8 Great Karate Studio Poster Ideas

Karate studies generally seek the best way to attract business and motivate new students to take an interest in martial arts, self-defense, and discipline. Adding attractive signs is a great way to grab the attention of the meek and listless or energetic and undisciplined and bring them into your studio. Here’s a rundown of the 8 best karate studio poster ideas.

Garden signs

Using yard signs for advertising in your neighborhoods and around local hot spots like schools, daycare centers, and grocery stores is a great way to build your school’s reputation and gain awareness. Include the name and phone number of your dojo, and the variety of classes it offers to both children and adults. Be sure to list the benefits and strengths of enrolling in your martial arts studio.

Vinyl banner

Hang an eye-catching and demanding billboard over your martial arts studio to attract potential students. The strong design and motivational message designed with a large font is easy to read from a distance and extremely motivating. Keep your message direct and add a motivating image. A large outdoor sign is the ideal way to celebrate a grand opening or announce a new promotion. Posters must also be used at all events. Martial arts posters are the perfect way to announce your dojo’s top students, celebrate the belt test, or promote an upcoming competition.

Wall decals

Increase motivation within your karate studio by using decorative vinyl. These fabric decals are reusable, can be cut to any shape, and are specifically designed to be applied anywhere without causing damage. Cut a reusable decal in the shape of a martial arts teacher or a specific move and place it around the walls of the dojo and competitions to motivate students, teach about the moves, and emphasize skill mastery.

Vinyl lettering

Vinyl letters are cut to the shape of your school schedule and the studio name adds a professional look to any business and is a common way to share information. You can also list your classes along the windows, such as Kids Classes, Self Defense, and After School Program, as a way to inform the community and potential enrollees of what you offer.

Vinyl decals

Add impact to the front of your studio by using vinyl decals that can be printed for a variety of uses. Vinyl decals are a sticky material that works great for adding window appeal and attracting attention. They are made to go outside so they are weather resistant and better suited to tinted windows, but can also be printed inside out and cut into any shape. Cut to size a vinyl decal in the shape of your dojo emblem or create a window sign listing your services in full color.

Window clips

Enrollment Specials and Enrollment Promotions are a great way to increase student enrollment. Add window stickers promoting your upcoming classes and promotional offers to attract new business. These are also great for special self defense classes, after school registration, and tournament dates. Window stickers can also be used as fun and motivational decorations for classroom mirrors. Continue your wall decals in the classroom by cutting out ornaments in the form of poses or martial arts instructions as a fun way to motivate students to check their poses.

One-way vision

If your study classroom is covered with distracting windows and peeping spectators, one-way vision is ideal for advertising on your windows while still blocking visibility from outside. The material is solid from the outside and visible from the inside, offering great noticeable publicity and privacy, but still letting in light.

Car stickers

Let your parents and students promote your dojo using car stickers. Car stickers are a great way to show off student activities and promote your study of karate. Car stickers can be placed on the windows of parent vehicles with the name and emblem of the dojo and personalized with the student’s name. This is a great way to allow students to spread the word about their school.

3 adventurous moms, 7 children and 2 months in Greece set the tone of my life and gave me the mistake of traveling

Thanks to my mom, I have an adventurous spirit, and I KNOW without a doubt that I can do whatever I want in life. She gave me the gift of an open mind and an adventurous spirit. The first really clear memory is from when I was seven, but my mom has always done adventurous things like this …

When I was seven, my mother and two of her friends decided to go to Greece for a week. They signed up for Greek classes and started studying. But they soon realized that a week would be too short considering all the effort they were putting into the trip. So they increased it to two weeks … but what about the 7 children ????

The answer, of course, was “Let’s take them too, but let’s go for two MONTHS”. So we left in the summer of 1976, took the last month out of school and planted some pumpkin seeds in the garden before we left. The three parents couldn’t take that much time off from work, so the poor stayed home and sailed the Great Lakes.

I remember that trip so clearly and what strikes me now is how I thought it was normal. Children are very adaptable and what you teach through your actions becomes part of them. Therefore, the travel worm was ingrained in me, as was the adventurous spirit.

We spent a few days in Athens in a hotel, then we took an overnight ferry to Crete, where we spent the full two months. We lived in a boarding house with a single mother and her two children, Nicos and Nifoula, who rented us three rooms for $ 2.50 a night per room. We had many adventures during our stay, we became friends with the locals and played with the local children. I learned some Greek and crawled through the sewers of Knosses.

But an adventure really stands out … Donkey Island (or so we called it WE even though there were no donkeys there). I’m not sure how it all happened, but the 3 moms somehow arranged for some fishermen to take us out to sea, drop us off on a desert island, and come back for us in the morning on their return trip.

I remember they left me and I thought “What if they don’t come back?” We had a packed lunch for dinner and our sleeping bags and that was it. There was not a single person, building or road on that island. We explored, had a picnic, and slept next to each other in our bags on the beach, looking for shooting stars until we fell asleep.

In the morning the fishermen came back and made us an eel soup for breakfast. I wasn’t sure about eating eels at first, but it was the most delicious soup I’ve ever had to this day. It was a light soup like a soup with an intense lemon flavor … cooked fresh from the sea and eaten barefoot in paradise.

