New Book Offers Answers To Scientific Riddles With Life-Affirming Answers

The unitive field is an amazing book. It’s full of color and beautiful images, but more importantly, mind-blowing concepts as big as black holes in some of its images.

Fredrick Swaroop Honig’s goal in writing this book is to combine the science of physics with the science of consciousness. Given that Honig is related to pioneering scientist Lise Meitner, and is himself an ordained monk of the Holy Order of Sannyas, a minister of Integral Yoga, and the curator of a botanical garden and bird sanctuary on Maui, that makes for such an amazing but definitely fascinating non-target. Honig achieves that goal with great ease in this short 140-page book that will leave you in awe and wanting to reread it to make sure you don’t miss a thing.

The book is organized into twelve main chapters, each of which raises a fundamental question that remains unanswered in the current standard model of physics. Honig then provides insightful answers to these questions. While I’m not a scientist, I found the answers fascinating and life-affirming. I have read books on quantum physics that have made me believe in the scientific basis of ideas like the Law of Attraction; therefore this book resonated with my spiritual side and I found that the science in these pages validated many of my own beliefs about life, the Universe, and our reason for being on this planet.

Before presenting his Twelve Fundamental Questions, Honig spends a few pages discussing how the Unitive Field idea is grounded in science, providing quotes from Albert Einstein, Lise Meitner, and Isaac Newton to back up that claim. He notes that Einstein “spent the second half of his life searching for a theory that would explain all the laws of physics. Intuitively, he believed that all the laws of nature would be explained by a fundamental law that he called the Unified Field Theory.” “. Honig also notes that, like his maternal grandmother’s cousin, Lise Meitner, he was encouraged to “listen to his parents but think for himself.”

Some of the twelve questions that Honig asks are: How many dimensions are there in the universe? What is the nature of consciousness and how did it arise? Will the universe continue to expand, or will it contract back into a singularity? What factors govern the evolution of life forms in the universe? What is human consciousness and free will, and how can it be aligned with unitive consciousness and intention?

Honig then provides answers to each question, and while each chapter is relatively short, it also contains more information than I can describe in such a brief review. Therefore, I will only mention a couple of points that surprised and delighted me.

One was the idea of a Hreem, the power of life force, and how it relates to a creature’s intent and desire to live. Honig lists different creatures on earth and the strength of their desire to exist, or more specifically, “the magnitudes of the causal intentions (ci) of Hreem’s force on the evolutionary progression of life forms.” He says that “a virus has an intention to live and spread that is equivalent to .01 Hreem.” For comparison, a bird’s is 10,000 and a human’s is 1,000,000. For me, while I respect all forms of life, this told me a lot about the lifespans of various organisms, as well as how precarious their existence is.

However, what I appreciated the most was the positive message of the book and how it was backed by scientific and mathematical calculations. We live in a culture filled with pessimism and predictions of the impending destruction of the world, but Honig looks at how the universe expands and goes through cycles of 144 billion years. He states: “According to unitive field theory, only the expansive force of the big launch and the contracting gravitational force of the collective mass-energy of the universe determine this rate of expansion. Therefore, the rate of expansion of the universe does not is increasing. The universe will eventually recycle back to the primary singularity, and not an atom, not a calorie of energy, will be lost in the process.” Furthermore, “Unitive Field Theory predicts that the universe will reverse its expansion within 72 billion years from the big launch and, within the next 72 billion years, will contract and return to its primary singularity… This is an eternal cycle. What happens above will come down. All of nature moves in cycles; there are no one-way trips in nature. This universe will be recycled into the next universe.”

I imagine this statement means that the world can be destroyed, but even if that happens, to some degree, we are all eternal since “not one calorie of energy will be lost in the process”.

As Honig concludes, “In truth, we are one. There is no division between any of us, or between us, and the Unitive Field itself. There is only one Unitive Field of consciousness, and we are all parts of that field, and at the same time, one with the field itself. Just as a wave is one with the ocean, at the same time, it is a wave. So we are one with the field itself, even if we have localized consciousness.”

There is much more that I could say about this book. I’ll let the scientists determine how accurate it is. What I know from reading it is ultimately what I have always known: that our lives matter, that there is no such thing as death, and that our purpose on this earth, as Honig puts it, is “to be of service. That’s the secret.” . of the universe and the Unitive Field Theory. Live to serve and you will be aligned with the causal intention of Unitive Consciousness.”

