The courage of a woman: bringing yoga to men

Some people have the incredible strength and courage to turn tragedy into something good for others. This young woman turned the near-fatal tragedy of her and her serious back injury into a journey to help men relieve back pain naturally and to help our Marines wounded in wars and help their families. .

Loredana “Laurie” Meilbeck, a registered yoga instructor, changed her world forever when a full-size SUV crushed her small Ford Escort at 65 miles per hour, breaking her back. Perhaps it is quite common and unfortunate, but it is the human spirit that grows out of this tragedy that constitutes a story.

Refusing to allow her spirit or body to be dominated by this tragedy, she used Yoga to maintain the positive spirit required to persevere through a grueling rehabilitation process, to overcome a paralyzed life, find beauty again, and bring health to others. with his experience and strength.

Laurie’s life before the accident had been that of an outdoorsy girl from Southern California; weekends in the ocean swimming and tanning, in the mountains hiking and skiing, with an abundance of outdoor, free and mobile life. She was an accomplished figure skater, model, and student of biology and natural sciences. The mother of two very active boys, she was the ‘supermom’ involved in everything from girl scouts to BMX racing.

After sustaining numerous life-threatening injuries to his skull, spine, internal organs, and extremities, he had to literally learn to read, speak, and walk all over again. During the days she spent studying flashcards in English and Italian (her native language of hers), hours of physical therapy, enduring various reconstructive surgeries, and a myriad of medications, Laurie often heard from doctors about the limitations she would have on her life. . “She might never walk again”, “she would live with brain damage”, “she would only have a limited ability to work”, etc. As these dark prospects haunted her, she began to silently reminisce about her yoga training, and a visiting friend of hers helped her through the simplest of poses. She began to cling to the belief that practicing yoga would lift her out of the bleak future others envisioned for her. Working slowly, she was able to increase her ability to achieve more physically as she cleared her mind and intensified her positive focus with meditations and breathing.

After 3 months, she was discharged from the hospital. She still suffered from many challenges, such as severe headaches and back pain, it was difficult to live alone, and she had a lot of help from family. She continued her yoga practice every day with the help of a friend. She felt that the painkillers the doctors had prescribed were clouding her ability to think about herself and masking her emotions. One day, in disgust, she picked up her painkillers and flushed them down the toilet.

As the years passed, Laurie maintained yoga as her daily practice, continued to raise her children, and eventually went back to work. With diligence and hard work, her life began to resemble her best days. Fueled by her love of Yoga, Laurie eventually decided to make Yoga her profession.

Upon becoming a Registered Yoga Instructor, Laurie taught at various local Yoga studios and gyms, while continuing with additional training, and opened her own small private Yoga studio.

One of the opportunities he had was to teach regular classes at Marine Corps Base-Camp Pendleton. These classes were mostly attended by Marine wives who convinced their Marine husbands to join them in a yoga class, and another class was for wounded warriors, those returning from the wars in Iraq and Afghanistan. Participants included young, muscular Marines who had been in the Iraq war or were fierce athletes.

While many seemed reluctant or skeptical at first, Laurie experienced the transition as the Yoga class became more important and valuable to the men who attended.

Laurie noticed a marked improvement in the men who participated in her classes, if she could get them to attend. Many began to return, first at the class door and eager to start, talking about the poses they liked, the disappearance of aches and pains, the improvement of their golf game, etc. As a patient but challenging instructor, Laurie was respected. The satisfaction and enjoyment expressed by these men was enough for Laurie to realize what she needed: a men-only yoga class.

Laurie realized that if yoga classes could be as well received by men, she could carry the message to even greater numbers and help men and women enjoy yoga together.

During this process, Laurie had a revelation: that her tragic experience could become one of the most defining moments of her life, and that yoga was the key. As “Mama Marina” herself, she knew the sacrifices that young men and women made for our country. As a back injury patient, she knew the challenges of recovery. She knew the social obstacles for men to enjoy Yoga and, as a compassionate soul, she knew that to truly enjoy life she needed to give to others. She vowed to turn her challenges into a platform for greatness in her life.

With unbridled enthusiasm, Laurie embarked on a mission to create a yoga class that could achieve all of these goals. A yoga class that men could identify with, by combining one of the main ailments men experience, back pain, with one of the main physical benefits of yoga. In turn, it would help to proliferate yoga, and those in need would receive help.

Laurie set out to set a tone and style that would appeal to men. This included setting up the room, a basic posing routine that focuses on stretching and relaxing, less focus on meditation, but a sustained focus on breathing and physical movement, and featuring a selection of contemporary music. In the many months that she spent researching and designing the yoga class, Laurie created a class that covers the full spectrum of posture requirements, stretching, strength development, and spinal aligning poses.

