Calculate nights for California child support

California parents who are separating or divorcing must work with the court during the process to establish custody and child support. Under California support guidelines, visitation and parenting time have a direct influence on how much child support is paid or received. Using an inaccurate parenting time total may result in unfair or inaccurate payments.

California parenting time

Each state has slightly different methods for determining parent-child visitation. In California, the total time spent with children is the annual percentage of parenting time.

For example, if the non-custodial parent spends every other weekend and half of all holidays plus four weeks of summer, it would total 20 percent of the year. Adding just two weeks puts the percentage at 24 percent. Half days, extended overnight visits, and other long non-overnight visits also contribute to total parenting time.

Counting parenting time

Once the divorcing parents agree on a custody schedule, it’s time to count visitation hours to establish child support. There is no one way to do this, but some methods are easier than others and produce more accurate results.

Parents should count all hours in parenting time when they will be with the children. This total is then divided by 8,760 hours. The answer is the percentage of timeshare needed for the California support formula.

Ways to Calculate Parenting Time in California

There are three ways to count parenting time:

  1. Estimate
  2. count manually
  3. custodial schedule software

Estimating timeshare percentages means that parents use various California visitation tables. These charts provide visitation scenarios with entries such as “Alternate weekends plus one night per week” and then a corresponding percentage, such as “28.49 percent.” Estimates can take the time and frustration out of counting actual hours, but are generally inaccurate when compared to the actual time spent. Estimates also typically do not take non-traditional weeks into account, such as holidays, vacations, illnesses, special events, or third-party weather.

Counting manually provides a more accurate number than estimating. Parents can view parenting hours and add up all parenting time hours. Every visit counts, whether it’s during a weekday, vacation, or other visit. It can be time consuming to count hundreds of hours in a year, and counting manually increases the risk of human error and addition errors. If the schedule changes for even a few days, it can affect the total, so parents need to start over.

Custody scheduling software allows parents to create a custody schedule on the computer, with time shares accurate to the hour. As parents create the schedule, the program counts all visiting hours for each parent. If parents make a schedule change, the count is automatically recalculated. Custody software allows parents to know exact visitation totals quickly and accurately.

Dog fashion shows are a hit all over the world

The past few months have seen new spring and summer collections unveiled at couture pet shows in cities around the world. What got things going at the top end of the market was the famous Harrods department store in London, which held its fifth annual Pet-à-Porter dog fashion show in November. The theme of the show was ‘Diamond Dogs’ and one of the highlights was a spectacular Stephen Webster diamond and precious jewelery dog collar valued at over half a million pounds. Other designs incorporated pearls, sapphires, and rubies. Hundreds turned out to sip champagne and nibble on canapés at Harrods as they watched the well-behaved canine models (and their human companions) strut the runway in outfits by top designers, including Ben de Lisi and Vivienne Westwood. After two hours of dazzling doggy fashion, guests left with an exclusive doggy bag filled with treats for those furry friends who couldn’t make it to the show.

Tokyo is another emerging hub of dog fashion where dog couture is particularly popular. Walking through city parks, you will rarely see a dog that is not dressed to the nines and perfectly accessorized, and some Tokyo owners have been known to have several dozen different outfits for their dogs. Tokyo also hosted Japan’s first New Year’s dog party in January. The event featured activities such as dog yoga, photo shoots, gourmet dog food bars and fashion shows with human and canine models strutting down the runway in matching outfits from top international designers. Highlights of the show included a $20,000 diamond-encrusted leather dog jacket modeled after a dachshund and a $5,000 Swarovski crystal-encrusted gold and silver jacket. Other canine supermodels included shih-tzus in biker jackets, poodles in polka dot dresses, bulldogs in sailor suits, a poodle dressed as Audrey Hepburn, greyhounds in rasta hats, a Maltese in a jean suit and yellow boots, and even a dog in a neon green wig. The two-day event drew crowds of up to 20,000 who had almost as much fun as all the dogs who welcomed the chance to socialize, indulge in aromatherapy spas, sniff, do a little yoga, maybe compete in a dog contest. fast food and of course, showing off your latest outfit.