If you read this book, I think you will become a better person because you are a wise person. You will understand why it is the right thing to be kind and how closely we are all connected to each other. I am grateful to Fredrick Swaroop Honig for bringing this enlightening message to our world in a way that makes the most complicated science comprehensible because, indeed, in all its complexity, the universe is perfectly harmonious by design.

How to negotiate your next telecom contract

Is it time to negotiate a new telecom contract?

Excellent! After reading this article, you’ll be ready to negotiate your next telecom contract like a seasoned pro. The first steps to successful telecom contract negotiation begin with simply understanding the key areas on which most contracts are based.

Simple sound? It is, so let’s get started!

Telecommunications contracts: do we really need them?

Companies sign contracts for all kinds of telecommunications services. In fact, you may have contracts in place for local, long distance, wireless, voice and data calls, etc. Please note that the information in this article can be applied to almost any telecommunications contract negotiation.

A telecom service contract is an easy way for a service provider to lock you into a predetermined rate structure and set of conditions for a specified period of time. Having current contracts makes it easier for a carrier to count customers. Multi-year contracts also help solidify the customer base; in other words, they can count on predictable income.

Contracts can also be an advantage for you. Having current contracts takes the guesswork out of performing routine audits of your telecommunications services. You will never be able to verify that your accounts are billed correctly without using the contract terms and fees as a comparison.

The 7 key elements included in almost every
Telecommunications contracts you will sign

Listed below are seven common features and elements that will arise when negotiating your telecommunications contracts. Use them as a “checklist” before you start. It is better to know what you want before negotiations begin.

Keep in mind that the best deals seem to materialize when there is a “win-win” element involved. Focus your negotiations on just two or three critical elements that will make the biggest difference and have the most value to you and your business.

1. Most operators will combine different offers to maximize volume and overall revenue. Today more than ever, carriers are fighting to be your one stop shop for a variety of telecom services. Just because they CAN provide you with all telecommunication services doesn’t mean you should follow their advice. Drive one at a time, then see how the overall package can be put together to your benefit and maximum savings for your business.

2. All telecommunications contracts will require a minimum volume commitment. This commitment is usually in terms of pre-discounted monthly income. Variances could include annual usage, net revenue amounts, or total minutes of usage. Determine your level of commitment based on previous months or years. Note that additional sub-commitments are often included for specific service items. FACT: The more volume you offer the carrier, the better rates you can negotiate.

3. All require a minimum term commitment.
Two- or three-year terms are most common, but contracts can be written for shorter or longer terms. Like volume commitments, the longer the term, the better the rates. Service providers are generally willing to renegotiate an existing contract, even if only half of the contract remains. Before you renegotiate an existing contract, make sure there are no penalties or early termination fees on the existing one.

4. Net fares are generally expressed in terms of specific discounts off regular published fares.
However, some express specific rates instead of the service guide prices. Bottom line? Make sure you know which is which during negotiations! Always make sure you know the EXACT terms of the agreement before signing on the dotted line.

5. Some published fees may be specifically removed.
These exemptions are common for installation charges and certain elements of private line billing. Be sure to request a waiver of these types of fees during your negotiations. After all, you won’t get it unless you ASK!

6. Most telecommunications contracts include a provision that is included for promotional and other credits.
These are applied at scheduled times to offset the conversion costs of the services of other operators. Be sure to make specific notes of these credits at the time of the negotiation so that you can be sure that they were actually credited in the future as read in the contract.

7. All telecommunications contracts provide for sanctions in case of non-compliance.
Sounds basic, but… ALWAYS make sure you understand the penalties and costs associated with violating the terms of the contracts you sign. The fines and fees can be substantial, so be sure to provide all contract information to the new hires who will oversee telecommunications in the event the original negotiator leaves or transfers.

Business and technology recession clauses

While not always offered by the carrier, many companies are now asking for business recession and technology provisions.

For example: a business downturn provision would allow a client to renegotiate the agreement if the company is unable to meet its minimum commitment levels due to unforeseen changes in the business itself (ie bad economy, layoffs, etc.). Typically, a carrier will renegotiate a lower commitment level in exchange for a longer-term commitment.

The Technology Rider protects a customer if they decide to switch services to more advanced technology, resulting in lower usage levels on initial services. An example of this is a company moving from a private line network to a virtual private network or frame relay.

A successful telecom deal can make a big difference in your company’s “bottom line” telecom spending. Plan your strategy. Familiarize yourself with the basics and always remember: Everything is negotiable!

