented APIs through a translation intermediary or compatibility layer or tool are prohibited).

Apple is forcing Flash and encouraging developers to use the listed languages and HTML5 and CSS3 for web content. Is this a win for HTML?

Adobe isn’t happy about the ban on the Flash compiler for iPhone, but that doesn’t stop them from developing and improving Flash. Since Flash can still produce some amazing effects that no amount of HTML5 or JavaScript can match at the same speed, they still have a huge market share.

Here are some pros and cons of HTML and Flash:

flash professionals
Flash Player enables consistency across browsers
More effects than HTML5 and JavaScript
Vector based for easy scaling

flash tips
An external plug-in must be downloaded to view Flash
Search engines don’t read Flash well
SWF files can be large and take a while to download

Advantages of HTML5
Very fast (with CSS)
Canvas and video
Geolocation API

Cons of HTML5
Not fully compatible with all browsers
Limited animations/effects
Slower animations than Flash

Should I use Flash?

If it improves the user experience more than HTML would, then yes. If it just gets in the way, no.

How does breaking 80 really work?

There has been quite a bit of controversy over some of the best selling golf ebooks on the web, and among them is How to Break 80. This is one of the best ebooks on how to improve driving distance. How to Break 80 author Jack Moorehouse is so confident in his book that, in fact, he offers to send you $50 if it doesn’t work for you.

Knowing that golf is largely a game of sensations and comfort, I had to try it. Worst case scenario, I get $50 if it doesn’t work. I ordered the book and started reading with my usual skepticism in the front of my head. There are so many books out there that promise the long journey and trade secrets that everyone wants, but I’ve had my share of complete failures and I honestly didn’t expect this book to be much different. It just seems to always be the same old, tired information that everyone already knows and can find pretty much anywhere.

Although skeptical at first, I rightly have to say that as I was reading this particular book, Mr. Moorehouse’s words began to paint a pretty picture of long straights in my immediate future. Mr. Moorehouse really knows his stuff. His book is articulate to the point and best of all effective.

As much as it pains me to say it, I was really hoping for another flop just so I could return it for a refund. Needless to say, that hasn’t happened and I’m still $50 off, but I have to say it’s worth it. From the moment I started reading, the pieces started to line up and my swing, distance, and accuracy all improved a lot.

This book is the real deal. Mr. Moorehouse has been featured in every major golf publication like Golf Digest, Golf Tips Magazine, just for starters, and I have to admit that he and his book deserve the promotion. This book is honest, simple, easy to understand and easy to learn. If he has any difficulty on the course, How to Break 80 will solve all his golf problems.

After reading the book and using Mr. Moorehouse’s methods, I couldn’t be happy with the results. There are so many scams and poorly written books that claim to have some magical power to turn any golfer into a pro, but this book is not one of them. How to Break 80 is the real deal and I highly recommend it. No matter what your problem is, How to Break 80 has the answers you need to get better results than ever before. My handicap dropped from 10 to almost 7. I couldn’t be happier and I know you won’t regret trying it either.

This is the first self help golf book I’ve come across that really lives up to its name and thanks to Jack I’ve finally broken 80 and that’s where I’ll stay.

Breasts R Us – How to increase the size of your breasts naturally

Here is an unusual way to increase your breast size naturally… the best part is that it only takes 5-10 minutes of your time.

Since Toys R Us can sell toys, I can sell you new and bigger breasts from “Breasts R Us”… price $0. What a deal!

First I want to make sure you know that I’m not some kind of expert on increasing breast size…in fact, I don’t know of any “experts” when it comes to increasing breast size naturally. I am an expert in losing weight. So take this information for what it’s worth.

I personally have not used the information I am about to share, but I thought it would be a good idea to provide you with this information in hopes that you will avoid breast augmentation surgery.

This is what you do…

Rub your hands together very quickly for 10-15 seconds to create kinetic heat. Now place your hands on the upper middle part of your breasts and rub down and in…so that your hands lower towards the floor while they are between your nipples. (Note: try to avoid touching your nipples when doing this).

Keep rubbing in a circular motion around your nipples in this way. Rub 1 circle per second and try 200-300 at a time. This will take about 5 minutes. If you were to do this 1-2 times a day, your breasts are considered to increase by 1 cup size in about 23-28 days.

Why? Well, I really don’t know why. The logic behind this is that it mimics a baby nursing your breasts, which produces a hormone that will increase breast size naturally.

Bonus Tip: The Saw Palmetto supplement is also believed to help increase breast size. Therefore, you may want to give it a try as it is an inexpensive supplement.

So there you have it. My “Breasts R Us Franchise” just gave you some new breasts without you having to pay thousands of dollars for risky surgery or hundreds of dollars for fake breast enhancement pills.