New York is naturally at the forefront of dog fashion and is the site of New York Pet Fashion Week, an annual event since 2006. In addition to runway shows, this event features a lifestyle trade show, a black tie fundraiser for charity and award ceremonies. The show takes place in August and last summer some of the most outrageous fashions were provided by Isle of Dogs, whose canine and human models ranged from metallic silver and purple post-apocalyptic robot visions to a pink chiffon Mary Poppins accompanied by a teacup poodle with pink highlights and a sparkling princess crown. Other designers showcased leopard print and denim combos, ruffled dresses, and even a Yorkie in a white angel outfit with feathers and wings.

So what fashion trends emerged from these shows? Well, here’s a roundup of what’s hot for pets this spring.

Pink is as hot as ever this spring season, but with a new twist of pretty florals, ruffles, lace and appliqué details, polka dots, metallic fabrics and accessories. For a fresh spring look and feel, soft sheer fabrics paired with cotton and linen will be featured, and yellow will be popular alongside contrasting black and white, colors that suit dogs of all shapes and sizes. Shades of green will also be popular, as more environmentally friendly hemp will make an impact with more environmentally conscious homeowners in the coming months.

White will also be a prominent feature this spring/summer season for both male and female dogs, with ruching details and puff sleeves making an appearance as well. Soft and cozy pajamas return this season, and they’re not just for casual wear around the home: pet parents wearing matching pajamas are predicted to be a new streetwear trend that combines style with comfort. For cooler days, cotton hoodies, soft knit jumpers and ponchos in pastel shades of pink and green will provide stylish warmth.

Slogan dog shirts are always popular. This spring, leopard-embellished tees are predicted to be a big hit along with chiffon-embellished tees for girls and skulls and hearts designs for boys. And finally, large dog owners will find it easier to dress their dogs in the latest funky trends this year as more and more pet fashion designers include large dog sizes in their lines.

7 Simple Steps to Sales Copy That Sells

When people read about how to write impactful sales copy, they look for tips and tricks. Some small changes that can have big effects. I’m sure you are and there’s nothing wrong with that. In fact, it may be one of the best things to ever happen to your business. But these tricks don’t always work. Sometimes they make you rich, sometimes they don’t. Unfortunately, the painful fact is that they don’t work 99% of the time and when they don’t, it costs you. Whether it’s time, money or effort. It’s like gambling if you ask me.

Now let me ask you, isn’t it infinitely better to stick to the proven guidelines? Steps you can follow to produce a masterpiece? Here, I’ll show you the exact steps I take to create messages so powerful that they drive customers to come to you instead of the other way around.

  1. Never assume that someone else’s results are universally true. How many times have you read a book on copywriting or attended a seminar where the speaker talks about your test result? How many times have you been convinced to do the same? Do not do it! Stop now because those “tricks” worked in their situation and not yours. Ironically, sharing test results is the time attendees are sitting on the edge of their seats. You should get your own test results… which brings me to the second step.
  2. Always implement a test system before implementing your copy, even if you think your copy is “proven” to sell. Testing is the only way to ensure that your sales copy doesn’t fail. If you do, you can stop it before it crashes and deploy your controller to stop the damage.
  3. Find a hungry market and meet the demand. Most entrepreneurs mistakenly run their businesses backwards. They came up with an innovative idea and thought that people would rush to buy them. You are wrong! It is easier to satisfy an existing demand than to create a new one. How do you know if there is enough demand? Do some keyword research and see if they have been searched for. Simple and effective.
  4. Know your customers and do your research. Find out what turns them on and what turns them off. This is extremely important because as I always say, cows will never be interested in meat, they want grass! Don’t make the mistake of offering your customers what you think they need. Give them what they want. If you ever find yourself telling people what to do, then you are preaching, not marketing.
  5. Create a headline that stops readers in their tracks. No doubt you’ve read a list of “best headlines” or “best words for headlines.” They can be quite useful, but that’s not where your attention should be focused. Again, your focus should be on your customers’ greatest desire and express it in your own words. Make it feel like you’re speaking directly to them instead of just copying “proven” headlines. As any good copywriter will tell you, crafting a compelling headline is half the battle won.
  6. Make an irresistible offer. Your offer is much more important than your own copy. If I’m selling a new genuine gold Rolex for a measly $100, would you take it? Point done. Increase the value of your product so much that price is suddenly no longer an issue.
  7. All the last 6 steps would be useless if you get step 7. This is the most important thing to do or you will surely fail. Gary Halbert once asked seminar attendees if they were selling hot dogs at a hot dog stand and if there was one advantage they could have over their competitors, what would it be? They came up with many great answers including a better stand, better hot dogs, better location, and cheaper hot dogs. But he told them: “My advantage will surely be better for all of you!” Know what it is? It’s a hungry crowd! If you can get your hot dog stand in front of a hungry man, would it matter if your stand is old and your hot dogs are stale? The point is to get the right crowd to read your sales copy! Broadcasting to the whole world is expensive and unnecessary. Get a target readership and it will be more than enough; non-target readers, on the other hand, can distort your quiz results.