When we returned to Canada in early August, our backyard was covered in pumpkins and I had a new perspective on life, although I didn’t realize it at the time. That experience opened more doors for me in the years to come and, looking back, I have my mother to thank for my adventurous spirit and the fact that thinking outside the box is normal for me.

Roku HD Streaming Media Player Review

The Roku Player originally appeared as “Netflix Player” in 2008. Now, it is a family of players that offers much more than Netflix.

The Roku HD Player is similar in appearance to other products in its family. Its measurements are 1.75 “x 5.25” x5.25 “. On the back of the device, there are ports for HDMI, S-, component and composite video, and standard analog / optical digital stereo ports (there is support for surround sound with HDMI and digital audio connections.

The Roku HD player uses your Ethernet or 802.11g Wi-Fi to connect to your network. You can expect smooth operation at 802.11g speeds most of the time, however this is only tested with a wireless router placed close to the device. If you are looking for a faster connection, you should use the wired option or buy the Roku XR box as it has faster 802.11n Wi-Fi speeds.

The remote control is very simple and works quite well. You can also easily program its functions into any good universal remote. If you want to use an iPod Touch / iPhone as a remote control, you can do so via Wi-Fi with the free Rokumote app.

The setup is simple. After starting the box, you can navigate through the simple setup wizard with the remote control. If you are using a secure wireless network, simply enter your security key through the on-screen virtual keyboard.

One negative point about the player is that you have to link channels individually to independent provider accounts through your computer’s web browser.

After setting your favorite channels, you can start enjoying them. Most of the channels have the same general interface. By using the 5-way direction pad on the remote control, you can move between horizontally placed program lists.

Netflix: With a paid subscription, you can choose from around 12,000 movies / TV shows on demand, with some HD content. Use your computer’s web browser to create an instant viewing queue, and then you can view those titles on Roku.

Amazon and MLB TV: Amazon offers more than 40,000 movies / TV shows for sale / rent on demand. These titles can cost you between $ 2 and $ 4 for rentals and between $ 6 and $ 15 for purchases. With the MLB TV paid subscription, you can watch live and prerecorded games; however, it is only available to out-of-area teams.

MobileTribe – This is a paid service that works by aggregating information from different social media accounts that you currently have, including Facebook, Plaxo, and MySpace accounts.

Free services: Pandora, the popular free audio streaming service, is available through the device. Other free services you can access include: Mediafly, which offers professional / amateur audio / video broadcasts; Revision3, a technology-focused video provider; TWiT, similar to Revision3; (free): aggregator and distributor of independent web video programs; FrameChannel, a photo sharing service; Motionbox, a YouTube-like site that allows you to watch your home movies.

An investment manual for high-net-worth investors considering movie financing

All right, so you woke up one day, checked your Swiss bank account, called your family office planner, had breakfast with your private customer service wealth manager, called your tax accountant on the phone, and between three of you, You decided to invest your proceeds from the Merger or Acquisition of your last company are not going to a dubious hedge fund or a start-up biotech company, but to financing Hollywood movies because you think you need the State Tax Credits, the federal tax write-offs, as well as good income coverage from some movies.

Now this may not sound very good initially to your neighboring hedge fund managers in Connecticut or your oil and gas investor friends in Bahrain or Dubai, but aren’t these the same guys who are funding Hollywood blockbusters? And the only question for you, how do you get into the game without feeling like the uncle of the film school student who wrote his nephew a check for $ 1,000,000 for a movie starring his classmates from the theater department and ended up as free download on youtube? .com?

So, after doing your share of the homework, here’s what you discover a chance to spice up your rich but boring life may be:

* Sergey Brin and Larry Page of Google, Fred Smith, CEO of Federal Express, Norman Waitt, co-founder of Gateway Computers, Jeff Skoll of Ebay, Todd Wagner and Marc Cuban (formerly of, Max Levchin and David Grodnick of PAYPAL, Marc Turtletaub of The Money Store, Roger Marino of EMC Corp, former Chicago Bulls co-owner Jim Stern, Sidney Kimmel of Jones Apparel Group, Minnesota Twins owner Bill Pohlad; Real Estate Developers Tom Rosenberg, Bob Yari; and financiers Robert Sturm, Sheikh Waleed Al Ibrahim, Zeid Masri of SilverHaze Partners, Michael Singer, Mark Esses, David Larcher, Michael Goguen, Richard Landry, Michael Reilly, Rafael Fogel and Philip Anschutz are just a handful of high net worth entrepreneurs who entered the motion picture film production and financing business with successful results.

* There are several state, federal and international negotiable tax credit incentives that would offer a premium based on an equity position. Assuming there is a movie with a $ 10 million budget, where 50% is in equity and 50% is through international distribution guarantees prior to release. Now suppose there is a tax credit of 20-25% on the total amount of $ 10 million, which will immediately translate into a tax credit of $ 2-2.5 million for an investor.

* Numerous hedge funds such as Reed, Conner & Birdwell (DISNEY), Legendary Fund (Warner Brothers), Melrose Fund (Paramount Pictures), Ingenious Media’s 700 Million dollar Float on London’s AIM, Benjamin Waisbren Investments and a number of other funds and the Fund managers are entering the field of film finance.