Dedicated exclusively to men and specifically targeting men’s back problems, Loredana created the class specifically for men to get involved in yoga to help alleviate back pain and back problems. She presented her local adult education program to the class and created it on video for the men to use at home. Making its debut at Saddleback Valley USD Adult Ed in February, the class was filled to capacity with 20 men from various walks of life who attended for a multitude of reasons: older men who had lost flexibility, golfers, and personal trainers seeking more flexibility. , and those with back injuries or pending surgery. The response was impressive, the satisfaction with the class very high. Several men returned the following semester, along with several newcomers. Laurie began teaching the class in her private studio and strives to bring the class to ever wider circles of people at every opportunity. As many men are reluctant to start yoga in a public studio, they practice yoga for back pain relief by following his video class at home.

Staying true to her spirit of gratitude and service, Laurie donates a significant portion of her profits to wounded Marines. She became a benefactor of the Semper Fi Fund for Injured Marines (IMSFF), an organization whose role is to provide financial assistance to injured Marines, Sailors, and service members and their families during their difficult road to recovery. She continues to work to support the Fund in various ways.

Laurie enjoys a very healthy lifestyle and teaches yoga from her private studio in California. Her students admire Laurie’s courage, determination and yogic spirit, and she is pleased to offer her message of hope, strength and health.

Laurie works with her husband Phillip to bring the benefits and awareness of yoga to more men.

common causes of divorce

There are many reasons why people want to get divorced. It could be easy to put a reason for the sake of supporting a divorce petition. However, in reality, there can be hundreds of unique reasons why certain couples simply want to date. Sometimes there is more than one reason. These are just some of the possible causes of divorce:

Communication problems

There may be communication problems between a couple even long before they get married. Expectations may not have been clarified or certain issues that could affect a marriage may not have been raised. Talking about feelings about things that are personally important is also crucial, but couples don’t always practice it. Some couples may make light of premarital problems only to realize during the marriage that they should have put things clearly in black and white or that they should have been better listeners. Communication problems before marriage can get worse after you get married.

Financial problems

Money or aspects related to it is of course a possible cause of disagreement between couples. Married couples can fight over issues such as shared financial responsibility, unequal financial status, unrevealed financial status, expenses, and lack of financial support. However, the evidence suggests that money is not always the only or main cause of divorce. However, it is still an important factor. Once again, a lack of communication on financial issues is the real culprit here and not the money itself.

forms of abuse

There are many forms of abuse, all of which are possible grounds for divorce. This doesn’t just include intentional and habitual physical drumming. Abuse can also come in the form of sexual abuse and emotional abuse. A partner may actively seek to demean their partner through harsh language.

Drug and alcohol abuse, as well as excessive gambling that is becoming detrimental to a marriage, can also be used as a form of abuse. There may not be physical or verbal abuse, but the other partner understandably has a hard time managing finances and daily life with an addicted spouse.

marital infidelity

The law on marriage that is common in monogamous societies states that marriage must be a mutually exclusive arrangement between two parties. This is, of course, unless both partners privately consent to seeing other people while they remain married to each other. Otherwise, a spouse can be filed for divorce if clear evidence of infidelity is obtained.

sexual problems

Sex is an essential aspect of marriage. Couples are expected to consume or perform the act. That is unless one person knows and accepts before marriage that one partner has some sexual problems. In some cases, sexual dysfunction or disinterest can start after getting married. If a couple cannot work this out, it can become grounds for divorce.

This is often cited as one of the causes of divorce. However, there are numerous types and forms of incompatibility. A couple can be incompatible in anything and everything. They may not be able to find common ground sexually, intellectually, and emotionally. In cases of incompatibility, it can be unbearable to live life with someone you don’t fit in with.

Home Kitchen

Attractive tips for home staging

Home staging is preparing your home for sale by spending a little time and effort to make your home more of a presentation to potential buyers. It can mean the difference between selling your home or becoming an expired listing. Staging can often increase the price of your home, with sellers estimated to sell 7-10% more when your home is staged.

However, remodeling is a more expensive route, and sometimes necessary. Kitchens are often the most expensive room in the house to remodel. A homeowner can spend between $35,000 and $80,000 to remodel the kitchen depending on her vision, the size of the kitchen, and the original value/type of the home. The staging of a living room is very important, as it must allow potential buyers to visualize themselves in that room. Buyers tend to buy on emotion rather than logical thinking. You need to depersonalize the room like you do bedrooms too.

The overall goal of home staging is to improve the appearance of the home for buyers and sell it quickly for the best price so you can get on with all the necessary packing as you head into a new chapter in your life. Think about it, when he bought his house, do you remember the houses he saw? Think about how they were introduced to you and why the house you envisioned stood out enough for you to fall in love with and buy it. The house was probably staged and well maintained. Clean and tidy, allowing you to imagine yourself living there. Remember, your real estate agent can direct you to a home stager he or she trusts to get the job done right!

These are some of the benefits of Home Staging:

1. Staging can sell your house faster and take it off the market. The longer your home is on the market, the less attractive it becomes to potential buyers.