If you follow the 7 steps, there is no doubt that you will succeed. Forget those tips and tricks and focus on the basic steps FIRST and you’ll be inundated with so many orders you can’t even handle them. And if you’re still looking for more sales, come looking for little revenue boosters.

Crude oil is a magnificent and deadly perfume

They say the oil leak is “SWEET LIGHT CRUDE” AND IS LESS DANGEROUS TO MARINE LIFE.

Our first and second oil wells in Muskogee, OK, also contained light, sweet crude. It was a beautiful green and slightly transparent. Crude oil is a wonderful perfume for investors.

He had bought a fractional stake from the promoters. The robbers had sold more than 100% of the well and couldn’t afford to have all the part owners get together and want a piece, so they killed it by putting too much frac fluid in them and opening them to salt water.

The next one, with an honest developer, in Montgomery County, Kansas, produced 70 barrels of saltwater for a barrel of oil and natural gas. It was not commercially viable, the gas was too far from a pipeline. I took some samples of the white sand from 1200 feet down. It looked like sugar. It ended up spilling on my Betamax. It’s not good news.

While all this was going on, Dow Chemical wanted large amounts of saltwater from the wells for research. They kept drilling wells in West Kansas and all they could get was oil.

I spent many hours at the Wichita Kansas Well Log Library. Things that weren’t interesting then would be fine today (5 barrels per day $11.00 per person). I never found anything worth putting together a promo. Some of these well records date back to the 19th century and note the type, thickness, and depth of geologic zones.

Few things can match the satisfaction of sitting in the drill booth, freezing to death, and watching the rig go round and round. The reading would tell you how far down you were in the geologist would tell you how much further you had to go to get to the desired ones and that they were believed to contain oil.

Changing the bit was a painstaking process of pulling out several 40-foot lengths of drill pipe, unscrewing the tapered thread that attached it to the next pipe, and storing it until it came back down. Sometimes there were minor traces of oil on the bit, but those areas were too insignificant.

What a thrill it was when he injected water into the well and caused it to spew beautiful oil into the wells! The smell was magic. The first thing to do after verifying that you have a promising pay zone is to place the pipe, cement it, and then drill it into the pay zone.

The water and sand are then pumped down the well under high pressure and into the earth structure. This was the cause of the rocks separating and when they came back together with the removal of pressure, the sand would prevent them from closing completely and give a large collection area for the oil to seep.

Much more fun than playing in the casino, but usually just as rewarding. If you’re wondering what kind of girl that passing through yours and the rocks is carrying, she was invaded by Howard Hughes. It resembles three heavy-duty boot spurs that strike the rock as the bit rotates.

The smells aren’t all pink though, some oil wells can produce hydrogen sulfide gas, the gas that smells like rotten eggs. The scary part is that you won’t smell it if it’s strong enough to kill you. A pickup truck, headed for the pit, rolled to a stop downwind of the pit with the driver dead. The interstate going north from Houston had a pothole that had accumulated poisonous hydrogen sulfide, causing several people to die simply driving north on the interstate. Scary, right?

