Like most mature adults, I take medication for high blood pressure. Which I find really irritating. So I’ve been looking for ways to lower my blood pressure enough that I don’t need the chemical medications I’m taking.

As always, I was drawn to the research, where I found so many offers that I almost lost myself in the research instead of what I actually intended to do.

1. I hate to admit it, but the first thing on my mind was to lose weight, paying special attention to your waist measurements (less than 40 inches for men, 35 inches for women), so assuming there are others out there like me, I am passing you some of them.

“Blood pressure often increases as weight increases. Being overweight can also cause interrupted breathing while you sleep (sleep apnea), which further increases blood pressure.

In addition to losing weight, you generally also need to watch your waistline. Carrying too much weight around the waist can increase the risk of high blood pressure.”

2. Then exercise – just 30 minutes most days of the week (I try to manage 5), can have a huge impact and can lower your blood pressure by as much as 4 to 9 ml of mercury (mm Hg). I’m so ready for it! The best options: walking, jogging, bicycling, swimming or dancing, or even strength training.

I think most of us can do a walk or two and for me, if that’s not an option, I do some floor exercises at home. For weights, I use a couple of water bottles and sit on the edge of the couch to work out my legs.

3. Maintain a healthy diet. It is recommended that you be a smart shopper. Read food labels when you shop, and follow your healthy eating plan when you dine out, too. It’s not always easy, but the benefits are enormous.

Try to eat less processed foods. Only a small amount of sodium is found naturally in foods. Most of the sodium is added during processing. Checking labels will show how much sodium (salt) and sugars of various kinds are added during processing. These are added so much to increase the shelf life of a product, which doesn’t appeal to me in the slightest.

These days I have started to freeze my own vegetables, which are much less complicated and difficult than I thought. So now I have a freezer full of frozen veggies that are sugar free, salt which I certainly added to the water. But, I only blanched the vegetables and used the same water for the ones that don’t add a strong flavor to the water. So my use of salt is kept to a minimum.

I then went over some foods etc that can help lower blood pressure. Now, I have never been much of a fan of flavored teas, except for green and earl gray, but on the research front I came across the following.

Hibiscus tea contains phytochemicals that play a role in lowering blood pressure, soybeans contain isoflavones that can also help lower your systolic (the one on top) blood pressure reading. They also help in the production of nitric oxide enzymes, which help in the relaxation of blood vessels, reducing blood pressure.

60 mg + for HDL (good) cholesterol.

If you are overweight, or to avoid being overweight, keep your waist measurements below 40 inches (men) and 35 inches (35 inches) for women.

Eat less than 7% of your calories in saturated fat.

Eat less than 200 mg of cholesterol-lowering diet foods.

So if we want to avoid or reverse our dependency on chemicals, following a diet plan that can really help is a no-brainer, isn’t it?

One final note, statins are partly responsible for receptors feeling tired and suffering from memory loss. I think it’s another reason to be able to avoid having to take those medications.

Robert was the General Counsel of a publicly traded corporate conglomerate. His in-house legal staff included lawyers who handled the company’s litigation. Robert was a fantastic armchair litigator. From his comfortable leather chair in his corner office with a panoramic view, he could successfully argue any case and in these mock courtroom scenarios he always “won” the case. From time to time, it was inevitable that one of the deputy general counsel assigned to the litigation department would approach Robert about appearing in actual court. Robert would suddenly disappear citing other pressing matters until the court proceedings were over.

When the firm was successful in litigation, Robert would tell colleagues, friends, and even strangers sitting on the next stool in some prestigious bar how his brilliant strategy resulted in a fantastic victory in a hard-fought case. On those occasions when the judge or jury returned a verdict adverse to the company, Robert was quick to find fault with the litigator assigned to the case and point out how the outcome would have been different had he personally handled the trial alone.