2. It allows you to think like a shopper again

3. Your packing process is now halfway done, as you’ve cleared your home and packed up all the things you don’t need for immediate use before your big move.

4. You can increase the value of your home!

Let’s stage

Let’s start with the exterior first. Buyers will see the exterior of your home first, so make sure the exterior of your home makes a good impression on them. If they are immediately impressed, they will walk into your home with a positive outlook!

1. Make sure your entrance is clear, clean and welcoming.

2. Beware of peeling paint.

3. Remove and replace old curtains on windows

4. Keep grass trimmed and edged well.

5. Add mulch to your flower beds as it adds great appeal

6. Keep your yard clean and well-cared for.

7. Choose warm, inviting colors for your yard to calm potential buyers as they arrive.

8. If you have a porch large enough to accommodate a chair or two, perhaps add a bench with a small table to allow shoppers to imagine sitting and relaxing.

OK now to the kitchen!

Kitchens have now become the most important room for potential buyers and are no longer seen as just the room to cook and prepare food before entering the dining room or family room to eat. Make sure you put adequate time and effort into your cooking. If you organize your kitchen correctly, you’ll be amazed at how beautiful it will turn out no matter how old your home is, keeping you from spending those thousands of dollars on remodels.

1. Arrange some beautiful flowers or plants on the countertop

1. If you have a small eat-in kitchen, reduce the size of your table and chairs to make the area appear larger.

2. Arrange books, colorful plates, wine glasses, or knick-knacks in small, odd numbers on any wall shelves or glass cabinets you have.

3. Place large bowls of fruit on the counter in a colorful glass container that flows with the color scheme of the kitchen and the tablecloths or clothing, if applicable.

4. If necessary, make updates. Upgrade to stainless steel kitchen appliances. Think of yourself as the buyer. What would you like? If your cabinets are outdated, don’t even consider leaving them as is. Try a new paint/stain job or all new cabinets if the old ones can’t be saved.

5. Update your kitchen faucets and light fixtures.

6. Consider adding a backsplash if there isn’t one.

7. Don’t block the windows, open the curtains and let the light in.

Living room staging

1. If your living room is small, bring in smaller sofas and chairs to make the room feel bigger.

2. Tidy up any bookshelves and replace them with books, figurines, and knick-knacks.

3. Hide all exposed wiring from your electronic devices.

4. Accent the fireplace with a large piece of art or a beautiful framed mirror.

5. Oversized pillows and throws for the furniture are a lovely warm touch.

6. Bring in plants to give the room a warm, earthy feel. Everyone loves nature.

7. Update your curtains if necessary.

8. Put furniture covers on your diapers if they’re outdated.

9. Don’t block the windows, open the curtains and let the light in.

10. Add a rug for texture and design.

11. Use bright, attractive colors!

12. Eliminate family photos to depersonalize the home for prospective buyers.

Staging of the bedrooms

These same rules apply to your bedrooms as well. Clutter, depersonalize and keep the room neat and clean. Arrange the furniture in a way that leaves the room spacious. Repaint or replace worn furniture. Update your bedding and add extra pillows to your bed! Arrange a few small items to display on the furniture like a small lamp and a book with a bookmark directly under the lamp.

Remember, your real estate agent can direct you to a home stager he or she trusts to get the job done right!

Bathroom staging

Like kitchens, bathrooms are considered expensive spaces to fix up. If buyers don’t see a bathroom they like or that’s up to date, they’ll see it as a big physical and financial job. So, as you now see, it is very important to pay special attention to your bedrooms when you sell your house.

1. Keep the bathroom extremely clean, cleaner than clean. Nobody likes to see a used service bathroom. No potential buyer will look past that to view them there.

2. Clean dressers, cabinets, and sinks.

3. If the tiles are still in good condition, clean them thoroughly to remove any accumulated dirt. Make sure the grout is clean, and if it can’t be cleaned, hire a tile setter to re-lay the tiles to make them look like new again.

4. Update your faucets and if the mirror on the wall is removable, update that too.

5. If cabinets are worn, repaint or replace them.

6. If your floor tiles are worn, cracked, and just not working, GET NEW TILES! It is not worth prolonging the listing until it cools down and expires. Trust your real estate agent when you come to your home for a tour. If they give you any advice, take it with a grain of salt and listen. Trust me they have the best intentions for you to sell your house fast.

7. Think candles and scents. Make your bathroom smell aromatic to add to the feeling of cleanliness.

If you have some money to spare, invest in the bathroom. A smart investment is a jacuzzi. Try to make the place look luxurious and elegant like an expensive hotel!

So follow these tips and you should sell your house pretty fast. Remember, you have two main selling points in your home and those are your kitchen and your bathrooms. If these rooms don’t measure up, you risk staying on the market for a long time or worse, having the listing expire. Again, talk to your real estate agent about home staging because they know what to do to sell your home fast.

As your Whitby real estate agent, I offer your consultation with a reputable home stager free of charge upon signing a listing agreement. It is what you have read above, it is a key part of selling your home. Remember that staging costs about 1% of your home’s value and can generate a return of up to 10%!