Soil Based Probiotics for Dogs

Dogs need supplements just as much as humans. In fact, if their main food is commercial pet food, dogs need supplements even more!

There are basic supplements that dogs require as they age, such as digestive enzymes, and others that they need throughout their lives, such as omega 3/6 oils, minerals, and probiotics. Why probiotics for dogs?

Your dog may look and act healthy, but…

Taming a dog is behavior, but taming a dog’s diet has led to a growing health crisis. For a dog to be truly healthy, it must be fed a diet that resembles that of its wild ancestors, who hunt and kill fresh game. They supplement their diet by eating grass and dirt. More on this in a minute.

The closest you’re likely to get is a raw diet consisting of free-range chicken and grass-fed beef that’s free of hormones and antibiotics. Supplements that replace grass and soil are added to this basic diet. If you do that, your dogs will be healthier, happier, and live longer!

Perhaps the most powerful medical quotes of all time are completely ignored by American doctors and veterinarians.

“90% of all chronic diseases are caused by an unhealthy digestive system” The Royal Society of Medicine, Great Britain

Probiotic supplements and intestinal balance

Dannons’ successful ad campaign, back in the 1970s, suggested that the Hunzas lived to be over 100 years old because they ate yogurt, a probiotic! It didn’t matter that the air they breathed and the soil in which they grew their fruits and vegetables and raised their meat were free of contamination, or that the yogurt the Hunzas ate had little in common with Dannon or any other commercial yogurt. However, today there is fierce competition for your dairy-based probiotic dollar. Buy Beware!

Briefly, commercial-grade probiotics, such as yogurt or acidophilus supplements, come from cattle that are not grass-fed, do not live in open pastures where they would exercise, breathe fresh air, and get vitamin D from sunlight. Instead, they live in closed, toxic environments: they are injected with growth hormones and antibiotics. If there was ever any nutritional value in this milk, it was destroyed when it was pasteurized and homogenized. People and pets with dairy allergies actually suffer the effects of caring, feeding, and processing commercial dairy cows. People who have switched to organic milk find that they are no longer allergic!

Resolving GI-related issues that have not progressed to chronic is often as simple as giving them a daily probiotic! Why? Digestion and elimination are time sensitive. Too short or too long eventually leads to a health crisis.

The more processed the food, the harder it is for the digestive system to break it down. This comes at a huge cost to the colonies of good bacteria (probiotics) as they struggle to find and assimilate the small amount of nutritional value.

The good bacteria not only aid in the assimilation of nutrients, but provide the balance against the bad bacteria. This balance is quickly upset when your dog eats contaminated food or a bacteria-laden morsel. Heat and the slightest bit of moisture (humidity) can quickly contaminate an opened bag of dry dog food.

If you pay attention to your dog, you may see early warning signs, which can include loss of energy, gas, bad breath, itchy skin, constipation, bouts of diarrhea or vomiting, and loss of appetite. These resolve quickly with just one dose of probiotic supplements and are prevented with daily use. Prevention saves you money in the long run.

Chronic health problems develop when bad bacteria hold the upper hand in the GI tract for a long period of time.

the ultimate probiotic

About 25 years ago, researchers noticed that wild animals not only ate grass, but also pulled at it. Delving into why, they found that dirt surrounding the root structure of grasses from organic soils was associated with microflora and bacteria that had a probiotic effect on the gastrointestinal tract.

Appropriately, these microorganisms were collectively referred to as Soil-Based Organisms (SBOs).

let them eat dirt

It seems like the simple solution would be to let your dog eat grass. Most domestic dogs live in environments that do not provide these essential digestive aids. Lawns and dog parks are treated with inorganic pesticides, fertilizers, and chlorine from municipal water. These chemicals kill SBOs.

SBO versus antibiotics

Doctors know that antibiotics are toxic chemicals that kill both good and bad bacteria, and yet they refuse to use probiotic treatments! If this isn’t bad enough, the side effects of antibiotic treatment for your dog are the equivalent of being kicked in the snout.