* The explosion of international DVD, pay-per-view, home video, cable, megaplex cinemas, the future of multi-language video-on-demand downloads over the Internet, and cross-market digital distribution, including digital theatrical projection of low cost, the film industry. it is accelerating at an unprecedented rate of growth.

* The United States Job Creation Act of 2004, amending the Internal Revenue Code of 1986, became law. The Law creates three tax incentives expressly applicable to cinematographic films, one of which, article 181 of the Internal Revenue Code, is especially significant for independent film producers and their passive investors in qualified films with budgets of less than 20 million euros. Dollars.

* The film and entertainment sectors consistently outperform and exceed analysts’ expectations for growth, and are the only industries resilient to untimely global events and adverse economic conditions.

* Movie Investor returns may be more favorable and more liquid than holding direct equity positions in most public entertainment companies and other public companies, real estate investments, and other alternative investments.

* There is a high demand, audience and a growing distribution structure for specialized independent films, crime, horror and other low budget films, as evidenced by the success of such films as “Brokeback Mountain”, “Sideways”, “Capote”, ” Garden State “,” Napolean Dynamite “,” Y Tu Mama Tambien “,” My Big Fat Greek Wedding “,” Memento “,” Crash “,” Saw 1 & 2 “, Friday The 13th”, “Halloween”, “Texas Chain Saw Massacre, “” Hostel, “and” WOLF CREEK, “which was made for $ 800,000, purchased for nearly $ 4 million prior to release by Dimension, as well as” Hustle and Flow, “which was made for $ 2 million. dollars. and purchased for $ 16 million by Paramount Pictures.

* Aside from blockbusters such as “King Kong,” “Harry Potter,” and other large-scale studio films, most studio-produced films have underperformed at the box office. All the films that have been successful for the studios were externally financed or co-financed with studios, sold for 2-3 times their costs, and most of them retained overseas sales rights to maximize revenue.

So after seeing all the great benefits, how can you find a deal or movie project where you’re sure a Hollywood producer won’t use half of your money as a down payment for a new mansion in the Pacific? Palisades?

The key that separates successful movie financiers vs. Rookie oil moguls who come to Los Angeles with a pocket of money and end up going with a half pocket of money are called by various names: structured finance, leverage, risk minimization, multiple exit strategies, tax credits, and the ethical conscience of the filmmaker / producer.

What does that translate to you in a real world setting? Suppose you want to finance 100% of a $ 1.5 million low budget genre film whose worst case scenario is a DVD release and the proceeds from international sales and maybe some other capital sweeteners in converting the securities that you subscribe as part of the deal. Well, if you write a check for $ 1.5 million and the movie is shot in a state that has 30% tax credits, you get $ 450,000 in tax credits + under Section 181, you can write off that amount in Federal. So you are already doing well before the profit shows up. So imagine that you sell the film to 50 countries and, if you are very lucky, you sell the film to a studio for 3-4 times what it costs at a fancy festival like Sundance, Toronto, Cannes, etc. Do this for 5-10 movies and you can make a very profitable name among the Hollywood elite.

But let’s take it a step further and see how the bigger kids take advantage of the investment in movies because they can land a bigger star, which can translate into higher sales abroad. Let’s say a filmmaker / producer has a $ 10 million movie and you want to get in on the action. He would park $ 5 million in equity, he would receive a 20-30% tax credit on $ 10 million that will be $ 2 to $ 3 million, the producer will get the biggest star he can, get a studio to kick the other $ 5 million dollars, you won’t worry about seeing a penny from the theatrical release because you know your DVD earnings and international sales will cover your capital position. Make sense?

Now take advantage of this with different budgets, genres, stars, distribution, places where you can get high tax credits (that is, Puerto Rico is 40%), other exit strategies where you can find your shares in the London AIM, and you are already in. his new career path as a sophisticated and educated financial movie. Of course, if you want to go even further and guarantee 100% of your capital, that also has tricks.

Gastrointestinal health and parasites

What is bothering you?

Years ago, I took a trip to Mexico City. Along with the memories, I also brought a horrendous case of Montazuma’s revenge. Of course, I was treated immediately and I thought I was cured. But parasites are not so easily defeated, and after years of battling stomach problems, I was finally diagnosed correctly and was able to eradicate the little bug.

While my parasite came from south of the border, you can pick up one of these creatures in your own hometown. If you often feel bloated or gassy, suffer from frequent diarrhea or constipation, are tired or depressed, you too may be the unsuspecting victim of a parasite.

More common than you think

Parasites are a rarely discussed public health problem. But the truth is, millions of Americans harbor more than 130 different types of parasites. Diagnosis is also difficult, because symptoms can mimic many other health problems.

Another reason we miss parasites is because we assume they are a third world problem. However, one of the largest cases of contamination came from a waterborne Cryptosporidium parvum outbreak in Milwaukee that affected more than 400,000 people in 1993. Another parasite, Giardia lamblia, is also common in the US. cause diarrhea that can last several days. or even several years in some cases. Since chronic giardiasis can be misdiagnosed as chronic fatigue syndrome, it is difficult to know how many people are affected, but the numbers could be astronomical!