Looking at the Scope of the Market Intelligence Dashboard

The business world is a universe of risks that leads to failure or success. The reason behind this is not only the threat of economic inflation, but also because there is absolute uncertainty of sales. There are many competitors in the market and one or two strategies may not be enough. Using market intelligence measurement tools gives managers a sigh of relief, at least in terms of making good decisions. No, it is not a way to spy on the competition, but more of a commercial approach. Many large companies have been using the proven market intelligence scorecard since 1958.

The term market intelligence is almost the same as business intelligence. While the latter topic covers a broader spectrum, the market intelligence focuses on three specific areas. Thus, there are three approaches or types of market intelligence metric systems. All three systems focus on competitor analysis, market research, and benchmarking. Actually, all three of these areas are all about analysis, as market intelligence is really all about analysis.

The competitor analysis scorecard is one of the most important aspects of market intelligence measurement and analysis. Most of the time, the best way to define a business or even a brand is not through its products and services, but by its competitors in the market. This type of scorecard involves three groups of responders: the company, customers, and competitors. For the company to position itself properly in the market, it must have a good control of what customers know about the company’s brand and the competitor’s brand. In the same way, the company must also consider the competitor’s marketing methods and strategies.

The second aspect of measuring market intelligence is marketing research. The focus in this aspect is the customer. This is where surveys, product testing, brand recall, product positioning, and even product packaging come into play. One of the most effective ways to make a product successful is not to capture an established market, but to create one. Through careful research, the company can even find a new market out of an existing one. Market research may require time and resources, but the results are worth it.

The third aspect in measuring market intelligence is benchmarking. Benchmarking is to the company what market research is to customers. There are four types of benchmarking strategies: internal, competitive, functional, and generic. Benchmarking within the organization’s business units is an internal strategy. Benchmarking becomes competitive when there is a control of the efficiency or performance of the process with the competitors. Functional benchmarking, on the other hand, involves operations within a similar industry. And, generic benchmarking involves the comparison of processes between different industries.

Many companies are behind in terms of technological facilities. But as long as they closely follow market analysis, these companies will continue to be right. Using the Market Intelligence Dashboard may be producing nothing less than numbers. But once these numbers are crunched, business leaders could make decisions that lead to success.

Fun Facts About Ghana – From National Idols To Soccer!

Welcome to Ghana, a democratic nation in Africa

Ghana and the United States

did you know- For more than three decades, Ghana has maintained cordial diplomatic relations with the United States of America. Interestingly, in the 1970s, Shirley Temple Black, a former world-famous actress, was appointed as the US ambassador to Ghana, at the time a pro-Soviet nation. For its exemplary democracy, three US presidents have visited the country in recent decades. The English-speaking nation was visited by Bill Clinton in March 1998. Ten years later, US Head of State George Walker Bush arrived on an official visit. Finally, Barack Obama paid a state visit to the African Republic in July 2009. During his visit to Ghana, he said: “The African continent is a place of extraordinary promise and also of challenge. We will not be able to deliver on our promises unless that we see better governance.”

did you know- The Republic of Ghana covers approximately 92,100 square miles (238,540 square kilometers). The English-speaking east is located on the southern coast of West Africa. This nation is covered by wetlands, savannahs, and tropical rainforests. Accra — a city with several historical buildings — is the capital of the country.

Starting in the 2000s, it has intensified its efforts to build a strong democracy. And in December 2008, John Atta Mills, a British-educated lawyer, was sworn in as Head of State; he has become the nation’s second Democratic president of the 21st century. Doctor, why can’t I lose weight and by the way, why do I feel bad?

Doctor, why can’t I lose weight and by the way, why do I feel bad?
This is the number one question heard in my office and in medical offices across the United States. There is a strong relationship between weight gain, difficulty losing weight, and discomfort. Candida Albicans, an opportunistic fungus, is often the link between weight gain, feeling sick, and the difficulties people have in losing weight. Focusing on eliminating Candida Albicans from the body rewards the dieter with a sense of well-being and consistent, sustainable and healthy weight loss.
Americans are embracing the low-carb diet for its ability to reduce waist size and weight, even where other diets have failed. The most important benefits of a low carb diet are often lost in our obsession with weight. Low-carb diets have been used by nutritionists and holistic practitioners for decades to control Candida Albicans. Weight loss and the feeling of well-being that accompanies a low-carb diet is primarily associated with managing this serious, but often overlooked health condition.
I often see patients in my office who want to lose weight and have tried every diet and pill on the market with little success. During their history, they often reveal a list of symptoms and complaints that they feel are unrelated to their weight problem. These patients do not realize that their weight problem and other complaints are symptoms of a more serious health condition known as systemic Candida Albicans. By concentrating on treating the underlying Candida Albicans, my patients are able to lose weight and improve their overall health.
Betty F. he was consulting with me about continued weight gain. It was difficult for him to diet and exercise, partly because he saw such limited results. During his consultation he admitted to gas, indigestion and fatigue. Her history included birth control pills, antibiotic use, and various yeast infections. Her treatment plan included a low-carbohydrate diet, nutritional supplements, and antifungal herbs. She returned at 4 weeks, she had been able to follow the diet much more easily, she felt more energetic and had no more gas. She was even happier that she was able to lose 9 pounds. She reached her goal of a total weight loss of 22 pounds over the course of 3 months and has been able to maintain it. She now follows a healthy diet and only takes a multinutrient with herbs.