Probiotics are naturally occurring living organisms of the digestive system. SBOs have been scientifically proven to resolve gastrointestinal disorders and are essential for maintaining intestinal balance. Since gastrointestinal disorders develop as a result of bad bacteria outnumbering good (probiotic) bacteria, the first course of action should be to restore the balance by administering SBO.

A few doses of SBO will quickly clear up most cases of GI upset before a vet can see it. Also, when administering SBO there is no need to withhold food or water!

Where can you get SBO?

SBOs are not a prescription drug. They are available online, at a few select pet stores, and from holistic veterinarians.

SBO cultivation requires controlled laboratory conditions, using strict scientific protocols. Like the fermentation of the best beer or wine, the SBO cultivation process cannot be rushed.

While almost any SBO formula will be beneficial, brands consisting of a variety of active SBO strains are more likely to quickly restore proper GI balance.

CAUTION: Things can go from better to worse, temporarily!

As mentioned above, commercial pet food is hard to break down and digest. Consequently, it moves slowly through the intestines. Most likely, some fecal plaque has adhered to your dog’s intestinal walls. Once it gets a foothold, it thickens over time. Even fairly young animals can experience some blockage as a result of this buildup.

Regular administration of SBO will slowly start to dissolve the stool. During this cleaning/cleaning process, pathogens and microbes that were covered with layers of fecal matter will be exposed and may cause episodes of diarrhea or vomiting. Depending on the buildup, it may take a few months before it is completely removed.

During this time, you will likely see your dog reach new levels of happiness and energy. She can overwhelm them until they adjust.

Most cases of diarrhea or vomiting are the result of long-term food choices that are not probiotic-friendly, or swallowing a pathogen-laden morsel. If you administer SBO and your dog does not show noticeable improvement within 12 hours, take him to the vet immediately!

Why is my house not selling?

And what can I do to help you sell.

Lately I have received a few calls from clients asking why their house is not selling. We recently ran a seminar and one of the sections was how to improve your chances of selling your home. So here’s a look at the market and maybe some explanation, as well as some tips on how to improve your chances of selling your home.

Market review.

Is the market dead? Certainly not!

Based on recent activity, the market is very much alive and kicking. In August we sold properties and have around 150 inquiries to attend to, most of them genuine buyers and most looking to buy in the next 3 months. So the market is by no means dead.

The UK market is very slow and UK buyers are rare, but as UK buyers are only 5% of the actual market it shouldn’t affect the market too much. Those who seek are hunting for bargains. They’re looking for something generally under 150,000. Why this figure? I can only guess, but I think a lot of the UK buyers are people who decided to move to Spain a while back.

However, with the UK market down, they couldn’t sell their houses, so they waited. Then they decided they didn’t want to wait much longer, so they remortgaged their house (I think June of this year was the highest number of mortgages in several years). This means that instead of the £300 – £400,000 they were going to have, they have between £60 – £100,000 and are now looking for a second home rather than a primary residence.

For the rest of the Northern Europeans, it is the Dutch and the Belgians efficiently with some of the Nordic countries that are falling. Those from the Benelux countries are looking for a lifestyle change and tend to be younger families or those who are not ready for retirement and want to earn a bit of a living. They tend to look for large villas with a good size plot, but prefer to stay close to the beach. Others look for larger premises to function as a hotel.

The rest of the market is Spanish. Spaniards continue to buy and at least 60% of our queries and 80% of our sales are to Spaniards. But they’re usually looking for a first-time home or a beachside vacation home. They also don’t have much more than 250,000 whatever they’re buying.

So if we look at a breakdown of what people are searching for, it’s pretty much the following

Townhouses and apartments 15 minutes from the beach – up to 150,000

Townhomes and inland apartments around 100-120,000

Beach apartments 1st-3rd line up to 200,000

Villas next to the beach between 200 – 400,000

Inland villas with large plots at around 300,000

There is a good market for shabby properties to reform at around 100,000 but most of those looking for this type of property want a real bargain ie work on it and double their money.