The Protex HDR-83 fireproof burglar safe: two safes in one for home or business

Protex Safes has teamed up their HD-73 burglar safe with their recently released DRW-23 safe to build the HDR-83 fireproof burglar safe. By incorporating two safes into one, safe owners have the convenience of a drawer safe on top and a regular safe on the bottom.

Both the Drawer Safe and Regular Safe come standard with a velor lining, which is both functional and aesthetically pleasing, on all walls and shelves. The lining not only makes the inside of burglar safes look good on the eye, but it is also functional, allowing expensive watches and jewelry to be placed on the shelves without fear of scratching or damage. The HDR-83 Anti-Theft Safe’s top drawer provides convenient and secure storage for small everyday items, while the bottom safe protects larger valuables.

The top drawing of the HDR-83 Fireproof Burglar Safe is essentially an electronic safe that is opened by entering a code using the electronic keypad. The flat digital keyboard comes with an LED screen; a mechanical key override and a managers override code that can be changed at any time. Once the correct code is entered, the draw automatically jumps and then, for easy access, the draw can be pulled out completely. The regular bottom safe features the DigiPaz battery powered high security electronic lock. To access the velvet-lined interior, simply enter the correct six-digit code and turn the handle. In those cases where the battery has been discharged, a power override cable is supplied. The ends of the override cable are inserted into the two holes located below the keypad, a battery is attached to the other end, and the six-digit code is entered as normal.

Theft protection for HDR-83 burglar safes is provided by a puncture-resistant hard plate, four half-inch anchor bolts to secure the safe to the floor, and a two-and-a-half-inch-thick door. . The door is made of solid three-eighths-inch steel plate to prevent prying, and for added security, these burglar-resistant safes come with concealed hinges. A fire coating provides thirty minutes of fire protection.

Having a weight of 209 pounds requires this safe to be installed on a well-constructed bench or flat floor. HDR-83 safes have 3.38 cubic feet of security storage in the bottom compartment, 0.45 cubic feet in the drawer, and exterior dimensions of 19″ (W) x 37-3/8″ (H) x 15 -5/8″ (D).

While the HDR-83 fireproof burglar safes are the most expensive in the Protex stable of fireproof burglar safes on the market, these quality, well-built safes are competitively and affordably priced.

Using field trips to increase alternative learning methods

Introduction

In the previous article “Alternative Learning Methods: Which One Is For You?”, we discussed some alternative methods currently in use that have replaced traditional learning in many cases. A common drawback to some alternative learning methods is a distinct lack of “hands-on” experience on the part of the student. In fact, it would be grossly oversight to attempt to fully educate ourselves, our children, or our students by any means without providing available opportunities for intimate personal exposure to a wide variety of places, animal things, and the environment in general. “Boxed learning” should be avoided at all costs if holistic development is to be achieved. With virtual education, independent study, and homeschooling in particular, a series of ongoing field trips should be scheduled to enhance the learning experience.

Virtual Education Courses and Programs

Courses and programs taken entirely online or through the use of computers have gained immensely in popularity in recent times. With the advent of better, faster and cheaper personal computers and laptops, students can carry the learning process into almost all facets of their lives by using CR-ROMs and the Internet to supplement their skills, knowledge and learning. Learning strategies like Web Quests, online forums, moderated chats, I/M (instant messaging) have brought a whole new perspective to the education of children and adults alike. Local sites and facilities that are related to the subject of study would make interesting and useful excursions.

independent study

Independent study involves the design of a project that students then complete by various means on their own. Collective work can require a number of intricately interacting facets to complete. Investigative research, writing, field trips, interviews, extensive reading, and lectures may be involved and required to complete project work. The final production is usually a presentation, a paper or a report that exalts the details of the student’s work and the knowledge acquired. Independent learning should be supplemented by as many local or regional excursions, related to their studies as possible, so that the student more fully internalizes the material.