Candida Albicans is an opportunistic yeast that often overwhelms the body after antibiotics, it can be transmitted from person to person through the exchange of bodily fluids and by direct contact. It can be found in the reproductive tract, mouth, gastrointestinal tract, and in the blood. There are several common signs of Candida Albicans, including vaginal yeast infections, yeast infections, jock itch, and athlete’s foot. Candida Albicans has been linked to a number of health conditions including; asthma, depression, dizziness, fatigue, headaches, hypoglycemia, irritable bowel syndrome (IBS), learning disabilities, menstrual problems, migraines, multiple chemical sensitivity syndrome (MCSS), prostatitis, sinus problems, and ear infections urinary tract (UTI).
One of the main secondary problems associated with Candida Albicans is weight gain. Some of the problems associated with losing weight and following a diet are affecting Candida Albicans. A person with systemic Candida Albicans will often crave sugar and simple carbohydrates because this is the main source of nutrients for the yeast. Mood swings and depression are often associated with the rapid change in blood sugar levels caused by yeast. Patients often complain of gas and bloating caused by the fermentation of food in their intestines by yeast that releases gases naturally, just like in champagne and beer. The fermentation of food in the intestine can also lead to the production of alcohol which is absorbed through the intestine and can cause symptoms of confusion, altered behavior and difficulty concentrating. Determining if you have Candida Albicans can make a big difference in how easily you can lose weight and keep it off.
Questions to determine if you may have Candida Albicans:
1. Have you used antibiotics in the last 2 years?
2. Do you have gas or bloating?
3. Do you have sugar cravings?
4. Do you have low blood sugar?
5. Do you have a history of vaginal or oral candidiasis, athlete’s foot, or jock itch?
6. Does your partner have a history of vaginal or oral candidiasis, athlete’s foot, or jock itch?
7. Are you sensitive to smells?
8. Are you sensitive to alcohol?
9. Do you suffer from symptoms that your doctor cannot explain such as; migraines, migraines, depression, diarrhea, dizziness, headache, IBS, menstrual or sinus problems?
10. Do you feel tired all the time?
11. Do you have trouble concentrating?
12. Are you just not feeling well?
Candia Albicans can be diagnosed by a blood test performed by your doctor, although many traditional doctors do not regularly order this test. A major problem with the treatment of Candida Albicans is the little consideration that most doctors give to controlling its spread. A recent study showed that 27% of nurses and 33% of doctors have Candida Albicans on their hands in a hospital. You can get a reasonable idea if you have problems with Candida Albicans by answering the questions in the box above. A yes answer to 6 or more questions above, associated with any of the signs or symptoms listed above, is a good indicator that you may have a Candida Albicans problem. Dr. Mark Leder, a chiropractor and nutritionist in New York City, says, “I’ve treated thousands of women to lose weight and find that over 75% of them have Candida Albicans. I say, do you want to lose weight? Do you want to be healthy? Deal with the Candida problem and everything else will follow.” A low-carb diet is the first step in treating Candida Albicans, but an herbal antifungal is just as important.
When Candida Albicans presents as a yeast infection or athlete’s foot, it will often be treated with medication. Medications can be oral or topical and can be prescribed or over the counter. The problem with medications is that they are often short term and don’t get to the root of the problem. To properly reduce the amount of Candida Albicans in the body, the first step is a low-carb diet. Nutritional and herbal supplements are also key components. Regular intake of natural antifungal supplements gives the body the opportunity to gently and slowly reduce the amount of Candida Albicans in the body. There are a number of herbal and natural antifungal products available on the market, but the quality and effectiveness vary greatly. One of the best products available only through medical offices is called RxBotanicals Diet Enhancer, which contains powerful natural herbal relaxants and antifungals. The combination of natural herbal antifungals and relaxants found in RxBotanicals Diet Enhancer reduces the amount of Candida Albicans in the body and makes the dieting experience easier and more successful.
The United States will continue to focus on weight loss associated with low-carb diets. Nutritionists and physicians will continue to accept the multitude of health benefits associated with a low carb diet with herbal remedies and their relationship to reducing Candida Albicans in the body.

Polarity, Tension and Attraction 101

Men often wonder, “WHY are women sometimes attracted to us and sometimes NOT?” A simple breakdown, several generalizations will be made for simplicity: ATTRACTION boils down to Polarity and Compatibility. P&C are the two raw ingredients.