Hotels and rural houses – from 200,000 – 800,000 – both on the beach and in the interior – minimum 6 beds

And that is more or less what we are seeing.

So why isn’t your property selling?

The most obvious reason is the price. No matter what the market, there are always buyers and any good value property will sell. It is estimated that the market in this area (Comarca de La Safor and Marina Alta) has a 30% overprice and from what we see I agree in most cases. How do you know if your property is priced correctly? Well, a simple rule of thumb is this.

If you have a villa/chalet, etc. With a parcel of land, use the following to calculate the value of your land.

1. If the land is urban, inside it costs between 25 and 80 euros per m2. On the beach it costs up to 250/m depending on the location (this top price is the price in prime areas like Moraira with sea views) in Oliva it would be around 100 – 130 per m, so multiply the number of meters by this figure and You will have a land value.

2. If it is rustic land then the M is worth 7-10 euros regardless of the house.

3. To calculate the value of the house, if it is new then it is worth about 1100 euros per M, if it is old 900, if it needs reforms then 500-750 depending on what needs to be done.

4. If you have an apartment or townhouse then you multiply the m2 by 1300 if it is new or 1100 if it is old, 500 if it needs a lot of renovations or something in between, obviously there is a premium for being closer to the beach (like it or not, people you still want to be close to the beach and would prefer to buy there), so add around 20% – 30% for similar beachside properties (within 10km). Also, if the property is an apartment and does not have an elevator, discount 20% of this value.

Of course, this doesn’t take into account things like pools, location, views, whether an apartment has an elevator (which devalues a house by 10-25% depending on the floor if it doesn’t have an elevator), etc. give a rough and ready guide to the value of your home. If you’re out by more than 10%, you’ll have a hard time selling in today’s market because it’s similar to the formula used by banks to calculate mortgage values.

What can you do to make sure your home sells?

You have to work closely with your agent on this case. Most agents work hard to make a sale in today’s climate, but are very disappointed by sellers who say they want to sell, but put so many obstacles in the way that they make it difficult. So what follows is a checklist of what YOU can do to help sell your home.

Before your first visit

1. Clean it up! When the agent comes to take photos, do you really want people to see the trash in the guest bedroom, the tools all over the living room floor, and the dog basket in the kitchen in photos? No, of course not, so clean your house. before the agent comes to take photos and before each visit. It sounds like common sense, but you’d be surprised how many people don’t and have a “take it or leave it” attitude. Don’t be surprised then if the buyer has the same attitude and leaves you.

2. Be available. There is nothing more frustrating than hearing “I can’t tomorrow I have to go shopping” or some other excuse. We invite people from the UK to view houses and they usually spend a few days here. When your agent calls for a showing, take your time (or don’t complain that your house isn’t selling). If you can’t do it, ask someone else to do it. Better yet, give the agent a key. He’s working for you to help sell his house, so help him out. Postponing it for two days gives the buyer a chance to view 10 or more homes, so yours may not even get a showing.

3. Look at the price. It’s a shame that in Spain it’s usually the buyers who set the prices, and the agents don’t bother to tell them if this is right or wrong. Ask your agent to make a proper valuation. Or better yet pay for a bank appraisal. Then set your price below this. Remember that agents commission must be added to the price – 3-6% is normal, although you may be able to negotiate with your agent. But do you really think your house is worth what you’re asking for? If 5% comes out, it can be the difference between getting clients or not. In almost all cases where a house does not sell, it is due to price; They are usually priced too high, but the owner thinks his house is the best.

4. Time for a change. Paint the house. If it is a villa, paint inside and out. It’s a small cost that makes a big difference. It gives the house a clean feeling and paints it with non offensive bright colors like cream or dare I say Magnolia/eggshell. It doesn’t matter if you like it or not, you won’t be living there much longer.

5. Get rid of the clutter. Even large rooms can seem tiny with a lot of clutter around them. Only have the essentials you need to live: the rest keep it in a garage or rent a storage room. Clutter is the second biggest killer of home sales after cleaning.