Contaminated water is often the culprit, but fish, meat, and poultry can also contain parasites. Trichinosis can be transmitted to pigs fed raw litter or food eaten by rodents. It is then transmitted to humans if the meat is undercooked. Rare pork, beef, or lamb can also harbor toxoplasmosis, a parasite commonly transmitted by cats. Ceviche, sashimi, sushi, and other raw fish dishes can harbor a variety of parasites such as anisakin larvae, eustrongylides, liver and lung flukes, and fish tapeworms. Kind of spoils your appetite, right?

Pest control

Fortunately, there are some simple ways to protect yourself against parasite exposure. Wash your hands often, especially before and after handling food. And be sure to rub under your nails. Be sure to wear gloves when gardening. And dispose of pet waste quickly and safely.

You can also bolster your defenses with a little help from bees. Research in the 1980s found that propolis, the resin collected by bees from leaf buds and tree bark, can effectively thwart parasites, especially giardiasis. A preliminary trial of children and adults with giardiasis showed that those who took propolis experienced a 52 to 60 percent rate of successful parasite clearance. More recently, laboratory tests validated the findings of these early trials. They also found that combining propolis with conventional antiparasitic medications was incredibly effective in eliminating parasites from the body and protecting the gastrointestinal tract.

Useful herbs

If you come in contact with one of these little critters, you can try one of the following herbs:

Oregon grape: the secret of the effectiveness of this herb against parasites is berberine. Preliminary trials have shown that berberine can be used successfully to treat giardia infections. Additionally, test tube studies show that berberine kills amoebae, although it is not known whether this effect occurs in humans. The required amount is approximately 200 mg. three times a day for an adult – a level high enough to cause side effects. Therefore, berberine should not be used without consulting a healthcare provider.

Garlic: This fragrant herb has been shown to kill parasites, including amoebae and hookworm, in test tubes and in animals. Older human studies support the use of garlic to treat pinworms, pinworms, and hookworms. However, due to the lack of clinical trials, the amount of garlic needed to treat intestinal parasites in humans is unknown.

Pumpkin Seeds – These tasty seeds are a nice addition to conventional antibiotics to treat tapeworms. In Germany, 200-400 grams are normally ground and taken with milk and honey, followed by castor oil two hours later. Tapeworms can cause serious illness and should be treated only with medical supervision. In China, pumpkin seeds have been shown to effectively treat acute schistosomiasis, a serious parasitic disease that occurs mainly in Asia and Africa and is transmitted by snails.

One last thing …

If you suffer from gastrointestinal problems and you can’t seem to pin down the cause, ask your doctor to look for parasites. Mild cases usually respond well to natural remedies. But if you have a chronic or severe case, you probably need a course of antibiotics.

However, the problem with antibiotics is that they don’t discriminate between good and bad mistakes. They just kill everything they find. If you need an antibiotic, follow up with a good quality probiotic to recolonize your GI tract. Look for a probiotic that contains several different strains of beneficial bacteria such as Lactobaccillus acidophilus, L. bulgaris, L. bifidus, and Streptococcus faeceum.

This just arrived …

Red Bull, the popular energy drink, likes to promote itself by saying that it gives you so much energy that you will feel like you have wings. What they don’t tell you is that those wings come with a catch: an increased risk of stroke. At least that’s what a group of Australian researchers say after analyzing the effects that Red Bull has on the heart.

The Australian team analyzed the effects the energy drink had on the cardiovascular systems of 30 young adults after drinking a can of Red Bull. The drink makes the blood “sticky” and this stickiness increases the chance of developing cardiovascular disease. Other symptoms observed were similar to those seen in patients with cardiovascular disease.

What’s particularly noteworthy about this finding is that these symptoms were seen in people who were healthy and had no history of cardiovascular disease. The study’s principal investigator, Scott Wiloughby, told reporters that if someone has a history or predisposition to cardiovascular disease, they should stay away from Red Bull.

I would go much more than that. Stay away from each and every energy drink. These products contain stimulants that can keep you awake, but they can also cause some very unexpected health effects. Products like Red Bull are so dangerous that they are banned in Denmark, Norway and Uruguay due to health risks.

What speaks even more to the debilitating effects of energy drinks are the dangers of the drink that Red Bull himself clarifies, advising consumers not to drink more than two Red Bulls in a 24-hour period. If a company advises consumers not to drink or eat more than a certain amount of its product, it should tell you everything you need to know about its safety.

This latest research supports a study conducted not long ago by researchers at Wayne State University. Their results showed that energy drinks like Red Bull raised blood pressure to dangerous levels for people with pre-existing heart conditions. There is also some evidence linking energy drinks to seizures.

When you need a quick dose of energy, an energy drink can seem tempting. But it is not worth risking a heart attack or stroke from any injection of energy. By consuming these and other high caffeine beverages, that is exactly what you are doing.

Yours in health and happiness,

Maritime escapes to the forgotten coast

For as many years as history has been recorded, sailors have gone to sea for one purpose or another. Some of the earliest biblical recordings speak of fishermen working their nets in search of food for consumption and sale. We read about the Egyptians who navigated the Nile River fishing and transporting goods. Then international trade begins to emerge, and as land trade routes became too dangerous and time-consuming, sailors put their fears aside and began exploring the oceans for faster trade routes. As oceanic trade routes became more frequent and financially profitable, ports around the world began to develop facilities and equipment that would allow the transfer of goods from ship to shore and vice versa. These facilities and their equipment quickly began to replace beach landings and rowboats, so the concept of maritime port facilities began to take shape. Docks were built, ports dredged, and all manner of mechanical transfer equipment began to appear as efforts to streamline the transfer process were modernized.