Polarity, in a nutshell: When a man feels very masculine (quiet, strong, powerful, determined, assertive, etc.) and a woman feels feminine (playful, giggly, bubbly, sensitive, open, etc.) there is an arc. of energy that forms between man and woman. “Attraction” or “polarity”, whatever you want to call it. (This energy is very similar to magnets). Keep in mind that this will happen to any man and woman, even if they are complete strangers.

That’s why women can walk through a construction site, and even though they wouldn’t like a relationship with construction workers, they can’t help but feel SOMETHING. If the workers are being very masculine while the girls walking by are feeling very feminine, the attraction will be there, even if they have no real desire to act on it. That is why it has been said that “attraction is not a choice”. When a man is being very masculine with a very feminine woman, whether she likes it or not, she will feel a certain polarity with him. How women choose to act or not act comes down to compatibility, or what are known as “complementary opposites,” according to the Yin and Yang archetypes.

The woman going through that construction site may be a lawyer, and as such, may not have any desire to act on her attraction, because despite the physical attraction (polarity), she knows that they will not be compatible or get along. . She is interested in what lawyers want: fame, money, power, prestige, etc. whereas he may be interested in simpler things like getting high and playing video games every weekend. So they may feel a certain polarity for each other, but realistically, things probably wouldn’t work out between them. He is on a different ‘vibrational frequency’ than she is, and they both know it. He doesn’t have the sophistication or education to be anything more than a comforter to her.

Now let’s say you drive past the construction site and pass a reiki center. Another very masculine guy is outside, doing reiki energy sessions with someone. He is in a very masculine state, he is in charge, taking the lead, and perhaps holding someone in his hands and shooting reiki energy into them. The lawyer walks by, and they both feel the polarity, the physical attraction, but still have no real desire to act because the reiki healer is so far ahead of the lawyers’ consciousness. She is interested in power, while he is interested in higher things like energy, heart, meditation, etc.

(Of course I am generalizing, I am certainly NOT saying that ‘all lawyers are power hungry’ and ‘all construction workers are uneducated’, nor am I saying that ‘all women are feminine’).

Again, they may feel the polarity, but they probably won’t act on it because they live on a different “vibration.”

frequency’, they live in different worlds, different levels of consciousness, different beliefs and values.

Lesson: Attraction Comes Down to Consciousness Polarity and Compatibility

Real Estate

Time is running out fast for real estate bargain hunters

WARNING! If you really want to buy a home in 2010, you may not have much time left! With the 2007-2009 recession now a thing of the past, buyers are returning to the real estate market in droves. What most shoppers don’t realize, however, is that there are many forces working against them that could make it difficult to find real bargains in the spring and summer. Here are five major forces shaping the market earlier this year, and you better pay attention to them:

1. Under the provisions of the massive stimulus package designed to support the housing market, the Federal Reserve has been buying mortgage securities for over a year to maintain liquidity in the housing market, which also artificially supported rates in a level less than 5%. . However, this part of the ER stimulus is ending in March, and it is already raising rates in anticipation of the grand finale of the program. What does it mean for the mortgage market? It means come March or April, you will no longer find rates in the low or middle 5%. The consensus of most economists and financial journalists is that we will have 6% mortgages by summer. What does it mean to you? Get your loan approved and rate locked in by mid-February!

2. As “normal market” demand for mortgage-backed securities remains very low, lenders will further tighten their underwriting guidelines. The preview of this was shown in December 2009, when following FNMA and Freddy, all lenders increased credit score requirements for prime mortgages from 20 to 40 points, FHA followed by increasing the minimum score from 595 to 620. , and some lenders made 640 as a minimum score for FHA or any other government-backed loan. Come summer, the credit system will most likely tighten further, as banks will have a much smaller market to sell their loans, forcing them to pick only the best borrowers to bet on. If you’re not one of them, you may need to have at least a 25-30% down payment, ratios below 30%, and a score of 750 to have any chance of getting a home loan.

3. Unbeknownst to shoppers, the government has passed a series of new laws in the last two years, of course, all done under the highly publicized slogans of helping Joe the Consumer. In reality, these new laws virtually eliminated a mortgage broker as a viable player in the market. The government blamed the brokers for pushing “creative” mortgage products to uneducated consumers who couldn’t afford them, however the reality is that the brokers were only selling products pushed to the public by the BANKS. The truth is that the brokers do not offer their own products, the brokers do not participate in the meetings of the boards of directors of the banks that decide what financial products to offer to the public, the brokers only sell what the banks offer if the public demands it. In 2006 brokers were responsible for 60% of all loans originated in this country, for the first quarter of 2010 – less than 5%! Why should you worry about that? Quite simply: while enjoying virtually unlimited access to billions and trillions of taxpayer dollars, the banks managed to eliminate the only serious market force that has kept their mortgage rates competitive for the past decade. With the brokers gone, all loan origination now goes to the retail banks with their “friendly and knowledgeable” staff who don’t care if you buy your mortgage today at 7% or not, because they are on salary paid for your deposits. of savings and unfair banking fees, and because your only alternative is to go to a retail branch of another bank, where you will face just as much competition and desire to lower rates as at the first branch. Consider this: the banks have managed to quietly monopolize a market worth $10-15 TRILLION DOLLARS, and their profits (spreads between your mortgage rate and the current 0% Federal Reserve rate) per loan are the highest ever have had in history. ! Now, did you get a thank you postcard from the CEO of your bank last year for helping the banks with some free money?