Jay ran the production department of a major television studio. The biggest times of the year in the world of television are the pilot season, when shows for the coming year are selected, and the sweep weeks, when show ratings dictate ad revenue. Jay was never easy to live with, but during these two times of the year he was insufferable. When a selected pilot turned out to be successful, it was due to Jay’s brilliant decision to air the show. When grades crashed, somehow it was always the result of some bad advice he took from a subordinate. Similarly, during sweep weeks, the decision to have a controversial topic on a sitcom, such as an unwanted pregnancy, when it succeeded was Jay’s idea and when it resulted in bad reviews and low ratings it was someone else’s fault. . Although Robert and Jay’s fake behavior seems transparent, these narcissists are often rewarded materially in the business world.

When working or living with these people, it is instructive to be very aware of the narcissist’s total focus on what he wants and knows he deserves. The needs, merit, hard work, sacrifices and feelings of others are inconsequential. This is the narcissist’s game: he makes up the rules and cashes in all the chips.

The good old days were refreshing. You can put up a sign in your yard and get quick responses from interested potential buyers, or hire a listing agent and not worry about their commissions eating up your cash. The time has changed.

Real estate has become competitive. In some areas, it is a seller’s market. In others, the buyer takes the reins. No matter what, there are thousands more people in real estate now than there were then. With investment seminars and investment shows becoming more common, the real estate pool is growing every day.

But what if you are in a hurry to sell? Does that mean you’re motivated? Let’s take a look at what constitutes a motivated salesperson, and whether or not some of these sales techniques will work for your situation…

Reasons:

  • You are facing foreclosure

Times can be tough. You may have been laid off from that job and not been able to replace the income in time. The bank sent you a letter notifying you of a lis pendens (the beginning of a foreclosure, also known as a pre-foreclosure) You have no options and you don’t want foreclosure to end up destroying your credit.

  • you are behind on taxes

These are all valid reasons that would make you a motivated seller. The only question I have for you in this case is… are you greedy?

The number one killer of real estate sales is a homeowner who is too proud to accept that the market will not support outlandish property valuations. Fair market value may be high, but no one is biting. How’s that quick sale going? The first step to selling your home fast is recognizing that you need to be open-minded. If you can be open-minded about the sale price or terms, then selling fast will be a piece of cake.

Where are my target buyers?

You have quite a few options. Some will take longer than others. Probably the number one way to sell quickly is to find a wholesaler. A wholesaler is a real estate investor who searches for discount properties, writes an offer, and then assigns the contract to one of his many cash buyers. Often the wholesaler will have hundreds or even thousands of investors on their contact list who are ready to buy immediately. His investment partners have been qualified by the wholesaler with proof of funds and will have shown the wholesaler multiple deals they have closed in the past.

There are wholesalers who buy properties in multiple states, while other wholesalers are limited to a single state. Some of them even stick to a specific city or regional area. They are known for using phrases like “we buy houses, any area, any condition.” While many wholesalers stick to deeply discounted properties, others work with low capital deals where Subject2 and seller financing can be put at stake. These are some of the techniques that require you to be a truly “driven” open-minded salesperson.

Another option for a quick sale is Craigslist and other classified websites. If you’re going the classifieds route, you should be prepared for ‘tire-kicker’ responses. There may be many new investors and people who are just looking, which will take you a long time to screen out before you find a real buyer. When you post a classified ad for your home, be sure to include as much detail as possible in the ad. Skipping rooms, bathrooms, parking, and other features will only mean you’ll have to spend time discussing these things when you’re fielding the multitude of calls you’ll receive.

If classifieds aren’t your thing, you’ll want to find buyers through a more direct route. Go where they hang out. There are forums like EquityPaper and BiggerPockets that have premium subscription options for real estate listings and other networking tools. These are forums where investors meet to discuss real estate issues on a daily basis. If you list your home in these professional member areas or marketplaces, you can get responses from interested buyers fairly quickly.