6. Consider getting a makeover – it can be done fairly cheap. Some soft furniture, well placed pictures and a mirror in the right place, table set as if it were a dinner, plants placed in strategic places, it doesn’t cost much but the effect is incredible.

Before visits

1. Make sure it is clean and tidy.

2. Remove pets If you have cats, dogs or any other animals, get rid of them when people come. Your dog may be a little gem, but many people are afraid of them and don’t want to be around when dogs are around.

3. Also be sure to get rid of pet odor before visitors arrive. If you have cats, NEVER let them into the kitchen (or even the house) when there is a visitor there; You may believe they are the cleanest pets in the world, but the visitor won’t. Also keep in mind that many people suffer from allergic reactions to cats, don’t lose a sale over that. Take the dogs for a walk (don’t chain them outside because they still bark and can scare people).

4. In summer, turn on the air conditioner for half an hour earlier, in winter, turn on the heating. A comfortable temperature is 21 degrees. It gives an atmosphere and people are generally comfortable at this temperature.

5. Open all doors and windows, unless of course it’s pouring with rain outside. Make the place look light and airy, this is a great selling tool, even for Spanish buyers. And make sure all the blinds are open; do not sit in a dark house when visitors arrive.

6. Make an impressive entrance. The entrance is the first thing people see and the first impression is the most important thing. Clean the garden, make it tidy, put plants outside the door, make it cozy. If you live in a flat, make sure the community entrance is clean and tidy, get rid of the bikes and strollers at the entrance, a few friendly words with your neighbor will do the trick.

7. Smells. Get rid of any odor. Do not cook smelly foods like garlic or fish just before. It can be unpleasant. I went to show a house once and the owner was cooking something horrible, it smelled like old wellington boots and it made her eyes water, we got out of there so fast. Too bad because it was a nice house.

8. Be cheerful. If you look miserable, the buyer will notice and probably won’t want to be there. Ideally, leave the house when the visitor arrives and let the agent do his job. It can be unpleasant for a buyer to have the owner there. It means they can’t open up to the agent.

9. Be silent. Never try to sell your house. That’s what the agent is for. What you may consider to be a unique feature and selling point may be someone’s worst nightmare. You don’t know what the customer has told the agent beforehand and his pearls of wisdom may be exactly what they didn’t want to hear, so keep quiet unless they ask you a question. So by all means answer honestly.

after the words

One of the most annoying things about real estate agents in Spain is that they rarely call you back to tell you what’s going on. If they don’t call you then call them. Find out what the feedback was. Ask the agent before the visit to fill you in on the customer’s feedback and LISTEN to what the agent has to say.

If it’s something you can change without problem, change it. But always call the agent afterwards, give them a day or so.

Hopefully, that has given you some ideas to help you sell your house. If you are desperate to sell and have a

Standard Vs Convertible Crib

In preparing for the arrival of our first child, my husband and I have done a lot of research on cribs. This is one of the most important purchases we will make for our baby, so we want to make the right decision. So far, it’s been pretty overwhelming, but for us, the biggest question has been whether we need a convertible crib or a standard crib. It seems like most stores are pushing you towards the convertible, and I couldn’t blame them once I saw the price tag on one of those pups, but do we really need one?

To help me decide, being the planner that I am, I have listed the pros and cons of each. In case other new parents are wondering the same thing, I thought it might be helpful to share. When I first started shopping, I thought it was a no-brainer to choose a convertible crib. I mean, it converts to a toddler bed and then to a twin or full size bed. We would never have to buy another bed again. But upon further reflection, I began to see some merit in standard cribs. Typically, I am now overwhelmed with too much information.

CONVERTIBLE CRIB:

Advantage:

Long Term Savings

Continuous Use

environmental friendly

Convenient

Cons:

save rails

Expensive

stuck with the same bed forever

The biggest advantage of a convertible crib is long-term savings. While you’ll likely spend more money up front than on a standard crib, because these cribs convert to toddler beds and then twin or full-size beds, you won’t have to keep buying new beds for your growing child. . Often the toddler bed phase is skipped when going from a standard crib to a bed for financial reasons. It is not used for a long time and may seem like a waste. But many children have a difficult transition when they go directly from crib to bed, so this toddler bed conversion is very convenient.