4. The homebuyer tax credit program also ends in April. You must be in escrow by April 30th and close escrow no later than June, which means that in March/April we will see throngs of late-arriving last-minute buyers trying to take advantage of the program and inventory of Homes, especially in the 200-400K price range will be under strong pressure from buyers, as we saw in October and November 2009, before word broke that the tax credit program would be extended. This time is different: there will be no more extensions. This was the final extension, and those who missed out on this program because there was no inventory on the market will try to buy something this time.

5. Traditionally, March is the first month of the official shopping season in San Diego. In my 10-year spreadsheet, March sales represent an average 30-50% increase in the number of sales closed over February of the same year. Trust me this year will be no different. However, those who get up late and start shopping for a home in March will face much stiffer competition and will be forced to bid on properties beyond what they will reasonably price, forcing buyers to increase their down payment or they will be discouraged. and end up on the sidelines again.

The housing market has been hit hard enough to the point where even the bitter pessimists started talking about a turnaround. Some still talk of a massive “shadow inventory” of houses that banks are supposedly holding onto to prevent the market crash and that when it finally comes the market will crash, yet this talk has been going on since late 2008 and nobody knows. when and if this inventory will ever enter the market. Today banks can dump four to five times as much inventory on the market, where houses attract 10 to 30 offers in the first week, and buyers just swallow them and move on.

So what should you do now to take advantage of the situation for the remainder of true bargain-hunting season?

1. Get your loan prequalified now, don’t wait for your tax refund to hit your bank account. If you need to borrow money from relatives for a down payment, go ahead, you can pay it back with the tax credit money, your tax refund, or do their laundry for the next 30 years, but get your loan fully approved at the the highest amount possible and have it available when you are bidding. No one seriously looks at your offers today unless you can attach a solid loan approval along with proof of funds for a down payment.

2. Make sure you have a clear idea of what you’re looking for and make sure it’s realistic. Don’t ask your agent to ship everything from Bonsal to San Ysidro in the 100K to 800K range and expect to work with that agent. Sit down with your agent, describe the areas, types of properties you will be targeting, maximum monthly payments including HOA, Mello Roos, property taxes, home insurance, utility bills, and anything else that will become in your monthly liability. Knowing what you want helps you get there four times faster!

3. Use technology to your advantage. There are many real estate websites that allow you to set up an automated search page and receive listings that match your criteria the moment the listings hit the market, or on any other regularity of your choosing. These automated tools give you an “unfair advantage” over most other non-technical buyers and real estate agents: If you’re first to see listings, you have the advantage of making your offers before everyone else.

4. Make offers, more offers and some more offers! In the sub-$300,000 price range in most areas of San Diego, it now takes 20-30 offers before one is accepted, so be patient, but also smart about it. Make offers on realistic listings, where you have the best chance of getting your offer accepted. If you have an FHA loan, don’t look for “investment exchange” listings, the FHA will not allow it for 90 days after the original purchase date. Do not bid on short sale listings, where the listing agent submits ALL offers to the lender and waits six months for the lender to accept an offer, making the process a long auction. Do not submit to some REO listings if the REO listing broker insists on seeing my buyers first born child, DNA testing, and pre-approval from the listing broker’s chosen lender BEFORE they even see your offer. (By the way, any time the REO asks for pre-approval from your lender, understand that it is done solely to facilitate a sales pitch by that lender, so complain to the California Department of Real Estate, tell them that in your opinion, it goes against the spirit of California’s AB957 “Buyer’s Choice Act” of 2009, especially if you already have your pre-approved from another lender! accepted? Sounds ridiculous, doesn’t it?)

5. Be creative! If you can’t get what you want directly, look for other ways to achieve the same results. Consider buying a home to fix up and use a rehab loan to make the repairs, consider downsizing your home and adding square footage to your desired home size, consider new construction, lease options, seller return, or other creative ways to get in the house. Get familiar with these creative strategies, they could be your ticket to homeownership today.

This is not the time to procrastinate and wait for your April tax refund before you start shopping for a home. Act now and take advantage of the last few months of the BEST time to buy a home in decades!

Repair of internal communications

Have you ever noticed how difficult it is for companies to get the word out to their employees? Talk to almost any senior executive or HR leader and you’ll discover that in companies of 5 or companies of 50,000, getting the right information to the right people at the right time is a persistent problem. Talking to and with each other is much more challenging than talking to clients, partners or investors.