Determining the value of the property for an investor

When listing your property, there are a few things potential buyers will want to know in addition to the standard property details. ARV (after repair value) is one of them. To find your ARV, go to Zillow, Trulia, and Redfin. On each of those websites, search for your property and write down the estimated value for each one. Add up all 3 of those values, then divide the sum by 3. The result will be your ARV.

After you have your ARV, you want to determine what the new buyer will have to invest in the property to repair it. If your house is in excellent condition, you only have to consider simple things like paint, appliances and other things related to the tastes of the buyer. You would multiply your square footage by $10 to get the total credit the buyer will want. If the property needs some updates like flooring, new toilet, etc., then you will multiply the SF by $15. Broken windows, doors, etc. they will cost $20. If the house is a mess and a complete rehab, then the multiplier is $30. Now subtract that number from the ARV.

Whether or not the buyer is a wholesaler or pinballer, they need to do something with the deal. This can range from $2,000 to $50,000 or more, depending on the location, value, and other factors of your property. However, many good wholesalers will stick to the price of $10,000 or close to it. So take your new ARV and subtract the buyer’s profit to get an expectation of how much money you’ll be offered for the property.

Creative financing for a quick sale

Assuming the final number from the calculations listed above isn’t even close to taking care of what you owe on the property, then you need to learn to get creative. Some wholesalers and flippers will continue to purchase a property with little or no capital.

Topic 2 Financing

Item 2 is a technique that allows new buyers to take charge of their mortgage payments and take control of the property. Sub2 investors seek leverage so they don’t tie up their credit, but can get a rental property at the same time.

A seller may have a concern when it comes to a sub2 deal. For example, what if the buyer defaults on the mortgage and ends up as a bad credit item for the seller? Well, there are protections for sellers during existing subject 2 financing agreements.

  • A single late payment can be a deal breaker. It can be done so that in this case the buyer defaults and loses the property back to the seller. This one possibility is the #1 reason why this is a rare scenario. Most Theme 2 investors are experienced. They have been doing it for years and have made millions through rentals with these types of deals.

  • Limitation clauses, such as the one that requires the buyer to refinance the property in their own name within a set period of time, further reduce risk. Let’s say in 2 years, the buyer must refinance. By then, they will have built up enough equity through paying down their loan to make this a possibility through traditional lending methods. Even in the worst case, they can get hard money after that time to take advantage of the extra time to change ownership or obtain other financing.

Deed or Lease Option

If you’re not in a rush for a ton of cash, you can sell with a deed or lease option. This will ensure that the buyer is responsible for maintenance, insurance, taxes and everything else, while giving you a monthly income stream with little risk. With either technique, you will get a quick sale. The best part is that you keep the deed to the house until the buyer’s obligations are met. If they default, you can simply evict them and start over with a new buyer. The best part is that you’re earning interest on your principal at a rate you agreed to at the sale.

FSBO (For Sale By Owner) doesn’t have to be difficult. It can be quite lucrative and surprisingly fast when you learn to be creative and open-minded.

Good Life – How to Enter the Land of More Than Enough

There are three “lands” mentioned in the Old Testament. They are “types” or “shadows” of what Christians may experience today. The Israelites were slaves for four hundred years in the land of Egypt. This was the land of “Not enough.” If you’re broke or in debt, you’re in the land of “Not enough.”

Moses led the Israelites out of Egypt into the desert where they gathered enough manna to eat each day. Did God test the Israelites in the desert to see if they would trust and obey Him? This was the land of “Just Enough”. If he lives paycheck to paycheck, barely makes ends meet, or doesn’t see his dreams come true, he’s in the land of “enough.”

Except for Joshua and Caleb, all the Israelites twenty years and older were unable to enter the Promised Land due to their disobedience and unbelief. The second generation of Israelites passed the test of submission to God’s will and entered the Promised Land. This was a land of “more than enough,” where God’s blessings flowed.