Homeschooling

When a student does not attend a traditional public or private school, but instead has classes taught at home by parents and/or guardians, the concurrent term used is home schooling. Various methods, alone or in combination, can be used to inform and educate the student. With crime and violence on the rise in the (free) public school systems of many countries, more and more families are turning to this once reviled way of educating their children. Expanding the student’s world with a wide range of excursions will do wonders in providing the necessary inculcation to more fully develop the student’s intelligences.

field trips

Associated with both a traditional school setting and independent learning, field trips involve visiting students in a location outside of their school or home to learn about a subject or topic. Travel and visits can be done locally, regionally, or even as part of a “semester abroad” experience. Summer is frequently used for this purpose, as inclement weather is much more common in fall and winter. An effective learning strategy, this method requires a teacher or guide to fully achieve. Additionally, scheduling visits to some locations may be difficult or impossible for the individual student. Places visited may include places like:

or manufacturing facilities

or breweries, distilleries

or museums

o Historic sites and buildings

or tombs, cemeteries and monuments

or park

or the zoo and “petting” zoos

o Gardens, greenhouses, orchards and Horticultural Centers

or an aquarium

or dairy farms

Field trips to utility facilities such as:

fire stations

or TV stations

or radio studios

o Newspaper offices and printing facilities

o hospitals o health centers

o Police stations o Detention centers

or water or waste treatment plants

or weather stations

To determine what’s available locally, you can visit your local tourist board, chamber of commerce, city and state departments of education; check the yellow pages and websites of area businesses. This should give you a list to start with. More will likely be added as you gain contacts in business and industry. Ask for tips and recommendations on the go. People are almost always willing to help. Feel free to contact me for recommendations, references and specific ideas.

Recommendations:

High-protein foods vary substantially in protein, fat, and calorie content per serving. Some of the best protein-rich foods are high in fat; however, it’s important to note that not all fats are bad for you, and some can be very beneficial to your diet, even if weight loss is your top priority. Almonds, for example, are high in omega-3 fatty acids but low in saturated fat.

In general, if you are looking for an efficient way to increase your protein count but keep your calorie and fat intake to a minimum, then fish and lean meats are an effective choice. Canned tuna (hold the mayonnaise) tops the list as the most efficient source of protein. Skinless chicken breasts, deli turkey, ground turkey, and lean ground beef are also highly efficient high-protein foods.

Legal Law

Essential Elements of Durable Power of Attorney

A durable power of attorney is used to authorize someone to make legal decisions for you about finances and health care. The ‘enduring’ part holds the powers in place until death; allow the agent to perform tasks such as paying bills, making deposits, filing tax returns, or obtaining medical records.

Without a durable power of attorney, family members will not have a say in medical or financial decisions. To manage affairs, they have to go to court to appoint a person as their attorney and get permission to act on their behalf. This is not only inconvenient, but adds to the existing burdens of dealing with the crisis at hand. This can be avoided by setting up financial and medical POA forms.

The easiest way to execute these documents is to hire a lawyer. Other options include using legal service providers like LegalZoom or purchasing DIY kits through the Internet or office supply stores.

A financial POA is recommended for everyone who has any kind of personal finance issues. This document gives the designated agent permission to pay the bills; make deposits in bank accounts, financial portfolios and retirement accounts; file tax returns; and participate in specific transactions documented on the POA form.

Medical proxy forms allow people to indicate what types of health care procedures they do or do not want to receive if a life-threatening event occurs. Some states require people to execute a living will instead of a medical POA, so it’s best to get legal advice to determine the appropriate forms.

Health care directives must include a consent form to release medical records to the proxy. Privacy laws prohibit medical personnel from disclosing personal health information to others without proper consent.

For most people, the logical choice for a proxy is family members. It is important to realize that the person chosen will have access to sensitive financial and medical information, so it is crucial to choose wisely. Instead of relatives, attorneys-in-facts can also be financial planners, lawyers, or a personal friend.

In most situations, it is advisable to appoint an agent for both financial and medical durable power of attorney. While not required, having someone in charge can be more efficient. If this is not feasible, it is better to appoint two people who are capable of working well together.

Establishing a POA is also an important estate planning strategy. One of the most valuable gifts someone can give their family is making sure their affairs are in order. Resolving the estate of loved ones can be a complicated issue if directives are not provided in a last will and testament.

Writing a will helps speed up the probate process used in the US to liquidate deceased estates. Wills are necessary to ensure that loved ones receive the inheritance property that you want them to have. They are also used to establish guardianship of minor children and attach a personal representative to manage property matters.

Both wills and durable power of attorney forms give authority to those charged with specific duties and help make their job easier. For a nominal fee and a few hours of time, these documents provide the peace of mind that everything is in order should the unthinkable occur.

Lifestyle Fashion

Someone may be draining your energy

Have you ever noticed that when you are with certain people, you feel so alive, so energetic, but when you are with other people, you feel so exhausted, so tired?