And yet, if you work inside a company and really analyze the problem, you quickly discover that companies are their own worst enemies when it comes to guiding their people on everything from go-to-market strategy to company vacations and the availability of flu vaccines.

This is why…

too many messages

In most organizations, employees receive official messages almost every day. Employees are bombarded with everything from strategy or policy statements to changing details about parking or benefits programs, IT alerts to schedule changes for blood drives and softball games. The vast majority of these messages are ignored and possibly deleted before they are read because employees see no value in them. In fact, most employees receive so much email that unless it’s from their boss or immediate team members, it automatically gets less attention.

No one seems to be in charge of editing or prioritizing messages. There is no contact strategy that determines how many contacts are too many contacts for effective communication. Most companies don’t have a posting schedule that can tell employees that C-level stuff is posted on Mondays and HR announcements are always posted on Fridays.

One size fits all

Most corporate messages have a text and a flavor. Any given message may or may not be applicable to everyone, but it’s usually easier to get across the entire company than to target the message or write variations based on relevance or receptivity. The global explosion also instantly satisfies a C-level query on how to get the word out.

But if you ask anyone, they’ll quickly tell you that finance people understand the process and prefer to get their information in different and different ways than salespeople or engineers. But almost no one recognizes or acts on these known differences when crafting or delivering internal or employee messages.

Similarly, even data-centric companies don’t seem to be able to classify employees based on relevant facts. Most can’t just ping everyone with a particular laptop model or quickly isolate those who have taken a certain dental plan option. So instead everyone gets all messages, which in turn trains the box to ignore all messages.

no priorities

If you look at employee communications, it’s all top priority. Few companies use different names or different sources to distinguish between really important messages and routine information. As a result, everything is important and nothing is important. Employees treat the corporate messenger like the kid who cried “wolf.” As a result, price changes or new product introductions often receive the same weight and attention as birthdays, service anniversaries, and bake sales.

too much twist

Too many companies ignore the reservoir of goodwill, the will to believe, and the need to belong that exists among their workforce. In an overregulated, contentious and manipulated environment, the leadership rarely speaks directly to the base. Every word is processed and the result is a transparent “party line” that is instantly debunked by the people who actually know what’s going on because they show up to work every day, pay attention, and care a lot more than you might think.

No one really believes that the benefits of “right sizing” and “re-engineering” are good for them. Everyone already knows which products are successful and which are not, long before any official announcement. Anyone paying even vaguely attention has a pretty good idea of the interplay of profit, politics, and personalities within their own organizations, even mega-global ones. So why not talk more directly to the people who inevitably have to bear the burdens and implement the changes?

Typically, leadership feels they have to process internal messages to protect security and avoid any appearance or potential claim of “insider trading.” But there are very few real secrets other than intentions and timing. And most of them are already on the minds of employees interested in the future of their companies.

Alternative networks

In every company there are people who have credibility or seniority who informally connect people with other people. These are the people who have lived through a thousand policy changes, who help you figure out how to do things, who know which person can streamline your spending, and who have friends and sources of information spread throughout the organization.

“Rumor mills” or “jungle drums” are informal communication networks that speak louder, transmit faster, and have more credibility than any official form of internal communication. They not only edit, filter and evaluate the information, but also play on our need to know and our desire to have the true information about the events that are unfolding before our eyes. Sometimes these neural networks are connected to each other. Often they are limited within a facility or within a team or business unit. however, they almost always trump the official employee communications system.

So what’s a forward-thinking company to do?

Take what we’ve learned in direct and online marketing and apply it to internal communications.

Consider these first steps.

1. Audience segment. Priority

Separate groups of people to receive relevant messages instead of sending the same message to everyone. Create separate lists to get separate messages. Write different versions of the same message with the goal of presenting the information in different ways to different types of personalities or work groups. Establish contact strategies that govern how many messages each employee can receive per month. These can be based on location, rank, or job assignment, but less is definitely more.

2. Get subscriptions and set preferences.

When people choose to receive messages, they pay more attention, open them faster, and act on them faster. Allow employees to opt out of messages and specify how often they are contacted or the medium used. Some people still prefer the phone or a flyer to email. All the research shows that when marketers request subscriptions and facilitate preferences and then honor them, they build strong loyalty and higher customer lifetime value. It’s a lesson that easily applies to employees.

3. Use different formats.

We’ve learned from countless internet retailers that different formats, headlines, and copy can instantly tell readers the urgency, importance, or significance of a message. Eliminating frequent posts by grouping information by topic and/or establishing an easy-to-follow posting schedule will also increase awareness, attention, and open rates.

4. Map the Neural Networks.

Marketers and information architects have made remarkable advances in network mapping and analysis, so much so that it is possible and even easy to map informal networks within your organization. Understanding which people are key influencers and opinion leaders gives you a high-priority target audience to educate, inform, or persuade on important company issues.