Historically, ports were used for commercial purposes only, but it wasn’t long before ships began to be used for recreational purposes as well. As this transformation began to take hold, it became clear that additional facilities would be needed to support recreational boating, just as they did for commercial maritime vessels. Commercial port facilities initially provided accommodation for a small number of pleasure craft, and in some parts of the world they still do. However, as the number of pleasure boats began to increase, it was obvious that additional facilities would have to be built to meet the demand for space, and the first predecessors to what we now call marinas were born.

Over the years, the concept of what a marina should be has changed dramatically. In smaller ports that support an equal number of work and recreational vessels, it is not unusual to find that marinas remain fairly basic, providing the minimum facilities to support the type of vessels that ply their waters. In these cases, it is not unusual to see older fishing boats tied up alongside modern megayachts. In some communities or ports that are home to a larger population of pleasure boats, marinas continue to exceed the limits of the facilities they provide. In some larger coastal cities, it is not uncommon to find marinas that have, in essence, become resort communities within themselves, providing pools, clubhouses, tennis courts, condos, and whatever else they feel the public will support.

The Florida Territory has many natural harbors, some large and some small, but they all serve the same main function, and that is to provide a safe haven for sailors sailing the sea for any reason. The Forgotten Coast also has its share of natural harbors, and these are extremely valuable to our local economies as they support recreational boaters and commercial fishing fleets. Here along the Forgotten Coast, as in other areas of Florida, the marinas that dot the shores of our ports, come in all shapes and flavors. Recreational boaters, as well as commercial fishing fleet crews, find everything they need in these marinas, as these marinas have been adapted to support the local market. Listed below are the marinas that we rely on to facilitate our access to the sea and some of the services they provide:

Carrabelle, a quiet little fishing village that doesn’t know the meaning of crowds. It claims to be “The gateway to the most beautiful beaches in the world”, and is just a short drive down the Carrabelle River from St. George Sound. Far enough inland from the strait to protect ships from stormy seas, Carrabelle offers a pleasant and safe harbor for all its occupants. It has been said that “fish literally jump into their boat” in Carrabelle. Well, it remains to be seen if this is true or not, but the city is home to four pretty marinas in which it is entirely possible to rent the boat in which they will jump.

Moorings in Carrabelle, Marina is the largest marina in Carrabelle with 124 wet slips. In the jargon of marinas, it is called a “full service marina”, which means that it provides all the basic necessities that the vessels using it would require. It is equipped with a fuel base and a waste pump station. In addition to the marina facilities, Moorings operates a rental complex on the pier adjacent to the marina, rated by Yahoo Travel as the # 1 Motel in Carrabelle.

C-Quarters Marina, the second largest, is a full-service marina with 67 wet slips, a marine store, shoreline rental units, a fuel dock, and a seafood store. In addition to the basics, they also have showers, a laundry mat, and a waste pump station.

Carrabelle Marina is a smaller wet slip marina, a tow facility with a quality marine repair and mechanic shop. Carrabelle Marina is a new boat dealer for Grady-White boats and Yamaha engines.

The Dockside Marina & Boatworks facility has sail and powerboat wet slips, closed door RV and boat storage, a tow facility, a shipyard with mechanical repair and welding capabilities. In addition to these services, fishing charters and the Dog Island taxi service operate outside the marina.

Historic Apalachicola, located on the shore of the Apalachicola River where it empties into the Gulf of Mexico, is known throughout the country for its wonderful seafood and historic charm. Apalachicola has a deeply rooted maritime history and attracts thousands of tourists who come each year to enjoy the serenity and partake of the many delights of the sea. In addition to all the history and seafood, Apalachicola is home to three marinas.

Scipio Creek Marina is the largest in Apalachicola, and is a full service marina with a store that offers a full line of marine supplies. It has wet slips, as well as a dry dock boat storage building, a fuel dock, a waste pump station, showers, and a bait warehouse.

Deepwater Marina claims to be “Franklin Counties’ largest functioning shipyard,” and is a full-service marina. It is a marina that allows pets and can be lived on board. Its facilities include floating docks, a shipyard with a large boat storage area, security, laundry, toilets and showers.

Breakaway Marina & Motel sits on the banks of the Apalachicola River and features a motel, marina, marine supplies, excellent fishing, and tour guides.

Port St. Joe

Port St. Joe is a quaint, “old Florida style” town located on St. Joseph’s Bay, on the site of the Gulf of Mexico. Port St. Joe is well known for its fishing, scallop fishing, snorkeling, scuba diving, and white sand beaches. Port St. Joe has only one marina, the City Marina, but it is a full-service, state-of-the-art marina with one hundred and twenty-eight wet slips. Facilities at the marina include covered slips for boats up to 40 ‘, a Dry Stack boat storage building, a fuel dock, a dock cafe, a marine store, showers and restrooms.