When I was teaching a metaphysics course, I came across an obscure term called a zapper. Today, we think of a zapper as an electronic device. The dictionary defines it as (a) an electronic device designed to attract and kill insects, (b) a person who habitually changes the channel (to avoid commercials), or (c) a remote control device used for channel surfing. But when I was teaching that course, the term, zapper, was used to define people who drained all your energy, sucking the life force out of you.

One of the things I liked to do with my students was to experiment with metaphysical concepts and discuss the various ways we can incorporate spiritual theories into our everyday lives. Having figured out the zapper concept, I had everyone experiment with it. I gave them the task of making a list of the people who made them feel energized and the people who made them feel tired, and of course I made my own lists.

The results were amazing. We all found that we were surrounded by people who could invigorate us and people who sucked our life force away.

If this was just a matter of staying away from zappers and just having friends to make us feel alive, it would be easy to do. Just start to yawn or feel your brain blur and make a strategic retreat. But, like most things in life, that’s not easy to do.

Your boss or teacher could be a zapper and your options for a strategic retreat are limited. It should also be noted that not everyone is affected by the same zappers that you are. One person can drain your energy but make another feel alive, and vice versa.

At the time I was doing these experiments with my students, I had just acquired a new customer. She was beautiful, smart, interesting, and had a good sense of humor, but every time I was with her, my energy level went down the drain. It didn’t matter if she called me on the phone or she came to my office, the results were the same. He was so exhausted that he could have slept for a century. Eventually, I referred her to someone else because she was always too tired to give her the kind of help she deserved.

Do your own experiment. Spend five minutes next to someone without either of you saying a word and seeing how they feel. By the end of those five minutes, a zapper will have a burst of energy and you’ll feel great and you’ll feel like you just ran a 25K marathon, ready to collapse from exhaustion.

Real Estate

How to build a cash flow model for your real estate investment property

Are you about to start investing in real estate? Or maybe you’ve already put your toe in the water, but want to learn more. Here’s an overview of the factors you should look at to project your potential return on an investment.

  • Purchase Price: Obviously, the amount of money you pay for the property is important in determining the outcome of your investment.
  • The annual appreciation rate at which you expect the property’s value to increase.
  • How many years do you expect to keep the property? Combined with the 2 figures above, this will allow you to estimate a future sale price.
  • Number of rental units and rent you expect to receive from each unit.
  • Annual rental appreciation rate.
  • Expected Vacancy Rate: It’s important to remember that tenants come and go, and will occasionally leave you with vacant rental units. It’s best to plan for that in your projection.
  • Any miscellaneous income you anticipate (laundry facilities, etc.) and the rate at which you expect that income to grow.
  • Property management fees. Even if you hope to manage the property yourself, it’s best to budget for a professional property management allowance. First, this rewards you for the time and effort you put into it. Second, it ensures that you’re covered if, for some unforeseen reason, you need to turn management over to a professional at some point in the future.
  • Last but not least, you need to know your opportunity cost, something big investors would call the ‘cost of capital’. For example, if you can earn 5% by keeping your money in the bank, you’ll want much more than 5% for taking on the risk and time investments that a rental property requires.
  • Annual operating expenses and the rate at which you expect those expenses to increase during your ownership period.
  • Property taxes and annual rate of increase.
  • Insurance and annual rate increase. It is essential to secure your substantial investment!
  • Any miscellaneous expenses and annual rate of increase.
  • Depreciation expense. To determine this, you’ll need to estimate the appraised value of the building as a percentage of the total purchase price.
  • Your annual capital investments in the property. He was planning to budget for capital improvements, right?
  • Down payment – how much cash are you putting up front?
  • Bank Fees – How many points do you expect to pay and what closing fees do you expect to incur if you place a mortgage on the property?
  • What mortgage interest rate do you expect? And how long will the recovery period be?

Now that you have all the numbers laid out in front of you, you ‘just’ need to build a financial model that allows you to project cash flow throughout your ownership period, and then use the time value of money calculations to create a present value of those flows. Compare the present value of your future cash receipts with the amount of cash you will pay up front. If it’s older, congratulations, you have a positive net present value and this property looks attractive. If the result is negative, that’s a red flag: you need to look again, because it may not be a good deal for you.

The obvious comment you might have is… “This all sounds awfully difficult! Aren’t there any tools that can help me?”

The good news is that there are! In fact, you can use an online investment property calculator that will do all the heavy lifting for you. Just enter the numbers and review the results. Now THAT is a smart investment!