God wants to take you to your rich place, a land of “more than enough,” where you experience the abundant life, the good life. It is a land of peace, joy, love, wisdom and glorious success. Where your feet are bathed in the butter of God’s anointing, making things that were hard easy. It is where you lack nothing, nothing is broken. A land without sickness or disease and where the curse of lack is far, far away. It is a land where your youth is renewed like that of an eagle and your days on earth are like days in heaven, where your dreams can come true.

Let’s look at God’s requirements to enter this glorious land of “More Than Enough” for you to begin your journey:

1. Salvation – You must be saved by receiving Jesus Christ as your Lord and Savior. God must be number one in your life. Your life should revolve around Him and not you. By doing this, the glorious destiny He has for his life will begin to unfold, leading him to his place of wealth. “That if you confess with your mouth that Jesus is Lord, and believe in your heart that God raised him from the dead, you will be saved” (Romans 10:9). And, “But seek first the kingdom of God and his righteousness, and all these things shall be added to you” (Matthew 6:33).

2. Love – You must love God more than anyone or anything. You must love and respect yourself as a son or daughter of God. You must love others as yourself. This will happen as you spend time in his Word and diligently seek to know him intimately. “And you shall love the LORD your God with all your heart, and with all your soul, and with all your might” (Deuteronomy 6:5).

3. Obedience – You must constantly read and obey His Word. That means you must obey His Word in all things, including giving your titles (10% of your income) and offerings. You have been bought with a price. Everything you have belongs to God. You must be a faithful steward of what He has allowed you to manage. He only asks for a part of what he has given you to take care of. Malachi 3:8 says that you are robbing God if you do not give him what is his by right, titles and offerings.

But it could be said that the Law eliminated titles and offerings. No, as written in Genesis 14:20, Abraham gave titles before the Law was introduced. Giving is an important key to fulfilling his ordained destiny and experiencing God’s kind of wealth. Instead of working for a living, he gives for a living. The world’s financial system is failing, God’s financial system is booming. His Word is his will for your life. “Be diligent to present yourself approved to God, a workman who does not need to be ashamed, rightly dividing the word of truth” (2 Timothy 2:15).

4. Sower – You must be a constant drinker. That means you expect a harvest from your financial seed that you constantly sow. Your title (10% of your income) takes care of the operating expenses of the local church you attend and reaps a crop of basic necessities that are met for your household. Your offering, which is above the title, is what you name and plant for the additional things you want in your life.

Example: Let’s say you want a financial breakthrough. You plant a financial seed (offering) in a ministry that is doing the will of God; souls are being saved, people are being healed, churches are being planted, etc. It could be your own church. You name your financial seed “Financial Advance.” Then, like any good farmer, he patiently waits for his harvest to arrive. Simple, deep and it works. Because? There is power in a financial seed born in faith.

This plant and reap system will work for weight loss, healing, peace, joy, wisdom, or anything else you want to be in line with God’s Word. “Give, and it will be given to you; good measure, pressed down, shaken together, and running over will be given into your bosom” (Luke 6:38).

5. Holiness – You must live a holy life. 1 Peter 1:16 says, “Be holy, for I am holy.” That means no longer living in sin. No more living in unforgiveness, complaining and complaining, hate, lust, adultery, fornication, idolatry, covetousness, lying, stealing, or anything else ungodly. The apostle Paul warns in Galatians 5:21 that the unrepentant Christian will not inherit the kingdom of God, he will lose his salvation and spend eternity in the lake of fire.

If the rapture (1 Thessalonians 4:17) took place today and you were living in unrepentant sin, you would be left behind to experience the horrible seven-year tribulation. Worse still, if you died today living in your unrepentant sin, you would go to hell. Repent, turn from any sin and seek God. “Be ye therefore perfect, as your Father which is in heaven is perfect” (John 5:48).

6. Faith- You must live by faith and not by sight. Faith is the key that opens the vault of heaven’s blessings. “Now the just shall live by faith” (Hebrews 10:38a).