Commercial Real Estate Loan Trends in 2015 Compared to California

In March 2015, the National Association of Realtors (NAR) invited a random sample of 49,485 real estate agents working in commercial real estate to complete an online survey. A total of 791 responses were received for an overall response rate of 1.6 percent. The survey asked real estate agents’ views on how they found their credit environment to be over the past year. Living and working in California, I find it interesting and informative to compare the overall results with the opinion of the surveys in our state. I think you will find it informative too. Without further ado, here are the opinions of private brokers and lenders as mentioned state by state:

States that provided difficult credit situations

The National Association of Realtors (NAR) found that 58% of investors preferred to approach banks, but not all banks were willing to lend. Of those that did, these traditional lenders compounded the situation with clumsy procedures, cumbersome timelines and deadlines, and lengthy processes. Few banks also made an effort to please their customers or to make their situation more comfortable.

Said a private lender in New York

Banks have been very aggressive in getting deals financed.

You can expect such a situation in a city like New York, where banks have to stand up to delays and have had to cut due to bad loans. In addition, New York is known for its aggressive and abrasive environment. The lack of empathy towards clients is one of his sore points.

More unexpected has been the fact that posh places like Louisiana are reporting the same difficulties.

Said a local agent:

Banks are doing well, but it is difficult for them to do business and it is difficult to move forward in an environment like this. – Louisiana

And in North Carolina:

Money is cheap, but it is still very hard to come by. – North Carolina

Apparently, the banks place the monopoly on investors and act like vile disgusting. Other investors said the following:

The rules established for large banks are handcuffing regional and community banks. – North Carolina

Just refinanced 3 properties from $ 150,000 to $ 1,000,000. Low loan for value offerings. – Colorado

Secondary market trade financing terms are so burdensome that it is not worth the process, or terms so strict that buyers do not see the value of the financing and only pay cash for smaller trade deals. – New Mexico

States that considered the credit environment good

If you want to invest, you can consider moving to one of these areas. There are fewer opportunities than in California. There may be a flatter market with distressed and possibly less promising inventory, but banks are more willing to help investors.

There is a lot of money available to qualified buyers of commercial properties. – Texas

Financing has not been a problem with reasonable transactions. Massachusetts

States that provide a positive environment for commercial private lenders work in

Bank credit conditions in most states in 2015 have been frustrating for consumers, making it an ideal situation for private lenders, such as hard money lenders who thrive on disappointed investors. Hard money lenders step in where banks fail with promises of convenience, solid support, customer convenience, fast turnarounds (think about getting a loan in the same week vs. 60 more days from banks!) and a lot less paperwork. All you would have to do is sign your name on some forms and fill in the details about the value of your property and your work, experience and / or credit history. Nothing important and much smoother than banks. The subscription, in short, is beautiful. Even loan-to-value structures in some places (particularly California) have recovered and private commercial lenders now offer higher or full rates.

The downside is high interest rates and balloon payments (think payments that are double that of banks). On the other hand, those eager to be rejected investors may have no alternative.

Pennsylvania and Carolina agents praised the private loan market:

Entrepreneurs are generally visionary and well ahead of the cultural curve, while banks apparently operate in a closed cave and make up for their lack of skill with aggressive rates and terms, or an unrealistic customer process. – Pennsylvania

Carolina was more severe. One investor explained that he preferred the alternative sector because:

I think the banks have let the whole country down. They are mindless lemmings and have abandoned their role in the biggest economy. – North Carolina

These agents in Georgia, Carolina, and Illinois, for example, who were defrauded by their banks, may have no choice but to seek out private commercial lenders, especially if they want to invest.

Illinois: Business financing is a problem. I have a large property on the market for 1 year and there are no buyers.

Another commented that banks are

Slow in loan processing. Abnormal waiting time to be financed. – Illinois

North Carolina: Commercial land loans are almost non-existent.

And Georgia. (Sounds very caustic):

When lenders start lending again, buyer-backed demand is very high and the economy will keep going. No money, no recovery.

Agents in Wisconsin encountered a similar situation:

Banks have become much more aggressive for owner-occupied transactions.

It seems that some private investors would find a ready market in Kentucky:

Generally, only local banks make business loans. It takes twice as long to get a loan and the underwriting requirements are too restrictive. – Kentucky

Finally, it seems that in Ohio, small businesses have no choice but to reach out to hard money lenders:

Big banks no longer lend to small businesses … only to large businesses.

Switch to the private business loan environment in California …

The National Association of Realtors found that private lenders run a booming loan business in California. More runners have joined and more are investing in the field. Private lenders in California have benefited from a growing interest in investment that followed the crisis of the recession. 2015 was a good year in which private lenders primarily served entrepreneurs and small business owners. As mentioned, these were the ones that were rejected by the banks.

Over the past year, private lenders have also made their field more attractive by eliminating one of its problems: the low loan-to-value (LTV) rate. Originally, lenders only distributed LTV rates that ranged from 50-60%, which is hugely low for the value of private property. A growing number of agents felt comfortable enough to increase their LTV rates to 80%. Some meet full ownership percentages. This and the tightening of government regulations to protect borrowers (especially residential borrowers) have made investors more willing to view private commercial lenders as an attractive alternative.