Another of the comforts offered by the convertible crib is space. If you plan to have more than one child, a crib is often used for a couple of years and then stored until you need it for the second child. With a convertible crib, the first child can continue to use it no matter how old they are when the second is born. This saves parents from having to search for storage space for a large crib. If your plan is to use a convertible crib for multiple children, be sure to check and make sure that your particular crib can be converted upside down. Some cribs, once converted to full-size beds, cannot be converted back to cribs.

Convertible cribs are also friendly to our environment. They won’t need to be thrown away as they can be used until the child leaves for college, so there’s no waste.

STANDARD CRIB:

Advantage:

cheaper in advance

Flexible style (you can buy a new bed in a couple of years)

space saver

Cons:

expensive in the long run

Have to buy a new bed for a growing child

The first obvious advantage of buying a standard crib is the cost. Typically, standard cribs are about half the cost of a convertible crib. So, especially for first-time parents who have tons of startup costs, it would be great to save money on a nursery staple. In theory, by the time our son outgrows the crib, our finances will have recovered from the initial shock (assuming I stop salivating over all the cute boutique baby clothes) and buying another bed would be doable.

Don’t get me wrong though, not all standard cribs are cheap. In fact, there are many that are as much or more than a convertible crib. For me, the quality just doesn’t compare. If you buy a standard crib that is the same cost as a convertible crib, you will get a stronger, higher quality piece of furniture.

Most of the other advantages of a standard crib are more like the disadvantages of a convertible crib. Standard cribs will save a bit of space since you don’t have bulky conversion rails that need to be stored until use. It is suggested that you purchase all conversion kits with your convertible crib in case the manufacturer discontinues your crib before you are ready to convert.

For me, the biggest advantage of a standard crib is that I don’t have to decide what style I want for my son’s room throughout his life, even before he is born. I’m too much of a design fanatic not to want to redecorate at some point, and I’m pretty sure that when my son outgrows the crib, I’ll be ready for a new look, including a new bed. Another downside to planning to keep the same bed forever is what if **gasp** your perfect child uses his crib as a teether? I have heard from so many parents that this has happened to them. When they were ready to turn his crib into a bed, it was covered in teeth marks from his sweet little angel with sharp teeth.

Overall, I feel like the market is pushing parents towards convertible cribs, not that it’s necessarily a bad thing. But I like to make my own decisions and not get carried away by the crowd. Looking at Babies R’ Us, there are 298 convertible cribs to choose from and only 12 standard cribs. There are advantages and disadvantages to both types of cribs. It’s a personal decision based on many different factors for all parents, so do what’s best for you and your growing family.

More Than Just Entertainment – Burbank Homes and Real Estate

Burbank houses provide an interesting topic of discussion. Burbank, CA, or the Media Capital of the World as it’s called, sits just outside of famous Hollywood, CA. While it’s true that stars like Orlando Bloom, Sean Penn and Patton Oswalt own real estate in Burbank, what’s little talked about outside of Burbank’s entertainment focus are the many vibrant communities that make up this famous city.

For starters, there are Burbank executive homes perched on the Verdugo hillside that captures the beautiful views of the Valley. Business owners, executives, and entrepreneurs call this area home. Includes the pristine developments of Burbank Hills, Burbank North, Halston and Highridge Estates.

Homes for young professionals in Burbank who want the ideal urban zen tend to be located in the downtown Burbank area. Downtown Burbank contains many lofts with cafes, entertainment venues, and shops right outside of them. In fact, this is the perfect community for people who choose to live and work in a vibrant area that never allows for a dull moment.

In addition to the executive and downtown Burbank homes discussed, Burbank also boasts of a thriving Equestrian Ranch district. This beautiful area is an idyllic ranch community that is ideal for horse lovers. In fact, many of the houses in this district have their own stables.