On the other hand, rising prices and high interest rates from lenders led to a growing percentage of defaults. New and inexperienced agents had more of these collapsed rebates than others. Defaults are projected to rise next year in large part due to rising interest rates. Government regulations have also intruded on the situation with cumbersome and cumbersome rules that force lenders to lengthen the time to acquire loans, making the original private loan situation less attractive.

Nonetheless, these years seem like a good time to enter the California private business loan market, especially if you know how.

These are some of the reports published by NAR:

Most people say they will talk to their bank to obtain business loans. – California

True. But then most are rejected. This is particularly due to the fact that:

Excessive regulations and self-imposed banking bureaucracy have made business lending difficult for legitimate clients. – California

This causes many investors to turn to hard money lenders.

I think there is enough money available, the problem is not the banks; It is the inability of the borrower to qualify for financing. – California

And another private lender who lives in California said:

Many, many obstacles to obtaining a loan. Even seasoned loan brokers are unsure of their offers until the end of the process. – California

That’s why hard money loans in California are thriving …

Android Vs IOS application development in Singapore

Not surprisingly, Singaporean companies are opting for a mobile-centric strategy, as APAC reported over 50% smartphone penetration in the country last year. It stated that the average smartphone user in Singapore had around 40 apps installed on their smartphone at a time. Most of these applications belong to the category of social networks, since 64% of the population is active on social networks according to We Are Social in 2016. The other great attraction is games, since the Annie application showed that the Top ranked in the Apple store is Minecraft, Clash Royale, Monopoly, Mobilestrike, and of course the latest sensation, Uber.

Since the dawn of the mobile app era, users have been dragged in two main directions: Android or iOS. Windows is still a popular operating system, but it’s obviously no longer in the running for the top spot. There are several other operating systems, which are employed by small segments of mobile application users. However, they do not occupy key positions in the mobile application market.

Apple’s position in Singapore

Apple has a lot of credibility both among its peers and among consumers. It has a very focused marketing strategy that is clearly displayed in the iOS apps. Apple is in a class of its own and the entire competition knows it. It has a strong presence throughout Asia, especially Singapore, as the city is a thriving tech hub. Many of them are based here and work as freelancers for companies in the West that they outsource. App users are used to the best and gravitate towards iOS devices for that reason. The Next Web revealed that the country had the highest number of iOS devices by population in recent years.

Google as seen in Singapore

Android is a completely different story. Google’s marketing strategy differs a lot from Apple’s. These tech giants appear to be moving their brands in completely opposite directions. They don’t have the same goals, and as I’ll explain, their target audience isn’t exactly the same. Most Asian economies are third world countries, which is why most smartphone users turn to Android.

There are a few key factors determining the current situation for Android and iOS apps in Singapore.

App monetization

Application development is a business like any other, it runs on money. If you visit an app store, you will notice that the main downloads are free. Everyone loves free stuff and Singapore users are no different. The age of the smartphone has greatly increased the expectations of users. With UX in the spotlight, app developers in Singapore have stepped up their game. Obviously, a lot goes into building an app, so companies are reluctant to release it as free. Some great monetization strategies have been introduced, like in-app marketing. Currently, many companies offer free apps with premium plans that have advanced paid features.

This tactic works for most Android apps on the Google Play Store, but iOS apps don’t follow the same path. Apple users tend to be loyal and don’t mind paying for high-quality apps. They are used to paid apps. Many iOS apps have various pricing packages depending on the level of features you want to use. The trend towards free apps with premium plans is on the rise, as App Annie shows that the paid ones are mostly games like Minecraft on iOS.

Economy and budget

When you have a brand like Apple, you know that you are getting your money’s worth. As iOS devices are very popular, application developers tend to prioritize this operating system. Of course, another factor comes into play here. The applications aim to provide an excellent user experience and usability, so the application developer will need to take into account the user’s preferences. If your target audience consists mostly of the top, you can blindly decide to go for a native iOS app. It’s no secret that Apple’s devices and software are quite expensive compared to Android. Those who can afford them invariably opt for iPhones, iPads, and other Apple devices.

Most of the Asian population cannot afford to buy and maintain iPhones, so Android is the best option for them. It is not a loss because Google has a lot of variety of devices and is constantly updating its operating systems. There is something for everyone as you can find affordable and luxury smartphones among Android devices. If a business is trying to reach a wider audience, Android apps can really boost its profits.

Application development plan

You will discover native, hybrid and cross-platform applications, but the native ones are the most preferred as they provide a flawless user experience. Native app developers are in high demand in Singapore and are also paid quite well. Android application development becomes relatively complex if you need to compile it for multiple versions. It also takes longer this way. Although iOS applications do not have the same problems, they are more expensive to develop.

To understand jealousy, we need to understand emotions

Understand that jealousy is a secondary emotion because it is more complex than the primary emotions that are fear, anger, disgust, joy, and surprise. Primary emotions are universal and generally shared by all people. Secondary emotions are more complex because they need to develop on a more conscious level. They are subject to individual social and cultural norms and can express themselves in unique ways.

Stanley Coren, a canine psychologist at the University of British Columbia, wrote an article that appeared in the previous issue of Modern Dog Magazine titled “Jealousy: Dogs and the Green-Eyed Monster.”

In this article you mention a scientist named Friederike Range who did some experiments on dogs to assess their emotions regarding jealousy.

When a dog is jealous

Research has recently shown that dogs can be jealous of other dogs. Through experiments, the researchers studied two dogs in each sample that were next to each other and were asked to perform the same trick, with only one dog getting a reward.

The only dog that receives the reward performs the trick consistently and until the task is finished. The second dog that did not receive the award stopped performing the trick after realizing that the dog next to him was receiving a reward for the same action.

True emotion versus behavioral conditioning

Many of the previous tests that were conducted included tests and rewards based on treats. It made me wonder: was it really a true test of emotion? Or is it really a training exercise in operant conditioning, a form of learning that uses rewards and consequences to elicit behavior?

Signs that your dog is jealous

Aggression: biting, pinching, growling at the animal or person or object by which the dog feels threatened

Urine or stool incontinence– Usually sudden and unexplained pee or poop accidents in the house or in areas where the dog has been previously trained not to go. The jealous dog may urinate or defecate on items associated with what or who is causing your dog to be jealous.

Aggressive behavior – Your dog may react clingy and want more attention from you. Your dog can interfere with your approach to who or what is causing the jealousy. Dogs have been known to hug or push another animal that is petted by the owner when they are feeling jealous. It’s common to feel like your dog is herding you when he’s feeling jealous.

Retired – This is a more tame expression of jealousy in some dogs. You may notice that your dog is acting nonchalantly or leaving the room when the object, person, or animal causing the jealousy is nearby. This type of maladaptive behavior can be passed on as your dog takes time to adjust to the new change. However, if it is not noticed and corrected gently and early, this could lead to your dog feeling depressed.

What do we do wrong with jealous dogs?

Let’s face it: the average person with a dog is not a professional dog handler. They have a companion dog. They have not studied the behavior of dogs for countless hours and they have not devoted their careers to correcting the manners and behavior of dogs. That’s totally fine, because many non-professionals still come looking for answers and wonder how to improve.

So when a typical person feels that their dog is showing possible signs of jealousy, it can indirectly reinforce negative behavior. Because when a dog becomes more aggressive to get attention, more clingy, more demanding, since humans tend to:

Hug the dog

Talk to the dog in a high-pitched, baby-like voice.

Give the dog more attention than usual.

Allow more leniency on rules or limits already set

It’s easy to see why we do one or all of these things. We find it comforting as people. So we assume our dog will find it comforting too. However, behaviorally, these things are not overly comforting to the dog when interpreted by the canine mind.

Why reassuring human behavior doesn’t work for dogs

All that caring and reassuring voice, though useful to humans because we can empathize with the social context of other humans and really understand their words.

A dog does not have that social complexity or the ability to decode our language.

How to control jealousy in dogs

Do you think your dog could be showing signs of jealousy? It’s time to really think about your treatment approach. If you are only trying to elevate your dogs to new jealous behaviors as they arise, you are not addressing the core issue and you are not helping you or your dog to adapt in the long run.

You want to try to analyze the situation to the best of your ability. Why do you think your dog is experiencing these feelings? New pet? New companion? New baby? Some situations are not permanent. For example, you are taking care of pets for a friend or neighbor. Your dog is jealous of the “new” and different pet that he is temporarily caring for. Your dog won’t understand that this is temporary, no matter how reassuring you are. They will only realize it in time.

For temporary situations, you want to keep the current schedule you already have as much as possible. Try not to give your dog too much affection or comfort. Instead of validating their feelings of jealousy for the change, you want them to realize that you are accepting the new responsibility. You’re saying body language to a dog: “I still love you, you matter, but I also have to fulfill these other responsibilities.”

How to help your dog adapt to permanent change

If you are facing a big permanent change, you will need to consider your dog’s schedule and how you want to maintain the routine. Try to groom your dog if you can. And offer him some extra treats for his good behavior, but don’t overindulge in the hugs.

If you can’t keep up with the new doses of attention and fuss, and you shut off with all the treats, hugs, and kisses in 3 days, you will sabotage your plan to make it easier for your dogs to cope with this life change.

Make your changes manageable and consistent and still provide affection.

Prepare your dog if possible – New family pet or baby? Bring home unwashed items that the pet or baby has used, and allow your dog to smell the clothing, fabric, or other items. Than to place the articles or clothes in the newcomer’s area with the “own”, the bed of the new pet or the crib of the new baby.

Feed your dog – both on time and before. This helps show consistency and alleviates your dog’s stress and anxiety, because your dog will know that his survival will be maintained.

Walk your dog – Both on time and before. Again, it helps with consistency so your dog can adapt to new changes.

Find time to pass the time– with your dog that is reasonable. Don’t overdo it. Don’t soften your dog. Make your new schedule realistic. Show your dog what your expectations are. Give your dog an additional 10 minutes a day to relax with you or play a low-key indoor game. Spending time alone with your dog shows him that you still love him and that you still want to take care of him.

take care of yourself – Regardless of what you decide on the schedule, take time for yourself, every day. Don’t run out. Taking care of a new pet or a new baby takes a long time. Leave a lot less time for you. So you need to take time to recharge. You can do your best to take care of others when you have also taken care of yourself!

Building a solid package

When you and your dog go through small and big changes together and adapt to the changes, it makes your pack that much stronger. Stay the course and let the challenges become a mere memory as you enjoy the present and others look forward to many better times ahead.
